 1. CORRECT THE WEST SETBACK ON SHEET SP-2. THE WEST
 SIDE IS ALONG A STREET AND CONSIDERED A CORNER SETBACK
 WHICH NEEDS TO BE DEPICTED AS 12.5 FEET RATHER THAN 5
 FEET [ZLDR SEC. 94-74(A)(3)(B)].
  
 2. CORRECT SHEET SP-2 'UTILITY SERVICE' PROVIDER TO
 CITY OF WEST PALM BEACH RATHER THAN PALM BEACH COUNTY
 UTILITIES.
  
 3. INDICATE THE BREAKDOWN OF THE PARKING CALCULATION
 FOR THE SITE. PLAN SHOULD INDICATE THAT THERE ARE 20
 SPACES REQUIRED FOR THE CHURCH (PER A PREVIOUS
 APPROVAL) AND HOW THE ADDITIONAL 7 NEW SPACES WERE
 ARRIVED AT. WHAT USES AND CALCULATION WERE USED?
  
 4. THE SITE PROVIDES ONE ADA SPACE. ZLDR SEC. 94-485(O)
 REQUIRES PARKING LOTS WITH 26-50 PARKING SPACES PROVIDE
 TWO ADA SPACES. PLEASE UPDATE THE PLAN.
  
 5. REVISE ADA STRIPING DETAIL TO INCLUDE STRIPES
 CONNECTED AT THE BOTTOMS AND SPACED CORRECTLY.
  
 6. ONE INTERIOR LANDSCAPE ISLAND IS REQUIRED FOR EVERY
 TEN PARKING SPACES. AN INTERIOR LANDSCAPE ISLAND WILL
 BE REQUIRED IN THE ROW OF 12 PARKING SPACES SHOWN ON
 THE PLAN [ZLDR SEC. 94-443(C)(3)(B)].
  
 7. AN ADDITIONAL STRIPED AREA NEEDS TO BE PROVIDED AT
 THE END OF THE LAST PARKING SPACE TO THE NORTH TO SERVE
 AS A TURNAROUND SPACE IF SOMEONE DRIVES DOWN TO THE END
 AND ALL SPACES ARE FULL.
  
 8. MINIMUM DRIVE AISLE WIDTH FOR 90 DEGREE PARKING WITH
 A TWO-WAY DRIVE IS 24 FEET AND THE PLAN SHOWS 20 FEET
 [ZLDR SEC. 94-485(J)]. PLEASE REVISE.
  
 9. AT MINIMUM, THE NORTHERN DRIVEWAY INGRESS/EGRESS
 POINT NEEDS TO BE A MINIMUM OF 24 FEET IN WIDTH TO
 ACCOMMODATE TWO-WAY TRAFFIC. PLEASE REVISE.
  
 10. PROVIDE BUILDING ELEVATIONS AND INDICATE BUILDING
 HEIGHT. BUILDING HEIGHT SHALL NOT EXCEED 30 FEET [ZLDR
 SEC. 94-74(A)(4)].
  
 11. PROVIDE DIMENSIONS OF NEW BUILDING FOOTPRINT ON THE
 SITE PLAN.
  
 12. PROVIDE BICYCLE PARKING FOR NEW PARKING IN
 ACCORDANCE WITH ZLDR SEC. 94-485(Q) AND INCLUDE DETAIL
 OF RACK AND SPACING ON THE PLANS.
  
 13. IDENTIFY LOADING ZONE IN ACCORDANCE WITH ZLDR SEC.
 94-485(P).
  
 14. IN THE SITE INFORMATION TABLE THE 'PERVIOUS LOT
 AREA PROVIDED' IS INDICATED TO BE 40%. (WHILE THE FINAL
 NUMBER IS CORRECT, I AM UNCLEAR ABOUT THE REASON BEHIND
 THE METHOD OF THE CALCULATION.) THIS 'PROVIDED' 40% IS
 DIFFERENT FROM TOTAL GREEN SPACE (8,251 SQ. FT. OR 31%)
 PROVIDED AT THE END OF THE TABLE. PLEASE REVIEW FOR
 ACCURACY. THE ADDITIONAL STANDARDS FOR CHURCHES
 REQUIRES THAT THE SITE SHALL NOT EXCEED 60% IMPERVIOUS
 AREA [ZLDR SEC. 94-273(D)(8)]. PLEASE DEMONSTRATE
 COMPLIANCE WITH THIS REQUIREMENT OR REQUEST A WAIVER
 AND PROVIDE JUSTIFICATION.
  
 15. PLEASE REVIEW THE 'LEGAL DESCRIPTION' PROVIDED IN
 THE SITE INFORMATION TABLE WHICH SEEMS TO ONLY INCLUDE
 ONE PORTION OF THE PROPERTY.
  
 16. NOTATE ON THE SITE PLAN THAT THE ALLEY IS TO BE
 ABANDONED AND THE AREA OF THE ALLEY HAS BEEN INCLUDED
 IN THE SITE CALCULATIONS.
  
 17. UPDATE THE DISTANCE DIMENSION FIGURE ON SHEET SP-2
 TO DEMONSTRATE THE DISTANCE OF THE BUILDING AND
 PARKING/CIRCULATION AREAS ARE A MINIMUM OF 30 FEET FROM
 A RESIDENTIAL PROPERTY LINE RATHER THAN A RESIDENTIAL
 STRUCTURE. WAIVERS WILL BE REQUIRED FROM THE
 RESIDENTIAL PROPERTY LINE TO THE EAST. PLEASE REVIEW
 AND ADJUST THE GRAPHIC, JUSTIFICATION STATEMENT, AND
 RESPONSE TO ADDITIONAL STANDARDS APPROPRIATELY. FOR
 EACH WAIVER REQUEST THERE IS A $270 FEE. BASED ON
 REVIEW OF THE PLAN TWO WAIVER WILL BE NEEDED FROM ZLDR
 SEC. 94-273(D)8)(B)(2)(I) AND (II).
  
 18. IS THERE ANY NEW OUTDOOR LIGHTING BEING PROPOSED
 FOR THE SITE? IF YES, PROVIDE A PHOTOMETRIC PLAN AND
 INDICATE LOCATION OF LIGHTS. FOR LIGHT POLES INDICATE
 POLE HEIGHT AND SETBACK ON THE SITE PLAN. THE LIGHT
 POLES MUST COMPLY WITH THE PROPERTY SETBACKS.
  
 19. PROVIDE AN UPDATED SURVEY ABSTRACTED FOR EASEMENTS.
  
 20. NOTATE ON SITE PLAN THE AT&T EASEMENT. PROVIDE AN
 EASEMENT CONSENT FROM AT&T FOR IMPROVEMENTS PROPOSED
 WITHIN THE AT&T EASEMENT AREA.
  
 21. IN REVIEW OF THE PLAN, STAFF SUGGESTS LOOKING AT
 THE FEASIBILITY OF PLACING THE NEW BUILDING DIRECTLY TO
 THE WEST OF THE EXISTING BUILDING AND USING THE REAR OF
 LOT TO CONSTRUCT A SINGLE CONSOLIDATED PARKING FACILITY
 FOR THE SITE.
  
 22. ARE THERE ANY CHANGES BEING PROPOSED TO THE
 EXISTING CHAIN-LINK FENCE? THE EXISTING FENCE IS
 NON-CONFORMING IN RESPECT TO ITS HEIGHT ALONG THE FRONT
 SETBACKS. ANY REPLACEMENT OF THE FENCE WILL REQUIRE
 COMPLIANCE WITH THE FENCE REQUIREMENTS FOR THE ZONING
 DISTRICT.
  
 23. PROVIDE INFORMATION ON HOW THE TRASH RECEPTACLES
 WILL BE SCREENED.
  
  
 WHEN RESUBMITTING:
 A. PROVIDE WRITTEN RESPONSES TO REVIEW COMMENTS MADE BY
 DEPARTMENTS IN A WRITTEN FORMAT WHEN RESUBMITTING.
  
 B. PROVIDE 10 SETS OF REVISED PLANS AND/OR DOCUMENTS
 ALONG WITH ONE REDUCED COPY AND ELECTRONIC COPY OF ALL
 PLANS.
  
 C. IF NO RESPONSE IS RECEIVED WITHIN 60 DAYS OF THE
 ISSUANCE OF THESE COMMENTS, THE APPLICATION WILL BE
 CONSIDERED WITHDRAWN AND ANY FURTHER ACTION WILL
 REQUIRE SUBMISSION OF A NEW DEVELOPMENT APPLICATION.
  
 D. PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ACCESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE.
