 STAFF HAS REVIEWED THE ZONING AND LAND DEVELOPMENT
 REGULATIONS FOR THE ABOVE REFERENCED PETITION AND
 PROVIDES THE FOLLOWING COMMENTS:
  
 1. PLEASE PROVIDE A LANDSCAPE PLAN SIGNED AND SEALED BY
 A LANDSCAPE ARCHITECT PER SECTION 94-448 (D)(2)R.
 2. PLEASE PROVIDE AN OPEN SPACE DIAGRAM TO SHOW
 QUALIFIED OPEN SPACE AREAS FOR:
 ? 25% PRIVATE OPEN SPACE AND IDENTIFY AS INTERIOR
 COURTYARD, ROOFTOP GARDEN OR TERRACE.
  
 3. PLEASE PROVIDE CALCULATIONS TO SHOW THE OPEN SPACE
 AREAS BY CATEGORY, AND PERCENTAGE OF VEGETATED AREA AND
 TREE CANOPY TO MEET THE REQUIREMENTS OF SECTION 94-109
 TABLE IV-7.
  
 4. PLEASE SHOW THE CALCULATIONS FOR ANY REQUIRED TREE
 CANOPY BY SPECIES PER SECTION 94-109 TABLE IV-8.
  
 5. THERE APPEARS TO BE ONE SABAL PALM ON THE PROPERTY
 AT THE SOUTHEAST CORNER AND A TREE WITHIN THE WEST
 PROPERTY LINE AS SHOWN ON THE SURVEY. SOME SHEETS ON
 THE PLANS CONTAIN NOTES ABOUT REMOVING EXISTING TREES
 AND PALMS ON THE ADJACENT PROPERTY. ANY REMOVAL
 PROPOSED WILL REQUIRE A TREE ALTERATION PERMIT
 AUTHORIZED BY THE PROPERTY OWNER. PLEASE PROVIDE A
 MITIGATION CHART TO REFLECT A TREE INVENTORY, AND
 PROVIDE PERTINENT INFORMATION FOR EACH TREE PER SECTION
 94-448 (E) INCLUDING SPECIES, CANOPY SIZE AND
 REPLACEMENT REQUIREMENT FOR ANY TREES OR PALMS PROPOSED
 TO BE REMOVED.
  
 6. PLEASE CHANGE THE STREET TREE SPECIES TO PIGEON PLUM
 TO MATCH THE EXISTING STREET TREES ON THE WEST SIDE OF
 ROSEMARY, AND REMOVE THE NOTE REFERRING TO RESERVING
 PALMS ON SHEET LP-1.
  
 1. STREET TREES LOCATED IN A SIDEWALK SHALL HAVE
 STRUCTURAL SOIL EXTENDING 5 FEET IN ALL DIRECTIONS UP
 TO THE CURB. IF THE DISTANCE BETWEEN THE 5 FOOT
 REQUIRED STRUCTURAL SOIL AND AN ADJACENT PERVIOUS
 LANDSCAPE AREA IS LESS THAN 4 FEET, THE STRUCTURAL SOIL
 SHALL BE EXTENDED UNDER THE SIDEWALK TO MEET THE
 LANDSCAPE AREA. PLEASE SHOW ALL STRUCTURAL SOIL
 LOCATIONS ON THE LANDSCAPE PLAN, AND PROVIDE A TYPICAL
 DETAIL.
  
 7. PLEASE PROVIDE WATER NEEDS CATEGORY FOR EACH SPECIES
 ON THE PLANT LIST FROM THE SFWMD WATERWISE GUIDE TO
 SHOW COMPLIANCE WITH THE FLORIDA FRIENDLY LANDSCAPE
 CHART SECTION 94-442 (G).
  
 8. PLEASE SHOW SAFE SIGHT TRIANGLE LOCATIONS STARTING
 FROM THE BACK OF CURB PER SECTION 94-113(C).
  
 9. PLEASE SHOW HOW THE LANDSCAPE AREA WILL BE PROTECTED
 ADJACENT TO THE FRONT OF THE PARKING SPACES ON THE WEST
 SIDE OF THE GARAGE PER SECTION 94-113(E)(3). PROVIDE
 WHEEL STOPS, OR MOVE THE CURB BACK TO PROVIDE MORE
 PERVIOUS ARE FOR THE OVERHANG.
  
 10. PLEASE PROVIDE A DETAIL FOR THE GREEN WALL AS TO
 THE TYPE OF SYSTEM PROPOSED.
  
 11. PLEASE REVISE THE LANDSCAPE AND ENGINEERING PLANS
 TO SHOW LOCATIONS OF ANY LIGHTING OR FPL EQUIPMENT AND
 LOCATIONS OF MECHANICAL EQUIPMENT SUCH AS A/C
 COMPRESSORS. ADJUST CONFLICTS BETWEEN LANDSCAPING AND
 PROVIDE SCREENING FOR ALL GROUND MOUNTED EQUIPMENT AND
 UTILITIES.
  
 12. PLEASE SHOW LOCATIONS OF ROOT BARRIERS TO PROTECT
 INFRASTRUCTURE AND TREES FROM CONFLICTS. THIS INCLUDES
 WATER, SEWER, DRAINAGE, SIDEWALKS AND CURBS, AND ANY
 FIELD STRUCTURES THAT COULD BE IMPACTED BY TREE ROOTS.
  
 13. PLEASE CHANGE THE PLANT SPECIES ALONG THE ROSEMARY
 LOBBY FACE TO MEET THE 50 PERCENT TRANSPARENCY
 REQUIREMENT FOR THE REQUIRED ACTIVE USE.
 CONDITIONS OF APPROVAL
 1. PRIOR TO THE REMOVAL OR RELOCATION OF ANY TREES OR
 PALMS ON THE PROPERTY, A TREE ALTERATION PERMIT SHALL
 BE SUBMITTED, REVIEWED AND APPROVED BY THE DEVELOPMENT
 SERVICES DEPARTMENT, PLANNING DIVISION.
 2. THE APPLICANT, SUCCESSORS AND ASSIGNS SHALL BE
 RESPONSIBLE FOR THE PERMITTING AND INSTALLATION OF THE
 STREET TREES AND RIGHT OF WAY LANDSCAPING AND
 IRRIGATION APPROVED WITH THIS PETITION.
 3. THE APPLICANT, SUCCESSORS AND ASSIGNS SHALL BE
 RESPONSIBLE FOR THE MAINTENANCE OF THE ROAD RIGHT OF
 WAY LANDSCAPING AND IRRIGATION. THIS WILL BE THROUGH A
 SEPARATE MAINTENANCE AGREEMENT WITH THE CITY.
 PLEASE UNDERSTAND THAT ADDITIONAL INFORMATION MAY BE
 REQUESTED, AND STAFF MAY HAVE ADDITIONAL COMMENTS AS
 THE REVIEW PROCESS CONTINUES.
