 THIS IS A CONCEPTUAL LEVEL REVIEW. CONSTRUCTION LEVEL
 DETAILS, DESIGN CALCULATIONS AND THE POLLUTION
 PREVENTION PLAN WILL BE REVIEWED AS PART OF THE
 ENGINEERING DEVELOPMENT APPROVAL AND BUILDING PERMIT
 APPLICATION PROCESSES. THE ENGINEERING DEVELOPMENT
 APPROVAL APPLICATION FORMS CAN BE DOWNLOADED AT
 HTTP://WPB.ORG/ENGINEERING/FORMS-AND-PUBLICATIONS/
  
 THE FOLLOWING COMMENTS MUST BE ADDRESSED PRIOR TO SITE
 PLAN APPROVAL.
  
 1. PLEASE SUBMIT ESTIMATES FOR THE PEAK POTABLE WATER
 DEMAND, SANITARY SEWER FLOW, AND SOLID WASTE COLLECTION
 YARDAGE.
  
 2. A MAINTENANCE AGREEMENT WILL BE REQUIRED FOR THE
 NON-STANDARD ELEMENTS (TREES AND TREE GRATES; PAVERS,
 ETC.) PROPOSED WITHIN CITY RIGHT-OF-WAY.
  
 3. PLEASE PROVIDE AN AUTOTURN ANALYSIS DEMONSTRATING
 THE SOLID WASTE COLLECTION VEHICLE CAN ACCESS THE
 PROPOSED DUMPSTER/COMPACTOR LOCATIONS. THE TRASH
 DUMPSTER/COMPACTORS MUST LOCATED IN AREAS EASILY
 SERVICED BY THE CITY SANITATION EQUIPMENT AND MANPOWER
 PER SECTION 74-35(A)(5) OF THE CODE OF ORDINANCES. IF A
 ROLL-OFF COMPACTOR IS PROPOSED, PLEASE PROVIDE A LETTER
 FROM THE PRIVATE PROVIDER VERIFYING THAT THEY CAN
 PROVIDE SERVICE WITH THE CONFIGURATION SHOWN ON THE
 PLANS.
  
 4. DETAILS SHEETS WILL NEED TO UTILIZE STANDARD CITY OF
 WEST PALM BEACH DETAILS, WHICH MAY BE DOWNLOADED AT
 HTTP://WPB.ORG/ENGINEERING/FORMS-AND-PUBLICATIONS/
  
 5. PRELIMINARY, UPDATED FEMA FLOOD INSURANCE MAPS ARE
 AVAILABLE AT HTTP://WWW.CO.PALM-BEACH.FL.US/NEWSROOM/08
 14/08-26-14-FLOOD_MAPS.HTM. PLEASE REVIEW THE MAPS AND
 VERIFY THAT THE NEW MAPS WILL NOT IMPACT THE PROPOSED
 PROJECT.
  
 6. PLEASE SHOW THE SIGHT TRIANGLES ON THE GROUND FLOOR
 LANDSCAPING PLAN FOR THE INTERSECTIONS AND VEHICULAR
 EXITS. (SECTION 94-305E, CODE OF ORDINANCES)
  
 7. A TRAFFIC STUDY WILL BE REQUIRED FOR THIS PROJECT
 SHOWING HOW THE PROPOSED DEVELOPMENT WILL AFFECT THE
 TRAFFIC VOLUME AND SURROUNDING LOCAL ROADWAYS. INCLUDE
 TRAFFIC ACCIDENT DATA FOR AFFECTED STREET CORRIDORS.
 ESTIMATE INCREASED OR DECREASED POTENTIAL. SAFETY
 IMPROVEMENTS SHALL BE RECOMMENDED WHERE NECESSARY.
 PLEASE SCHEDULE A MEETING WITH THE CITY TRAFFIC
 ENGINEER (BRIAN COLLINS) TO DETERMINE THE SCOPE OF THE
 REQUIRED STUDY.
  
 8. PLEASE REVISE THE LANDSCAPE PLAN TO SHOW LOCATIONS
 OF ALL WATER METERS, VALVES, CLEAN-OUTS, LIGHT POLES,
 ETC. ROOT BARRIERS MAY BE REQUIRED WHERE PLANTINGS ARE
 NEAR UNDERGROUND STORMWATER, SANITARY, OR POTABLE WATER
 LINES.
  
 9. THE AVAILABLE WATER PRESSURE IN THIS PORTION OF THE
 CITY MAY NOT BE ACCEPTABLE AT ELEVATIONS HIGHER THAN
 THE 2ND FLOOR. WE RECOMMEND A LONG-TERM PRESSURE STUDY
 BE PERFORMED PRIOR TO FINALIZATION OF THE UTILITY
 DESIGN.
  
 10. PLEASE COORDINATE WITH THE CITY ENGINEERING STAFF
 FOR THE PROPOSED UTILITY TIE IN LOCATIONS. THE AGE AND
 CONDITION OF THE EXISTING PIPES MAY NOT BE ADEQUATE FOR
 THE PROPOSED CONNECTIONS. THE SUBMITTED DRAWINGS ARE
 NOT CONSISTENT WITH PREVIOUS DISCUSSIONS WITH CITY
 STAFF.
  
 11. PLEASE CLARIFY THE SIZE OF THE EXISTING WATER MAIN.
 IT IS SHOWN AS A 10? EXISTING MAIN, BUT A 12? X 8?
 TAPPING SLEEVE. THE MAIN NORTH OF THE DRIVEWAY IS SHOWN
 AS A 12?, BUT AS A 10? MAIN AT THE PROPOSED CONNECTION
 LOCATION.
  
 12. PLEASE SHOW THE LOCATIONS OF ROOF DRAINS AND
 INDICATE WHERE THE DISCHARGE WILL BE DIRECTED. RUNOFF
 VELOCITY AND VOLUME SHOULD NOT EXCEED EXISTING
 CONDITIONS.
  
 13. INDICATE MILLING AND RESURFACING LIMITS AROUND
 TRENCH CUTS ON CITY STREETS. PAVERS WITHIN THE ROSEMARY
 RIGHT-OF-WAY WILL NEED TO BE RESTORED.
  
 14. A PORTION OF THE PROPERTY ALONG DATURA WILL BE
 DEDICATED TO THE CITY.
  
 15. PROPOSED WATER MAIN IN THE ALLEY APPEARS TO BE IN
 CONFLICT WITH AN EXISTING GAS MAIN.
  
 16. THE SFWMD EXFILTRATION TRENCH EQUATION IS NOT
 APPLICABLE FOR THE DESIGN CONDITIONS OF THE TRENCH
 LAYOUT.
  
 17. EACH BUILDING SHOULD HAVE ITS PROPORTIONATE SHARE
 OF STORM WATER TREATMENT AND PEAK FLOW ATTENUATION.
 PLEASE ALSO SHOW THE LOCATIONS OF ROOF DRAINS AND
 INDICATE WHERE THE DISCHARGE WILL BE DIRECTED. RUNOFF
 VELOCITY AND VOLUME SHOULD NOT EXCEED EXISTING
 CONDITIONS.
  
 18. DRAINAGE PLANS SHOW 18? HDPE AND RCP PIPES. BAFFLE
 DETAIL ON SHEET 03 SHOWS 15? HDPE. PLEASE REVISE SO
 THEY ARE CONSISTENT.
  
 19. THE EXISTING DRAINAGE CATCH BASIN MAY NEED TO BE
 REHABILITATED OR REPLACED RATHER THAN CORED AS SHOWN ON
 SHEET 02 OF 5.
  
 20. VERIFY DRIVE AISLE IS MINIMUM 24 FEET WIDE FOR THE
 SOUTH BUILDING GROUND FLOOR PARKING LOT OFF OF THE
 ALLEY
  
 21. TURN AROUND SPACES MUST BE PROVIDED AT THE DEAD
 ENDS. REVISE THE PARKING LAYOUT TO COMPLY WITH SECTION
 94-485 OF THE CODE OF ORDINANCES.
  
 22. PLEASE PROVIDE AN AUTOTURN ANALYSIS SHOWING THE
 DELIVERY TRUCKS WILL BE ABLE TO UTILIZE THE SHOWING
 LOADING AREAS.
  
 23. THERE IS NOT AN EXISTING BUILDING EAST OF THE
 PROPOSED DEVELOPMENT ALONG DATURA. ONLY THE FPL
 SUBSTATION.
  
 24. AN AGREEMENT FOR AERIAL AND SUBSURFACE
 ENCROACHMENTS WILL BE REQUIRED.
  
 25. NEW WATER MAIN MAY NEED TO BE EXTENDED EASTWARD.
 PROVIDE RESULTS OF MEETING WITH CITY
 OPERATIONS/MAINTENANCE STAFF REGARDING CONDITION OF
 EXISTING POTABLE WATER AND SANITARY FACILITIES.
 PORTIONS OF THE EXISTING LINES MAY NEED TO BE SLEEVED
 OR ENCASED.
  
 THE FOLLOWING COMMENTS MUST BE ADDRESSED PRIOR TO
 ISSUANCE OF CONSTRUCTION AUTHORIZATION INCLUDING
 BUILDING PERMITS AND ENGINEERING DEVELOPMENT APPROVAL.
  
 1. AN ENGINEERING DEVELOPMENT APPROVAL APPLICATION WILL
 BE REQUIRED FROM THE ENGINEERING DIVISION OF THE PUBLIC
 WORKS DEPARTMENT. THE ENGINEERING DEVELOPMENT APPROVAL
 APPLICATION FORMS CAN BE DOWNLOADED AT

 2. SOLID WASTE YARDAGE WILL NEED TO BE VERIFIED AS PART
 OF THE FINAL DESIGN TO VERIFY THAT THE DESIGN INCLUDES
 APPROPRIATE NUMBER AND SIZE OF TRASH BINS.
  
 3. A SEPARATE SUBMITTAL WILL BE REQUIRED TO THE
 ENGINEERING DIVISION OF THE PUBLIC WORKS DEPARTMENT FOR
 REPLAT APPROVAL. PLEASE CONTACT VINCE NOEL AT
 [email protected] TO GET A COPY OF THE PLAT APPLICATION.
 FINAL PLAT APPROVAL WILL BE BASED ON THE APPROVED SITE
