 1.) A CLASS B SPECIAL USE PERMIT IS REQUIRED FOR THE
 PROPOSED OFFSITE ACCESSORY PARKING AREA.
  
 2.) UNITY OF TITLE, JOINING THE FOLLOWING PCNS WILL BE
 REQUIRED: 74-43-43-28-06-011-0040, 0050, 0060, 0100,
 0120 AND 0131.
  
 3.) A TPS LETTER FROM THE PALM BEACH COUNTY TRAFFIC
 DIVISION IS REQUIRED.
  
 4.) PROVIDE WRITTEN CONFIRMATION THAT THE PUBLIC
 UTILITIES DEPARTMENT HAS REVIEWED THE PROPOSAL FOR
 WATER, SEWAGE TREATMENT, STORM DRAINAGE, AND GARBAGE
 COLLECTION.
  
 5.) PROVIDE LETTERS FROM THE FOLLOWING PUBLIC UTILITIES
 CONFIRMING THAT THE PROPOSED PROJECT DOES NOT ENCROACH
 INTO THEIR EASEMENTS OR OTHERWISE INTERFERE WITH THE
 PROVISION OF THEIR SERVICES: AT&T, FPU, FPL, AND
 COMCAST.
  
 6.) A LICENSE AGREEMENT FOR THE TEMPORARY USE OF THE
 ALLEYWAY WILL NEED TO BE COORDINATED WITH THE CITY
 ATTORNEY'S OFFICE, AND APPROVED BY THE CITY COMMISSION.
  
  
 SITE PLAN:
  
 1.) THERE SEEMS TO BE EXISTING UTILITY POLES AND
 OVERHEAD POWER LINES NEAR THE PROPOSED PLAY AREA AND
 PLAY FIELDS, WHICH DOES NOT SEEM TO CREATE A SAFE
 ENVIRONMENT FOR CHILDREN. ARE THERE ANY PROVISIONS TO
 RELOCATE THE POWER LINES (I.E. UNDERGROUND)?
  
 2.) THE EXISTING METAL CANOPIES ON PARCELS 1 AND 4 (AS
 DEPICTED IN THE SURVEY) SEEM TO BE IN CONFLICT WITH THE
 PROPOSED PARKING AND LANDSCAPING IN THE SITE PLAN AND
 LANDSCAPE PLAN. PLEASE REMOVE THE CANOPIES FROM THE
 PLANS.
  
 3.) ACCORDING TO GOOGLE STREET VIEW, THERE SEEMS TO BE
 AN EXISTING BUS STOP AND BENCH IN FRONT OF THE PROPERTY
 ALONG SOUTH DIXIE HWY WHICH IS NOT DEPICTED IN THE
 SURVEY OR THE SITE PLAN. THE BOUNDARY SURVEY AND PLANS
 SHOULD BE UPDATED TO REFLECT THIS EXISTING FEATURE.
 ALSO, PLEASE ENSURE THAT THE LOCATION OF THE EXISTING
 TRANSIT FACILITIES WILL NOT BE IN CONFLICT WITH THE
 PROPOSED DEVELOPMENT.
  
 4.) THE PROJECT IS PROPOSING A TOTAL OF 34 PARKING
 SPACES. BASED ON THIS TOTAL PARKING COUNT, A MINIMUM OF
 TWO (2) DISABLED PARKING SPACES IS REQUIRED. [ZLDR
 S.94-485(O)(1)]
  
 5.) THE MINIMUM SEPARATION BETWEEN EACH BIKE RACK IS 30
 INCHES AND THE MINIMUM DISTANCE BETWEEN THE BIKE RACK
 AND THE EDGE OF THE BIKE PAD IS 24 INCHES. PLEASE
 ENSURE ALL DIMENSIONS ARE CONSISTENT WITH THE CITY'S
 BICYCLE PARKING GUIDELINES AND PROVIDE THE DIMENSIONS
 IN THE BIKE RACK DETAIL.
  
 6.) ARCHITECTURAL ELEVATIONS AND FLOOR PLANS ARE
 MISSING FROM THE SUBMITTAL. PLEASE PROVIDE.
  
 7.) IS THERE ANY SIGNAGE PROPOSED FOR THE PROJECT?
  
 8.) WILL THERE BE ANY LIGHTING FACILITIES FOR THE
 PROJECT? IF SO, PROVIDE A PHOTOMETRIC PLAN,
 ILLUSTRATING THE LOCATION OF THE LIGHT FIXTURES AND
 LIGHTING INTENSITY.
  
 9.) PROVIDE DIMENSIONS FOR THE OFFSITE ACCESSORY
 PARKING AREA.
  
 10.) ILLUSTRATE THE TURNING RADIUS AT THE STUDENT DROP
 OFF/LOADING AREA.
  
 11.) CORRECT THE FOLLOWING IN THE SITE DATA TABULAR:
 TOTAL SITE AREA: 76,230 SQ. FT. (NOT 76,401 SQ. FT.);
 BICYCLE PARKING REQUIRED/PROPOSED: 1/6 (NOT 2/3);
 VISITOR PARKING REQUIRED: 10 PARKING SPACES (NOT 5
 PARKING SPACES).
  
 12.) PLEASE ENSURE THAT ALL SITE DATA CALCULATIONS
 (I.E. PERCENTAGE OF LANDSCAPED AREA, BUILDING COVERAGE,
 ETC.) IS FOR THE PRIMARY SITE (SCHOOL SITE).
  
 13.) WILL THERE BE ANY SCHOOL/ACTIVITY BUSES? IF SO,
 WHERE WILL THE BUSES BE STORED? PLEASE NOTE THAT THE
 STORAGE OF VEHICLES IS PROHIBITED ON SITE AND IN THE
 PROPOSED ACCESSORY PARKING LOT AREA.
  
  
 LANDSCAPE PLAN:
  
 1.) A MINIMUM 5 FT. WIDE LANDSCAPE BUFFER SHALL BE
 PROVIDED ALONG ALL PROPERTY LINES FOR EACH ACCESSORY
 OFF-SITE PARKING AREA. IN ADDITION TO THE CLASS B
 SPECIAL USE PERMIT TO ALLOW THE OFF-SITE PARKING, THE
 APPLICANT WILL BE REQUIRED TO SEEK WAIVERS FROM THE
 LANDSCAPE BUFFERING REQUIREMENTS IF THIS CANNOT BE MET.

 2.) THERE SEEMS TO BE EXISTING TREES ON THE PROPERTY. A
 TREE ALTERATION PERMIT WILL BE REQUIRED PRIOR TO THE
 REMOVAL OF ANY TREES ON THE PROJECT SITE.
  
  
 SUGGESTED IMPROVEMENTS:
  
 1.) CONSIDER ADDING A LANDSCAPE SCREEN TO WEST SIDE OF
 THE GUEST PARKING AREA IN ORDER TO SCREEN THE PARKING
 AREA FROM THE PLAYGROUND.
  
 2.) IS THE BIKE RACK INTENDED FOR STUDENT USE? IF SO,
 CONSIDER RELOCATING THE BIKE RACK TO A LOCATION AWAY
 FROM VEHICULAR CIRCULATION AREAS WITH ADEQUATE
 VISIBILITY TO DETER BICYCLE THEFT.

 11 INCHES AND ONE (1) SET IN 11 INCHES X 17 INCHES, AND
 AN ELECTRONIC COPY OF ALL PLANS. PLEASE NOTE THAT
 CHANGES ON THE RESUBMITTED PLANS MAY RESULT IN
 ADDITIONAL COMMENTS.
  
 * PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ASSESSED A RESUBMITTAL FEE. SUCH FEE
