 1. IT IS DIFFICULT TO DISCERN IF ALL OF THE NORTHERN
 DOCK IS LOCATED WITHIN THE MIDDLE 1/3. PLEASE EXTEND
 LINES ON SITE PLAN AND ALSO INCLUDE MIDDLE 1/3
 DIMENSION ON THE SURVEY TO VERIFY FULL COMPLIANCE.
  
 2. MIDDLE DRIVEWAY CURB CUT AND ASSOCIATED DRIVEWAY DO
 NOT MEET SETBACKS AND NUMBER/SIZE OF DRIVEWAY WIDTHS
 FOR A SINGLE PROPERTY. MIDDLE CURB CUT AND DRIVEWAY
 WILL NEED TO BE REMOVED SO NO NON-CONFORMITIES ARE
 CREATED WITH THE REPLAT.
  
 3. SITE PLAN SHOWS THAT THE 'EXISTING GARAGE' AND
 'EXISTING RESIDENCE' ARE SEPARATE STRUCTURES.
 STRUCTURES ARE ATTACHED AND PLAN WILL NEED TO BE
 REVISED.
  
 4. THE SITE PLAN INDICATES A NORTHERN LOT HAS ONLY AN
 EXISTING NON-CONFORMING ACCESSORY STRUCTURE. THE
 EXISTING NON-CONFORMING ACCESSORY STRUCTURE CANNOT
 REMAIN WITHOUT A PRINCIPAL STRUCTURE. IT IS UNDERSTOOD
 THAT A NEW RESIDENCE WILL BE CONSTRUCTED ON THE
 NORTHERN LOT, HOWEVER, THERE WAS NO CONCURRENT NEW
 HOUSE CONSTRUCTION SUBMITTED WITH THE DEMOLITION PERMIT
 (15081049) OF THE PRIMARY STRUCTURE. THE EXISTING
 NON-CONFORMING STRUCTURE WILL EITHER NEED TO BE
 DEMOLISHED OR RECONSTRUCTION OF THE PRIMARY STRUCTURE
 OCCUR WITHIN A SPECIFIED TIMEFRAME (ZLDR ARTICLE XVI).
 FURTHER DISCUSSION TO OCCUR AT THE PPRC MEETING ON THIS
 ISSUE. [1/13/16 - COMMENT CLARIFICATION: CONSTRUCTION
 OF THE NEW RESIDENCE ON THE NORTHERN PARCEL MUST
 COMMENCE WITHIN 6 MONTHS OF APPROVAL OF THE REPLAT OR
 EXISTING NON-CONFORMING ACCESSORY STRUCTURE SHALL BE
 DEMOLISHED.]
  
 5. THE CREATION OF THE NEW LOTS ARE BEING PROCESSED AS
 A REPLAT. PLEASE REVISE REPLAT SUBMITTAL DOCUMENTS TO
 REFLECT COMPLIANCE WITH FLORIDA STATUTES CHAPTER 177.
  
 6. WHEN RESUBMITTING:
  
 A. PROVIDE WRITTEN RESPONSES TO REVIEW COMMENTS MADE BY
 DEPARTMENTS IN A WRITTEN FORMAT WHEN RESUBMITTING.
  
 B. PROVIDE 6 SETS OF REVISED PLANS AND/OR DOCUMENTS
 ALONG WITH ONE REDUCED COPY AND ELECTRONIC COPY OF ALL
 PLANS.
  
 C. IF NO RESPONSE IS RECEIVED WITHIN 60 DAYS OF THE
 ISSUANCE OF THESE COMMENTS, THE APPLICATION WILL BE
 CONSIDERED WITHDRAWN AND ANY FURTHER ACTION WILL
 REQUIRE SUBMISSION OF A NEW DEVELOPMENT APPLICATION.
  
 D. PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ACCESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE.
  
 E. PLEASE NOTE THAT ONCE THE REPLAT HAS BEEN FOUND TO
 MEET TECHNICAL REVIEW, IT WILL BE SCHEDULED FOR A CITY
 COMMISSION MEETING TO AUTHORIZE THE MAYOR TO SIGN THE
 REPLAT DOCUMENT. [NOTE: SUBMITTED APPLICATION FEE DID
 NOT INCLUDE AN ENGINEERING SERVICES FEE WHICH WILL BE
 BILLED SEPARATELY FROM ENGINEERING SERVICES FOR THE
 TECHNICAL REVIEW AND INSPECTION(S).]
