 THIS IS A CONCEPTUAL LEVEL REVIEW. CONSTRUCTION LEVEL
 DETAILS, DESIGN CALCULATIONS AND THE POLLUTION
 PREVENTION PLAN WILL BE REVIEWED AS PART OF THE
 ENGINEERING DEVELOPMENT APPROVAL AND BUILDING PERMIT
 APPLICATION PROCESSES. THE ENGINEERING DEVELOPMENT
 APPROVAL APPLICATION FORMS CAN BE DOWNLOADED AT

 THE FOLLOWING COMMENTS MUST BE ADDRESSED PRIOR TO SITE
 PLAN APPROVAL.
  
 1. REGARDING THE SUBMITTED BOUNDARY AND TOPOGRAPHIC
 SURVEY:
 A. PLEASE SUBMIT A SURVEY WHICH HAS BEEN SIGNED/SEALED
 BY PROFESSIONAL SURVEYOR AND MAPPER.
 B. LEGAL DESCRIPTION IS NOT LEGIBLE. PLEASE RESUBMIT
 WITH A LEGIBLE LEGAL DESCRIPTION.
 C. PLEASE LIST THE OVERALL PARCEL ACREAGE.
 D. PLEASE CHECK THE SCALE OF THE SURVEY. SCALE BAR AND

 DUMPSTER/COMPACTORS MUST LOCATED IN AREAS EASILY
 SERVICED BY THE CITY SANITATION EQUIPMENT AND MANPOWER
 PER SECTION 74-35(A)(5) OF THE CODE OF ORDINANCES.
 PLEASE ALSO SHOW HOW THE FUEL TRUCKS WILL ACCESS AND
 LEAVE THE SITE.
  
 4. PLEASE REVISE THE PLANS TO INCLUDE THE CITY OF WEST
 PALM BEACH GARBAGE RECEPTACLE DETAIL. MINIMUM
 DIMENSIONAL REQUIREMENTS ARE LISTED IN SECTION
 94-444(B) OF THE CODE OF ORDINANCES. CITY STANDARD

 5. PRELIMINARY, UPDATED FEMA FLOOD INSURANCE MAPS ARE

 VERIFY THAT THE NEW MAPS WILL NOT IMPACT THE PROPOSED
 PROJECT.
  
 6. THE EXISTING SITE HAS EXISTING DIMENSIONAL
 NON-CONFORMANCES (SECTION 94-513 OF THE CODE OF
 ORDINANCES), SOME OF WHICH WERE AUTHORIZED BY SPECIAL
 EXCEPTION #1350 ISSUED IN 1967.
 A. EXISTING DRIVEWAYS OFF OF WINDSOR ARE SEPARATED BY
 55 FEET, WHICH IS LESS THAN THE MINIMUM SEPARATION (125
 FT) REQUIRED BY CODE SECTION 94-313.
 B. TURN AROUND SPACES ARE NOT PROVIDED AT EITHER OF THE
 EXISTING DEAD-END DRIVE AISLES (CODE SECTION 94-485).
 C. EXISTING SOUTHERN ENTRANCE IS 35 FEET FROM THE
 INTERSECTION, RATHER THAN THE REQUIRED 50 FEET. (CODE
 SECTION 94-313)
 D. NONRESIDENTIAL USES WITH LESS THAN 300 REQUIRED
 PARKING SPACES ARE PERMITTED ONE ACCESS POINT ONTO EACH
 RIGHT-OF-WAY. THIS SITE CURRENTLY HAS TWO ACCESS POINTS
 OFF OF WINDSOR. (CODE SECTION 94-313)
 E. SIDEWALK WIDTH ALONG WINDSOR IS FOUR FEET INSTEAD OF
 THE CITY STANDARD WIDTH OF FIVE FEET.
  
 7. THE EXISTING CURB CUT ON WINDSOR AT THE ALLEY
 ENTRANCE MUST BE REMOVED AND THE SIDEWALK AND
 CURB/GUTTER CONSTRUCTED TO MATCH THE REMAINDER OF
 WINDSOR ROAD.
  
 8. PLEASE EXPLAIN WHY THE SITE PLAN SHOWS A PORTION OF
 THE ALLEY OUTSIDE OF THIS PARCEL AS ?ABANDONED ALLEY?.
  
 9. PLEASE DEMONSTRATE THAT THE PROJECT WILL PROVIDE
 ADEQUATE DRAINAGE AND STORMWATER MANAGEMENT. COMPLIANCE
 WITH CHAPTER 40E-4 WILL DEMONSTRATE COMPLIANCE WITH
 THIS PROVISION [SECTIONS 90-201, 94-35(C )(11), AND
 94-307].
  
 10. PLEASE REVIEW THE MINIMUM PERIMETER BERM ELEVATION
 LISTED ON SHEET C-1.0. IT IS 10 FEET BELOW THE LOWEST
 EXISTING ELEVATION ON THE PROPERTY.
  
 11. PLEASE PROVIDE POLLUTANT CONTROL BAFFLES IN
 STORMWATER INLETS NEAR THE PROPOSED GAS ISLANDS.
  
 12. PLEASE SUBMIT COUNTY APPROVAL OF THE EXISTING
 DRIVEWAY ENTRANCE ON 45TH STREET.
  
 13. PLEASE VERIFY COMPLIANCE WITH ADA ACCESSIBLE ROUTE
 WIDTH REQUIREMENTS IN AREAS OF SIDEWALK WHERE VENDOR
 MACHINES (I.E. REDBOX, ICE) ARE PROPOSED.
  
 14. PLEASE REVISE THE LANDSCAPE PLAN TO SHOW LOCATIONS
 OF ALL WATER METERS, VALVES, CLEAN-OUTS, LIGHT POLES,
 ETC. ROOT BARRIERS MAY BE REQUIRED WHERE PLANTINGS ARE
 NEAR UNDERGROUND STORMWATER, SANITARY, OR POTABLE WATER
 LINES.
  
 15. PLEASE SHOW THE SIGHT TRIANGLES ON THE GROUND FLOOR
 LANDSCAPING PLAN FOR THE INTERSECTIONS AND VEHICULAR
 EXITS. (SECTION 94-305E, CODE OF ORDINANCES)
  
 THE FOLLOWING COMMENTS MUST BE ADDRESSED PRIOR TO
 ISSUANCE OF CONSTRUCTION AUTHORIZATION INCLUDING
 BUILDING PERMITS AND ENGINEERING DEVELOPMENT APPROVAL.
