 STAFF HAS REVIEWED THE ZONING AND LAND DEVELOPMENT
 REGULATIONS FOR THE ABOVE REFERENCED PETITION AND
 PROVIDES THE FOLLOWING COMMENTS:
  
 1. PLEASE PROVIDE A LANDSCAPE PLAN SIGNED AND SEALED BY
 A LANDSCAPE ARCHITECT PER SECTION 94-448 (D)(2)R.
  
 2. PLEASE IDENTIFY EXISTING TREES OR PALMS ON THE
 PROPERTY AND INDICATE THE SPECIES, SIZE, AND IF THEY
 WILL BE REMOVED, RELOCATED, OR REMAIN. PLEASE PROVIDE A
 MITIGATION CHART TO REFLECT THE TREE INVENTORY, AND
 PROVIDE PERTINENT INFORMATION FOR EACH TREE PER SECTION
 94-448 (E) INCLUDING SPECIES, CANOPY SIZE AND
 REPLACEMENT REQUIREMENT FOR ANY TREES OR PALMS PROPOSED
 TO BE REMOVED.
  
 3. PLEASE INDICATE THE REQUIRED 5 FOOT LANDSCAPE BUFFER
 AT THE PERIMETER OF THE PROPERTY, AND PROVIDE TREES AND
 HEDGES PER SECTION 94-443(B) AND TABLE XIV-1. PLEASE
 CALCULATE THE LENGTH OF EACH BUFFER AND PROVIDE A TREE
 FOR EACH 30 FEET OR PORTION THEREOF FOR ALL SIDES OF
 THE PROPERTY, AS NONE ARE SHOWN FOR THE WEST AND NORTH
 BUFFER.
  
 4. PLEASE SELECT A MORE APPROPRIATE TREE OTHER THAN
 MAHOGANY FOR THE BUFFER AREAS THAT ARE UNDER THE POWER
 LINES. FPL RIGHT TREE RIGHT PLACE GUIDELINES ARE
 RECOMMENDED.
  
 5. PLEASE RELOCATE THE 5 FOOT LANDSCAPE BUFFER AT THE
 SOUTHEAST CORNER OF THE PROPERTY WITH REQUIRED TREES
 AND SHRUBS TO THE INSIDE OF THE PROPERTY LINE, AND NOT
 IN THE RIGHT OF WAY.
  
 6. PLEASE PROVIDE A LANDSCAPE ISLAND AND TREE ADJACENT
 TO THE DUMPSTER AT THE END OF THE ROW OF PARKING AT THE
 NORTH END OF THE PROPERTY PER SECTION 94-443(C)(3)A.
  
 7. PLEASE PROVIDE A HEDGE ALONG THE EAST SIDE OF THE
 DUMPSTER ENCLOSURE.
  
 8. PLEASE PROVIDE WATER NEEDS CATEGORY FOR EACH SPECIES
 ON THE PLANT LIST FROM THE SFWMD WATERWISE GUIDE TO
 SHOW COMPLIANCE WITH THE FLORIDA FRIENDLY LANDSCAPE
 CHART SECTION 94-442 (G). PLEASE CORRECT THE CHART TO
 REFLECT ONLY THE APPLICABLE FLORIDA FRIENDLY POINTS.
  
 9. PLEASE REVISE THE LANDSCAPE AND ENGINEERING PLANS TO
 SHOW LOCATIONS OF ANY LIGHTING OR FPL EQUIPMENT AND
 LOCATIONS OF MECHANICAL EQUIPMENT SUCH AS A/C
 COMPRESSORS. ADJUST CONFLICTS BETWEEN LANDSCAPING AND
 PROVIDE SCREENING FOR ALL GROUND MOUNTED EQUIPMENT AND
 UTILITIES.
  
 10. PLEASE SHOW LOCATIONS OF ROOT BARRIERS TO PROTECT
 INFRASTRUCTURE AND TREES FROM CONFLICTS. THIS INCLUDES
 WATER, SEWER, DRAINAGE, SIDEWALKS AND CURBS, AND ANY
 FIELD STRUCTURES THAT COULD BE IMPACTED BY TREE ROOTS.
  
 11. PLEASE CORRECT THE ZONING DISTRICT TO GC ON SHEET
 L-1.
  
 12. PLEASE CORRECT THE LABELS FOR THE PLANT LIST AND
 PLANT DETAILS SECTIONS, AS THEY ARE REVERSED ON SHEET
 L-1.
  
 13. IF PARKING IS ADDED ON THE SOUTH SIDE OF THE STORE,
 THE LANDSCAPE ISLAND CAN BE EXPANDED AT THE EAST END,
 AND A TREE ADDED AT THE WEST END.
  
 14. PLEASE PROVIDE THE CALCULATIONS TO SHOW COMPLIANCE
 WITH THE REQUIRED 30% OF THE LINEAR FEET AROUND THE
 EXTERIOR OF THE STRUCTURE PLANTED WITH TREES, SHRUBS,
 OR HEDGES PER SECTION 94-443(E)(1).
  
  
 CONDITIONS OF APPROVAL
 1. PRIOR TO THE REMOVAL OR RELOCATION OF ANY TREES OR
 PALMS ON THE PROPERTY, A TREE ALTERATION PERMIT SHALL
 BE SUBMITTED, REVIEWED AND APPROVED BY THE DEVELOPMENT
 SERVICES DEPARTMENT, PLANNING DIVISION.
  
 PLEASE UNDERSTAND THAT ADDITIONAL INFORMATION MAY BE
 REQUESTED, AND STAFF MAY HAVE ADDITIONAL COMMENTS AS
 THE REVIEW PROCESS CONTINUES.
