 GENERAL COMMENTS:
  
 1.) THE SURVEY MUST BE SIGNED AND SEALED BY A FLORIDA
 REGISTERED LAND SURVEYOR. ADDITIONALLY, THE LEGAL
 DESCRIPTION IN THE SURVEY IS VERY DIFFICULT TO READ.
 PLEASE ADDRESS.
  
 2.) A LETTER FROM THE PALM BEACH COUNTY DEPARTMENT OF
 ENGINEERING AND PUBLIC WORKS CONFIRMING THAT THE
 PROPOSED PROJECT MEETS THE TRAFFIC PERFORMANCE
 STANDARDS (TPS) OF THE COUNTY SHALL BE PROVIDED TO
 STAFF PRIOR TO SCHEDULING THIS APPLICATION FOR A ZONING
 BOARD OF APPEALS MEETING.
  
 3.) A UNITY OF TITLE JOINING 5653 NORTH MILITARY TRAIL
 AND 5665 NORTH MILITARY TRAIL WILL BE REQUIRED FOR THE
 PROPERTY WHEN APPROVED. CONTACT THE ENGINEERING
 SERVICES DEPARTMENT FOR A UNITY OF TITLE APPLICATION
 (561) 494-1040.
  
 4.) PROVIDE A WRITTEN CONFIRMATION THAT THE PUBLIC
 UTILITIES DEPARTMENT HAS REVIEWED THE PROPOSAL FOR
 WATER, SEWAGE TREATMENT, STORM DRAINAGE AND GARBAGE
 COLLECTION SERVICES. PLEASE CONTACT THE CITY'S

 5.) PROVIDE WRITTEN CONFIRMATION FROM THE FOLLOWING
 PUBLIC UTILITIES CONFIRMING THAT THE PROPOSED PROJECT
 DOES NOT ENCROACH INTO THEIR EASEMENTS OR OTHERWISE
 INTERFERE WITH THE PROVISIONS OF THEIR SERVICES: AT&T
 AND FPL.
  
 6.) PLEASE PROVIDE LABELED PHOTOGRAPHS.
  
  
 CLASS B SPECIAL USE PERMIT:
  
 1.) PROVIDE WRITTEN RESPONSES TO THE ADDITIONAL USE
 STANDARDS FOR "CONVENIENCE/GROCERY STORE AND ACCESSORY
 MOTOR FUEL SALES" FOUND IN SECTION 94-273(D)(12)(B.) OF
 THE ZONING AND LAND DEVELOPMENT REGULATIONS (ZLDR). THE
 APPLICANT MUST DEMONSTRATE HOW EACH STANDARD IS MET IN
 THE PROJECT. IF ANY OF THE STANDARDS CANNOT BE MET, THE
 APPLICANT WILL BE REQUIRED TO SEEK WAIVER(S).
  
  
 SITE PLAN:
  
 1.) THE FOLLOWING INFORMATION IS MISSING IN THE
 PROPOSED SITE PLAN: A.) VICINITY MAP SHOWING THE
 PROPERTY IN RELATIONSHIP TO THE SURROUNDING AREA. B.)
 PAVEMENT MARKINGS IDENTIFYING TRAFFIC CIRCULATION AND
 FLOW INTERIOR AND EXTERIOR TO THE PROJECT. C.)
 DIMENSIONS OF ALL PERIMETER TREATMENT (I.E. SIDEWALKS).
  
 2.) THE INFORMATION PROVIDED IN THE SITE DATA TABULAR
 IS SOMEWHAT CONFUSING. THE DATA SHOULD BE REARRANGED TO
 PROVIDE MORE CLARITY TO THE PROJECT. ALSO, PLEASE
 INCLUDE INFORMATION ON THE FAR, LOADING AREA
 CALCULATIONS, ETC., IN THE DATA TABULAR.
  
 3.) ALL DIMENSIONS, INCLUDING BUT NOT LIMITED TO:
 SETBACKS, DRIVE AISLE WIDTHS, CURB CUTS, LOADING ZONE,
 DISTANCE BETWEEN PUMP ISLANDS, BUFFERS, ETC., SHALL BE
 PROVIDED IN THE PLANS.
  
 4.) ALL RECEPTACLES, TANKS OR FACILITIES FOR THE
 STORAGE OF COMBUSTIBLES IN 200-GALLON OR LESS AMOUNTS
 SHALL BE LOCATED UNDERGROUND AND MAINTAINED WITHIN THE
 BUILDING SETBACK LINES IN A MANNER ACCEPTABLE TO THE
 CITY. PLEASE ILLUSTRATE THE LOCATION OF THE UNDERGROUND
 TANKS WITH SETBACK DIMENSIONS FROM THE PROPERTY LINE.

 5.) THE DIMENSIONS FOR THE DUMPSTER ENCLOSURE SHALL BE
 A MINIMUM OF 13.67 FT. WIDE WITH A MINIMUM DEPTH OF
 13.67 FT. THE DUMPSTER ENCLOSURE SHALL HAVE A MINIMUM
 GATE OPENING OF 12.5 FT. WIDE. INCLUDE A DETAIL OF THE

 6.) PROVIDE A TRUCK/FUEL TANK MANEUVERING DIAGRAM TO
 ILLUSTRATE THE CIRCULATION OF TRUCKS IN/OUT OF THE
 PROJECT SITE.
  
 7.) CONSIDER MOVING/ANGLING THE DUMPSTER ENCLOSURE FOR
 BETTER ACCESSIBILITY.
  
  
 LANDSCAPE PLAN:
  
 1.) THE LANDSCAPE PLAN MUST BE PREPARED, SIGNED AND
 SEALED BY A FLORIDA REGISTERED LANDSCAPE ARCHITECT.
  
 2.) EACH ROW OF PARKING SHALL BE TERMINATED BY
 LANDSCAPE ISLANDS OF NOT LESS THAN 5 FT. IN WIDTH AND
 NOT LESS THAN THE LENGTH OF THE ADJACENT PARKING STALL.

 3.) THE WALLS OF THE DUMPSTER ENCLOSURE SHALL BE
 LANDSCAPED WITH SHRUBS AND HEDGES PLANTED AT 2 FT.

 ARCHITECTURE:
  
 1.) ELEVATIONS FOR THE PROPOSED GAS CANOPY SEEM TO BE
 MISSING FROM THE APPLICATION PACKET. PLEASE PROVIDE
 ELEVATION DRAWINGS WITH DIMENSIONS.
  
  
 LIGHTING:
  
 1.) PROVIDE A PHOTOMETRIC PLAN OF THE OVERALL PROJECT
 SHOWING THE LOCATION, HEIGHT AND INTENSITY OF ALL
 OUTDOOR ILLUMINATION.
  
  
 RECOMMENDED SITE IMPROVEMENTS FOR THE CLASS B SPECIAL
 USE PERMIT APPLICATION:
  
 1.) STAFF STRONGLY SUGGESTS THAT THE LANDSCAPING ON THE
 PROPERTY IS ENHANCED TO MEET CURRENT ZLDR REQUIREMENTS
 FOR LANDSCAPING AT A MINIMUM. ADDITIONAL IMPROVEMENTS,
 SUCH AS INCREASING THE BUFFER WIDTH ALONG MILITARY
 TRAIL AND 45TH STREET (AND REDUCING THE WIDTH OF THE
 CURB CUT ON 45TH STREET) SHOULD ALSO BE CONSIDERED.
 THESE IMPROVEMENTS WILL PROVIDE A PROTECTIVE BARRIER
 AROUND THE PROPERTY AND ALSO ENHANCE THE AESTHETICS OF
 THE SITE.
  
 2.) CONSIDER RELOCATING SOME (OR ADD) PARKING SPACES
 CLOSER TO THE EXISTING CONVENIENCE STORE BUILDING.
 THERE SEEMS TO BE ADEQUATE ROOM TO ADD PARKING SPACES
 ON THE SOUTH SIDE OF THE BUILDING.
  
 3.) CONSIDER THE RELOCATION OF THE VACUUM TO THE NORTH
 END OF THE PROJECT SITE, WHICH SEEMS TO BE A LOGICAL
 LOCATION WITH AMPLE ROOM IN THE PROPOSED SITE PLAN
 CONFIGURATION.

 * PLEASE PROVIDE RESPONSES TO REVIEW COMMENTS IN
 WRITTEN FORMAT.
  
 * WHEN RESUBMITTING, PLEASE PROVIDE A MINIMUM OF
 FIFTEEN (15) PAPER COPIES, ONE (1) REDUCED COPY IN 8.5
 INCHES X 11 INCHES AND ONE (1) SET IN 11 INCHES X 17
 INCHES, AND AN ELECTRONIC COPY OF ALL PLANS. PLEASE
 NOTE THAT CHANGES ON THE RESUBMITTED PLANS MAY RESULT
 IN ADDITIONAL COMMENTS.
  
 * PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
