 94-485(Q). INCLUDE A CALCULATION, RACK STYLE (NOTE:
 WAVE AND COMB STYLES NOT PERMITTED), AND PAD DETAIL
 INCLUDING PAD DIMENSIONS AND BICYCLE RACK SPACING.
  
 6. PROVIDE SIDEWALK FROM PARKING LOT TO ENTRANCE(S).
  
 7. PROVIDE A SIDEWALK FROM THE LOADING AREA TO THE
 LOADING AREA ENTRANCE.
  
 8. THERE IS A PHASE 2 ALONG THE SOUTH SIDE OF THE
 PROPERTY WHICH CUTS THROUGH A ONE-WAY DRIVE. IT IS
 UNCLEAR HOW MUCH OF THE ONE WAY DRIVE WILL BE
 CONSTRUCTED DURING PHASE 1 AND IF IT WILL DEAD-END AT
 THE PHASE 2. IT IS RECOMMENDED THAT THE ENTIRE ONE-WAY
 DRIVE BE PUT IN AT A FUTURE DATE (UNLESS REQUIRED FOR
 EMERGENCY ACCESS) SINCE NO ONE WILL BE ABLE TO USE IT
 UNTIL THE REAR PARKING IS CONSTRUCTED.
  
 9. IT APPEARS ON THE SITE PLAN THAT THE NORTHERN
 STORMWATER RETENTION AREA WILL BE UTILIZED IN PHASE 1
 CONSTRUCTION, BUT NOT INCLUDED WITHIN PHASE 1 LIMITS.
 IT IS ALSO NOT CLEAR WHAT UTILITY WORK WILL BE
 CONSTRUCTED IN PHASE 1 VERSUS PHASE 2 AS THE LINES
 CROSS THE PHASING. PLEASE CLARIFY AND EXPAND PHASE 1
 BOUNDARY AS NECESSARY.
  
 10. DIMENSION LENGTH OF LOADING SPACE TO DEMONSTRATE
 COMPLIANCE WITH LOADING SPACE REQUIREMENTS [ZLDR SEC.
 94-485(P)].
  
 11. DIMENSION DRIVE AISLE ON THE SOUTH SIDE OF THE MAIN
 PARKING AREA AND INCLUDE A DIMENSION OF THE DRIVE AISLE
 ADJACENT TO THE LOADING AREA.
  
 12. WHAT IS THE ANGLE OF THE ANGLED PARKING SPACES?
 PLEASE INDICATE ON PLAN AND CORRECT ANGLED STRIPING
 DETAIL TO SHOW ANGLE AND DOUBLE LINES CONNECTED AT THE
 BOTTOM [ZLDR SEC. 94-485(J)].
  
 13. THERE IS A PROPOSED FENCE THAT GOES AROUND THE
 SOUTH AND WEST SIDE OF THE PARKING AREA. WHAT IS THE
 HEIGHT OF THIS FENCE AND DOES IT INTERFERE WITH THE
 PROPOSED STORMWATER RETENTION AREA TO THE EAST OF THE
 PARKING AREA?
  
 14. THERE IS A FENCE PROPOSED ALONG THE SOUTH SIDE OF
 THE ADA PARKING SPACES. HOW HIGH WILL THIS FENCE BE AND
 WILL THERE BE GATE ACCESS TO THE SIDEWALK THAT GOES
 AROUND THE SIDE OF THE BUILDING?
  
 15. THERE ARE SEVERAL STOP BARS SHOWN ON THE SITE PLAN.
 PLEASE INCLUDE STOP SIGNS WITH THE STOP BARS.
  
 16. DIMENSION SETBACKS OF DUMPSTER ENCLOSURE AND
 DEMONSTRATE COMPLIANCE WITH THE ZONING DISTRICT
 SETBACKS [ZLDR SEC. 94-203(B)(2)].
  
 17. THE FOLLOWING COMMENTS RELATE TO SHEET SP-1, SITE
 DATA CHART:
  
 A. 'PROPOSED USE' OF THE PROPERTY IS INDICATED AS
 'MEDICAL OFFICE BUILDING'. IT IS MY UNDERSTANDING A
 GROUP HOME, TYPE V IS PROPOSED FOR THIS LOCATION FOR
 PHASE I AND PHASE 2 WILL BE A MEDICAL OFFICE BUILDING.
 PLEASE UPDATE THE USE ACCORDINGLY.
  
 B. UPDATE THE SITE DATA CALCULATIONS TO CLARIFY WHAT IS
 HAPPENING IN PHASE 1 VERSUS SITE CALCULATIONS FOR
 BUILDING-OUT. FOR EXAMPLE, THE CHART SAYS 148 SPACES
 ARE BEING PROVIDED, HOWEVER, THIS REPRESENTS TOTAL
 BUILD-OUT AND ONLY 54 SPACES ARE REALLY BEING PROVIDED
 AS PART OF PHASE 1. CHART SHOULD DIFFERENTIATE BETWEEN
 PHASE 1 AND COMPLETE BUILD-OUT.
  
 C. THE SITE DATA CHART INDICATES THE EXISTING FAR AS
 0.16, BUILDING COVERAGE AS 16%, AND BUILDING HEIGHT AS
 19 FEET, HOWEVER, THE SITE IS VACANT. PLEASE REVISE.
  
 D. THE LAND USE FOR THE PROPERTY IS COMMUNITY SERVICES
 (CS) NOT COMMUNITY. PLEASE CORRECT.
  
 E. THE SIDE (SOUTH) SETBACK IS REQUIRED TO BE A MINIMUM
 OF 15 FEET, NOT 25 FEET [ZLDR SEC. 94-203(B)(2)(B)].
 PLEASE CORRECT.
  
 F. MAXIMUM LOT COVERAGE BY IMPERVIOUS AREA IS 75
 PERCENT [ZLDR SEC. 94-203(B)(5)]. PLEASE INCLUDE
 PERCENT ON PLAN DEMONSTRATING COMPLIANCE.
  
 G. PLEASE REVIEW THE OPEN SPACE CALCULATION, IT APPEARS
 TOO LOW. OPEN SPACE MEANS "AN OPEN, UNENCLOSED AREA
 CONSISTING OF SETBACKS, LANDSCAPING, BUFFERS, VEHICULAR
 AND PEDESTRIAN CIRCULATION FEATURES, AND SURFACE
 PARKING." [ZLDR SEC. 94-611].
  
 H. THE PARKING CALCULATION PROVIDED FOR THE TYPE V
 GROUP HOME ONLY INCLUDES PARKING SPACES BASED ON 1
 PARKING SPACE PER 6 BEDS AND DOES NOT PROVIDE GUEST
 PARKING OR PARKING FOR OFFICE SPACE. THE USE REQUIRES
 THE FOLLOWING PARKING REQUIREMENT '1 PER 6 BEDS
 (RESIDENTS), 1 PER 10 BEDS (GUESTS), 1 PER 300 SQ. FT.
 OF OFFICE, 50 PERCENT RESERVE PARKING ALLOWED.' [ZLDR
 SEC. 94-486, TABLEXV-6]. PLEASE REVISE CALCULATION TO
 DEMONSTRATE COMPLIANCE.
  
 I. PROVIDE A CALCULATION THAT SHOWS THE MINIMUM NUMBER

 20. WILL THERE BE ANY SITE LIGHTING? IF SO INDICATE

 PROVIDE A PHOTOMETRIC PLAN DEMONSTRATING COMPLIANCE
 WITH ZLDR SEC. 94-207(D)(8), 94-309(A), AND 94-310(D).
  
 GENERAL COMMENTS:
 21. IF THERE WILL BE ANY FREESTANDING SIGNS PROPOSED
 FOR THIS PROJECT, PLEASE INCLUDE LOCATION ON SITE PLAN.
 ADDITIONALLY, IF THERE WILL BE ANY WALL SIGNAGE PLEASE
 ALSO INCLUDE ON THE PLAN TO AVOID HAVING TO COME BACK
 FOR A MINOR PD AMENDMENT WHEN SIGNAGE IS PROPOSED.
  
 22. A PLAT SHALL BE RECORDED FOR THE SUBJECT PROPERTY
 PRIOR TO C.O., AS LISTED IN THE CONDITIONS OF APPROVAL
 OF THE LAST SITE PLAN APPROVAL.
  
 23. NOTE THAT ALL NEW PRIVATE DEVELOPMENT, NEW
 CONSTRUCTION, RENOVATION OR REMODELING, WHERE TOTAL
 VERTICAL CONSTRUCTION COSTS OF ALL BUILDINGS ON A

 ISSUANCE OF THESE COMMENTS, THE APPLICATION WILL BE
 CONSIDERED WITHDRAWN AND ANY FURTHER ACTION WILL
