 OF ALL PLANS. PLEASE NOTE THAT CHANGES ON THE
 RESUBMITTED PLANS OR THE SUBMITTAL OF INFORMATION/PLANS
 TO ADDRESS THE COMMENTS MAY RESULT IN ADDITIONAL
 COMMENTS.
  
 - THE PPRC COMMENTS SHALL BE SUFFICIENTLY ADDRESSED AND
 SUBMITTED TO THE PLANNING DIVISION BY 5 PM ON MONDAY,
 DECEMBER 14, 2015, TO BE ELIGIBLE TO BE SCHEDULED FOR
 THE JANUARY 20, 2016 PLANNING BOARD MEETING.
  
 - PLEASE NOTE THAT IF THE PLANNING DIVISION HAS NOT
 RECEIVED A RESPONSE TO THE COMMENTS WITHIN 60 DAYS FROM
 THE DATE OF THESE COMMENTS (BY JANUARY 30, 2016), THE
 CASE SHALL BE CONSIDERED WITHDRAWN. ANY FURTHER ACTION
 SHALL REQUIRE A NEW DEVELOPMENT APPLICATION.
  
 - PLEASE NOTE THAT PREVIOUSLY-ISSUED COMMENTS WERE NOT
 SUFFICIENTLY ADDRESSED; THEREFORE, THE APPLICANT WILL
 BE ACCESSED A RESUBMITTAL FEE. SUCH FEE WILL IS 20% OF
 THE ORIGINAL APPLICATION FEE ($600).
  
 - PUBLIC HEARING NOTIFICATION SIGNAGE SHALL BE POSTED
 IN ACCORDANCE WITH THE REQUIREMENTS OF SECTION
 94-39(I)(5) OF THE ZONING AND LAND DEVELOPMENT
 REGULATIONS.
  
 1) NEW COMMENT: THE REVISED DRIVEWAY ENTRANCES ALONG
 EXCHANGE COURT SHALL BE APPROVED BY THE CITY?S
 ENGINEERING DEPARTMENT FOR TECHNICAL FUNCTIONALITY.
  
 2) REPEAT COMMENT: DEMONSTRATE HOW A TRUCK WOULD ACCESS
 THE RELOCATED 10 FOOT X 50 FOOT LOADING SPACE ON THE
 FIRST LEVEL OF THE PARKING GARAGE. THE NARRATIVE OF HOW
 A TRUCK ACCESSES THIS SPACE DOES NOT DEMONSTRATE HOW
 THE TRUCK WOULD ACCESS THE SPACE. THE TURN IN FROM
 OKEECHOBEE BOULEVARD AND IMMEDIATE TURN AGAIN DOWN THE
 DRIVE AISLE VISUALLY LOOK TO SEVERE FOR A BIG DELIVERY
 TRUCK TO NEGOTIATE. THE ARCHITECTURAL FLOOR PLANS DO
 NOT SHOW A LOADING SPACE AT THE SAME LOCATION AS THE
 SITE PLAN. BOTH PLANS SHOW NUMEROUS CONFLICTING LINES
 (CURB LINES?) WHICH WOULD MAKE IT DIFFICULT IF NOT
 IMPOSSIBLE TO ACCESS THE SPACE. THE PLANS SHALL ALL
 MATCH AND VERIFY THAT THIS IS A USABLE LOADING SPACE OR
 AN ALTERNATE SPACE SHALL BE PROVIDED ON THE SITE.
  
 3) REPEAT COMMENT: THE RELOCATED BICYCLE PAD WITH RACKS
 DOES NOT COMPLY WITH THE LOCATIONAL REQUIREMENTS OF
 SECTION 94-485(Q)2. THE BICYCLE PARKING SPACES SHALL BE
 ACCESSIBLE WITHOUT REQUIRING THE USER TO TRAVERSE A
 LANDSCAPE AREA (IN THIS CASE SOD) OR TO NEGOTIATE
 BETWEEN PARKED CARS IF THE PARKING SPACES ARE IN USE.
 THERE IS AN AREA IN FRONT OF BUILDING E THAT COULD
 EASILY FIT THE BICYCLE PARKING.
  
 4) REVISED COMMENT: PLEASE VERIFY THAT THE HEIGHT OF
 THE NEW GARAGE IS 77 FEET 9 INCHES. THIS HEIGHT SHALL
 BE INCLUDED IN THE SITE DATA TABLE. WHILE THIS IS TWO
 (2) FEET TALLER THAN THE ORIGINALLY APPROVED GARAGE,
 BASED ON THE METHOD OF HEIGHT/SETBACK MEASUREMENT IN
 THE ZONING AND LAND DEVELOPMENT REGULATIONS, THERE IS
 ACTUALLY NO INCREASE IN THE REQUIRED EAST SIDE SETBACK.
 PLEASE USE THE SAME WAIVER VALUES OF 13.5 FEET FOR THE
 BUILDING AND 22 FEET FOR THE BUILDING OVERHANG IN THE
 WAIVER AS SHOWN ON THE CURRENTLY APPROVED SITE PLAN.
 THERE IS NO NEED TO UPDATE THE JUSTIFICATION STATEMENT.
  
 5) REVISED COMMENT: THE NEW PORSCHE SERVICE BAY
 CONFIGURATION APPEARS TO HAVE 18 SERVICE BAYS, NOT 17
 AS LISTED. THE AREAS THAT ARE NOT FOR SERVICE USE SHALL
 BE MARKED ON THE SITE AND ARCHITECTURAL PLANS. IF THE
 SPACE IS NOT MARKED AS SOMETHING OTHER THAN SERVICE,
 THEN IT WILL RESULT IN ONE EXTRA REQUIRED PARKING SPACE
 ON THE SITE.
  
 6) REPEAT COMMENT: THE TOTAL INTERIOR SPACE COUNTED FOR
 PARKING IS 120,390 SQUARE FEET, WHICH AT 1 PARKING
 SPACE PER 500 SQUARE FEET REQUIRES 241 PARKING SPACES,
 NOT 240 AS LISTED. THE SERVICE PARTS/STORAGE AREAS ARE
 COVERED BY THE 1ST LEVEL OF THE GARAGE. THESE TWO AREAS
 ARE COVERED AND NOT OPEN TO THE SKY; THEREFORE, THEY
 SHALL BE COUNTED TOWARDS MEETING THE ENCLOSED AREA
 PARKING REQUIREMENTS. THIS SHALL BE ALL UNDER ONE LINE
 ITEM ON THE PARKING TABLE, NOT TWO AS SHOWN ON THE
 REVISED PLANS.
  
 7) NEW COMMENT: THERE ARE 537, NOT 534 PARKING SPACES
 PROVIDED. PLEASE UPDATE THE TABLE.
  
 8) REPEAT COMMENT: THERE ARE SOME INCONSISTENT CURB
 LINES WITHIN THE DRIVEWAY BETWEEN BUILDINGS D AND E ON
 THE ARCHITECTURAL SITE PLAN. (SEE ZONING COMMENT NO.
 2).
  
 9) REPEAT COMMENT: THE PAVING AND DRAINAGE PLAN DOES
 NOT SHOW SAME DIMENSIONS AS THE SITE PLAN ON THE NORTH
 SIDE OF THE MINI BUILDING FOR THE DRIVE AISLE AND
 PARKING STALL DEPTH.
  
 10) NEW COMMENT: PLEASE CLARIFY THE GATES ALONG
 EXCHANGE CT. STAFF WAS UNDER THE IMPRESSION THAT THESE
 WILL BE ROLLING GATES (DETAILS ON SITE PLAN INDICATE
 THIS); HOWEVER, THE LANDSCAPE PLANS CALL THEM OUT AS
 SWING GATES. IN EITHER CASE, THE GATES LOOK LIKE THEY
 WILL BE CONFLICTING WITH LANDSCAPE WHEN THEY ARE OPEN.
 NOTE THE SWING GATES WILL BLOCK THE DRIVE AISLES WHEN
 THEY ARE OPENED, SO ROLLING GATES SEEM TO BE A BETTER
 OPTION.
  
 11) NEW COMMENT: THE CIVIL PLANS CALL OUT NEW LIGHT
 POLES NORTH OF THE NEW MINI SERVICE AREA. THESE ARE NOT
 CALLED OUT AS NEW ON THE SITE PLAN. PLEASE REMEMBER
 THAT ALL NEW LIGHT POLES SHALL BE SET BACK FIVE (5)
 FEET FROM THE PROPERTY LINE.
  
 12) REPEAT COMMENT (FROM PPRC MEETING): AT THE PPRC
 MEETING, THE BUILDING OFFICIAL MADE A COMMENT REGARDING
 FIRE EGRESS FROM THE NORTH SIDE OF THE BUILDING TO THE
 PUBLIC SIDEWALK NETWORK SO THAT PEOPLE WOULD NOT NEED
 TO WALK THROUGH A POTENTIAL HAZARD IN THE BUILDING TO
 GET OUT ON THE SOUTH SIDE. STAFF IS UNABLE TO LOCATE
 THIS ON THE PLANS.
