 THIS IS A CONCEPTUAL LEVEL REVIEW. CONSTRUCTION LEVEL
 DETAILS, DESIGN CALCULATIONS AND THE POLLUTION
 PREVENTION PLAN WILL BE REVIEWED AS PART OF THE
 ENGINEERING DEVELOPMENT APPROVAL AND BUILDING PERMIT
 APPLICATION PROCESSES. THE ENGINEERING DEVELOPMENT
 APPROVAL APPLICATION FORMS CAN BE DOWNLOADED AT
 HTTP://WPB.ORG/ENGINEERING/FORMS-AND-PUBLICATIONS/
  
 THE FOLLOWING COMMENTS MUST BE ADDRESSED PRIOR TO SITE
 PLAN APPROVAL.
  
 1. PLEASE SUBMIT ESTIMATES FOR THE PEAK POTABLE WATER
 DEMAND, SANITARY SEWER FLOW, AND SOLID WASTE COLLECTION
 YARDAGE.
  
 2. PLEASE SUBMIT ONE FULL SIZED, SIGNED AND SEALED
 SURVEY.
  
 3. A TRAFFIC STUDY WILL BE REQUIRED FOR THIS PROJECT
 SHOWING HOW THE PROPOSED DEVELOPMENT WILL AFFECT THE
 TRAFFIC VOLUME AND SURROUNDING LOCAL ROADWAYS. RESULTS
 SHOULD JUSTIFY THE PROPOSED TWO-WAY TRAFFIC ON 2ND
 STREET, WHICH IS CURRENTLY ONE-WAY WEST BOUND. INCLUDE
 TRAFFIC ACCIDENT DATA FOR AFFECTED STREET CORRIDORS.
 ESTIMATE INCREASED OR DECREASED POTENTIAL. SAFETY
 IMPROVEMENTS SHALL BE RECOMMENDED WHERE NECESSARY.
 EVALUATE THE IMPACT ON THE TRINITY/DIXIE INTERSECTION
 DURING PEAK HOURS DURING SEASON. (STAFF HAS FREQUENTLY
 OBSERVED TRAFFIC BACKING UP ON DIXIE PASS THE
 INTERSECTION OF TRINITY.) PLEASE SCHEDULE A MEETING
 WITH THE CITY TRAFFIC ENGINEER (BRIAN COLLINS) TO
 DETERMINE THE SCOPE OF THE REQUIRED STUDY.
  
 4. PLEASE SUBMIT A PROPOSED STRIPING PLAN FOR 2ND
 STREET SHOWING LANES WITH A MINIMUM WIDTH OF 10 FEET.
 WE SUGGEST MEETING WITH THE CITY?S TRAFFIC ENGINEER
 PRIOR TO FINALIZING THE DESIGN OF IMPROVEMENTS WITHIN
 THE 2ND STREET RIGHT-OF-WAY.
  
 5. PLEASE VERIFY THE 50 FT RIGHT-OF-WAY WIDTH SHOWN ON
 SHEET A0.01A. THE DEMOLITION PLAN, SHEET A1.01 SHOWS A
 30 FT RIGHT-OF-WAY.
  
 6. WILL ON-STREET PARKING BE PROVIDED? IF NOT, WHAT
 MITIGATION IS PROPOSED FOR THE LOSS OF PARKING SPACES?
  
 7. PLEASE REVISE THE DRIVEWAY APRONS TO MEET THE CITY?S

 8. THE PROPOSED TWO 96-GALLON TRASH BINS DO NOT APPEAR
 TO BE LARGE ENOUGH TO SERVICE THE PROPOSED 20 HOTEL
 ROOMS AND RESTAURANT. FOOD WASTE MUST BE COLLECTED ON A
 DAILY BASIS. PLEASE RE-EXAMINE THE TRASH GENERATION
 VOLUME FOR THIS PROJECT AND CONSIDER USING A DUMPSTER.
  
 9. PLEASE PROVIDE AN AUTOTURN ANALYSIS DEMONSTRATING
 THE SOLID WASTE COLLECTION VEHICLE CAN ACCESS THE
 PROPOSED DUMPSTER AND COMPACTOR LOCATIONS. THE TRASH
 DUMPSTER/COMPACTORS MUST LOCATED IN AREAS EASILY
 SERVICED BY THE CITY SANITATION EQUIPMENT AND MANPOWER
 PER SECTION 74-35(A)(5) OF THE CODE OF ORDINANCES.
  
 10. PLEASE REVISE THE PLANS TO INCLUDE THE CITY OF WEST
 PALM BEACH GARBAGE RECEPTACLE DETAIL. MINIMUM
 DIMENSIONAL REQUIREMENTS ARE LISTED IN SECTION
 94-444(B) OF THE CODE OF ORDINANCES. CITY STANDARD
 DETAIL GC-8 MAY BE DOWNLOADED AT HTTP://WPB.ORG/ENGINEE

 11. PRELIMINARY, UPDATED FEMA FLOOD INSURANCE MAPS ARE
 AVAILABLE AT HTTP://WWW.CO.PALM-BEACH.FL.US/NEWSROOM/08
 14/08-26-14-FLOOD_MAPS.HTM. PLEASE REVIEW THE MAPS AND
 VERIFY THAT THE NEW MAPS WILL NOT IMPACT THE PROPOSED
 PROJECT.
  
 12. PLEASE DEMONSTRATE THAT THE PROJECT WILL PROVIDE
 ADEQUATE DRAINAGE AND STORMWATER MANAGEMENT. COMPLIANCE
 WITH CHAPTER 40E-4 WILL DEMONSTRATE COMPLIANCE WITH
 THIS PROVISION [SECTIONS 90-201, 94-35(C )(11), AND
 94-307].
  
 13. PLEASE REVISE THE LANDSCAPE PLAN TO SHOW LOCATIONS
 OF ALL WATER METERS, VALVES, CLEAN-OUTS, LIGHT POLES,
 ETC. ROOT BARRIERS MAY BE REQUIRED WHERE PLANTINGS ARE
 NEAR UNDERGROUND STORMWATER, SANITARY, OR POTABLE WATER
 LINES.
  
 14. PLEASE SHOW THE SIGHT TRIANGLES ON THE GROUND FLOOR
 LANDSCAPING PLAN FOR THE INTERSECTIONS AND VEHICULAR
 EXITS. (SECTION 94-305E, CODE OF ORDINANCES)
  
 15. A MAINTENANCE AGREEMENT WILL BE REQUIRED FOR THE
 NON-STANDARD ELEMENTS (TREES AND TREE GRATES; PAVERS,
 ETC.) PROPOSED WITHIN CITY RIGHT-OF-WAY.
  
 16. THE AVAILABLE WATER PRESSURE IN THIS PORTION OF THE
 CITY MAY NOT BE ACCEPTABLE AT ELEVATIONS HIGHER THAN
 THE 2ND FLOOR. WE RECOMMEND A LONG-TERM PRESSURE STUDY
 BE PERFORMED PRIOR TO FINALIZATION OF THE UTILITY
 DESIGN.
  
 17. PLEASE SHOW THE LOCATIONS OF ROOF DRAINS AND
 INDICATE WHERE THE DISCHARGE WILL BE DIRECTED. RUNOFF
 VELOCITY AND VOLUME SHOULD NOT EXCEED EXISTING
 CONDITIONS.
  
 18. THE GRAVITY SEWER WITHIN THE ALLEY IS NOT IN GOOD
 CONDITION AND WILL EVENTUALLY BE REMOVED. PLEASE MEET
 WITH CITY ENGINEERING STAFF TO DISCUSS ALTERNATIVE
 SEWER CONNECTION LOCATION(S).
  
 19. PLEASE REVISE THE LANDSCAPE PLAN TO SHOW LOCATIONS
 OF ALL WATER METERS, VALVES, CLEAN-OUTS, LIGHT POLES,
 ETC. ROOT BARRIERS MAY BE REQUIRED WHERE PLANTINGS ARE
 NEAR UNDERGROUND STORMWATER, SANITARY, OR POTABLE WATER
 LINES.
