 1.) A UNITY OF TITLE COMBINING THE THREE PARCELS IS
 REQUIRED FOR THE PROJECT. PLEASE CONTACT THE
 ENGINEERING SERVICES DEPARTMENT FOR INFORMATION ON THE
 PROCESS (561) 494-1040.
  
 2.) PROVIDE WRITTEN CONFIRMATION FROM THE FOLLOWING
 PUBLIC UTILITIES THAT THE PROPOSED PROJECT DOES NOT
 ENCROACH INTO THEIR EASEMENTS OR OTHERWISE INTERFERE
 WITH THE PROVISIONS OF THEIR SERVICES: AT&T, FPU, FPL
 AND COMCAST.
  
 3.) THE DRAWINGS ARE NOT TO SCALE AND CANNOT BE
 MEASURED.
  
  
 SITE PLAN COMMENTS:
  
 1.) THE PROPOSED MAXIMUM SETBACK OF 37.3 FT. ON
 ROSEMARY AVENUE EXCEEDS THE MAXIMUM ALLOWABLE SETBACK
 OF 30 FT. PERMITTED ON ROSEMARY AVENUE PER ZLDR
 S.94-128, TABLE IV-36. PLEASE ADDRESS.
  
 2.) PROVIDE A TRAFFIC LETTER FROM THE PALM BEACH COUNTY
 DEPARTMENT OF ENGINEERING AND PUBLIC WORKS CONFIRMING
 THAT THE PROPOSED PROJECT MEETS THE TRAFFIC PERFORMANCE
 STANDARDS (TPS) OF THE COUNTY.
  
 3.) PURSUANT TO ZLDR S.94-109, "ACTIVE USE" IS DEFINED
 AS A USE THAT IS VISIBLE TO THE ADJACENT STREETS,
 ATTRACTS PEDESTRIAN ACTIVITY AND PROVIDES ACCESS TO THE
 GENERAL PUBLIC. THE CURRENT PLANS SEEM TO MASK THE
 GROUND FLOOR USE. A PRIMARY PEDESTRIAN ACCESS POINT
 FROM THE SIDEWALK TO THE CORNER OF THE BUILDING OR
 DIRECTLY TO A FRONT ENTRANCE ON ROSEMARY AVENUE SHOULD
 BE ADDED TO ENGAGE THE BUILDING WITH THE STREET AND TO
 PROVIDE BETTER ACCESS FOR PEDESTRIANS.
  
 4.) PURSUANT TO ZLDR S.94-128, TABLE IV-6, THE MINIMUM
 PERCENTAGE OF GROUND FLOOR ACTIVE USE ALONG 2ND STREET
 IS 30 PERCENT. THE PROJECT DOES NOT SEEM TO MEET THIS
 MINIMUM REQUIREMENT; ACCESS INTO THE COVERED
 PARKING/PASSENGER PICKUP AND DROP OFF AREA IS NOT
 CONSIDERED AN ACTIVE USE. EXPANDING THE LOBBY AREA
 FURTHER INTO THE CORNER OF ROSEMARY AND 2ND AVENUE WILL
 HELP THE PROJECT MEET THE MINIMUM ACTIVE USE
 REQUIREMENT ALONG 2ND STREET AND SETBACK REQUIREMENT ON
 ROSEMARY AVENUE.
  
 5.) THE MINIMUM TRANSPARENCY FOR ACTIVE USES ON THE
 GROUND FLOOR LEVEL ALONG ROSEMARY AVENUE IS 50 PERCENT.
 THE CURRENT PLANS AND ELEVATIONS DO NOT SEEM TO MEET
 THIS REQUIREMENT. THE PROPOSED LANDSCAPING AND
 ARCHITECTURAL PANELING SEEMS TO MASK THE TRANSPARENCY
 OF THE GROUND FLOOR ACTIVE USE, WHICH DOES NOT SATISFY
 THE INTENT OF THE ZLDR. [ZLDR S.94-128, TABLE IV-36]
  
 6.) THE PLANS INDICATE THAT THERE IS ONLY GROUND LEVEL
 PARKING. WHAT IS THE PURPOSE OF HAVING A CAR LIFT AS
 DEPICTED IN SHEET A4.01?
  
 7.) THE COVERED PARKING SHOWS A TWO-WAY DRIVE AISLE
 WIDTH OF 23 FT. THE ZLDR REQUIRES A MINIMUM WIDTH OF 24
 FT. PLEASE ADDRESS.
  
 8.) HOW WIDE IS THE TERMINUS AT THE END OF THE DRIVE
 AISLE? A MINIMUM 3 FT. WIDE BACK UP AREA SHALL BE
 PROVIDED AT THE TERMINUS OF ANY DEAD-END DRIVE AISLE TO
 ALLOW FOR VEHICLES TO SAFELY PULL OUT OF THE END
 PARKING SPACES. IN ADDITION, THE EQUIVALENT OF ONE (1)
 PARKING SPACE AT THE TERMINUS OF THE DEAD END AISLE
 SHALL BE STRIPED AS A DEDICATED PULL-IN AREA FOR
 TURNING AROUND. [ZLDR S.94-111(C)(2)]
  
 9.) IT IS UNCLEAR TO HOW TRASH WILL BE STORED AND
 COLLECTED FOR THE PROJECT; THE PROPOSED TRASH ROOM AND
 BINS SEEMS RATHER SMALL FOR A 20 ROOM HOTEL.
  
 10.) INCREASE THE SIDEWALK WIDTH TO 5 FT. ON 2ND STREET
 AND 8 FT. ON ROSEMARY AVENUE. THE WIDER SIDEWALK WIDTH
 WILL IMPROVE THE SAFETY OF PEDESTRIANS WALKING ALONG
 THESE STREETS.
  
  
 ARCHITECTURAL COMMENTS:
  
 1.) ELEVATIONS DO NOT MATCH THE PLANS. PLEASE CORRECT.
  
 2.) BLANK WALLS VISIBLE BY THE GENERAL PUBLIC FROM
 ADJACENT STREETS AND PUBLIC AREAS ARE PROHIBITED.
 ADDITIONAL FACADE ARTICULATION ON THE NORTH AND SOUTH
 FACADES ARE REQUIRED IN ORDER TO BREAK UP THE BLANK
 WALLS ON THESE FACADES. [ZLDR S.94-109]
  
  
 LANDSCAPING AND STREETSCAPE REQUIREMENTS:
  
 1.) PROVIDE A PHOTOMETRIC PLAN. ALL BUILDINGS SHALL
 PROVIDE EXTERIOR LIGHTING EVERY NIGHT FROM DUSK TO DAWN
 TO ILLUMINATE BUILDING ENTRANCES, SIDEWALKS AND PATHS,
 AT A MINIMUM OF 0.6 FOOT CANDLES AS MEASURED AT THE
 BACK EDGE OF THE CURB AND ONE FOOT ABOVE THE SIDEWALK.
 THIS MEASUREMENT SHALL INCLUDE LIGHT EMANATING FROM
 PUBLIC AND PRIVATE SOURCES. UNSHIELDED LIGHT FIXTURES
 SHALL BE PROHIBITED. [ZLDR S.94-113(B)]
  
 2.) SITE VISIBILITY TRIANGLES SHALL BE MEASURED FROM
 THE BACK OF THE CURB. [ZLDR S.94-113(C)]
  
  
 SIGNAGE:
 1.) THE MONUMENT SIGN IS PROHIBITED. PLEASE REMOVE FROM
 THE PLANS. [ZLDR S.94-110(B)(3)]
  
 2.) ONE (1) BUILDING IDENTITY SIGN SHALL BE ALLOWED ON
 THE BUILDING (NOT TWO (2) AS PROVIDED IN THE PLANS).
 SUCH SIGN SHALL NOT BE INTERNALLY ILLUMINATED AND SHALL
 NOT EXCEED A TOTAL SIGN FACE OF 40 SQ. FT. EXTERIOR
 ILLUMINATION IS PERMITTED. [ZLDR S.94-110(D)(3)]

 8.5 INCHES X 11 INCHES, AND AN ELECTRONIC COPY OF ALL
 PLANS. PLEASE NOTE THAT CHANGES ON THE RESUBMITTED
 PLANS MAY RESULT IN ADDITIONAL COMMENTS.
  
 * PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
