 HATCHED AREAS IN EACH FLOOR PLAN SHALL ONLY INCLUDE
 THOSE AREAS INCLUDED IN GBA. SUMMARY TABLE SHALL HAVE
 ALSO A SEPARATE COLUMN FOR MECHANICAL AND PARKING AREAS
 NOT INCLUDED IN GBA.
 2. PARKING REQUIREMENT TABLE IN SHEET A1.1A SHALL BE
 ADJUSTED TO REFLECT THE CODE REQUIREMENT FOR DOWNTOWN

 3. PLEASE REVISE THE PARKING LAYOUT TO CONFIRM
 COMPLIANCE WITH MINIMUM WIDTH OF PARKING SPACES IN

 CITY DETAIL.
 4. EAST ELEVATION SHOWS WINDOWN IN THE SE ROOM BUT THEY
 ARE NOT SHOWN IN THE FLOOR PLANS. PLEASE CLARIFY AND
 CONFIRM COMPLIANCE WITH BLANK WALL REGULATIONS.
 5. PLEASE INDICATE THE DEPTH OF THE ARCHITECTURAL
 FEATURES PROVIDED ON THE WALLS LESS THAN 3 FEET FROM
 THE PROPERTY LINE.
 6. FENESTRATION SHALL BE PROVIDED ON ALL FACADES
 ENCLOSING ACTIVE USES (2ND FLOOR MANAGER ROOM).
 7. PLEASE IDENTIFY THE PRELIMINARY LOCATION FOR
 COMPLIANCE WITH THE ART IN PUBLIC PLACES REQUIREMENT

 8. PLEASE TALK WITH TRACY WARD IN THE ENGINEERING

 9. PLEASE REDUCE THE SEPARATION OF THE TWO TREES IN
 FRONT OF THE HOTEL ENTRANCE TO A MORE CONSISTENT
 SPACING MATCHING THE OTHER TREES AS CLOSE AS POSSIBLE.
 WE RECOMMEND AROUND 35-40 FEET.
 11. PLEASE PROVIDE A HARDSCAPE DRAWINGS FOR DIXIE AND
 TRINITY. TRINITY PLACE SHALL MATCH THE EXISTING PATTERN
 ON THE EAST SIDE OF THE PROPERTY.
 12. SUBMITTED RENDERING ARE STILL NOT ACCURATELY
 REFLECTING THE EXISTING CONTEXT AND THE PROPOSED GROUND
 LEVEL CONDITIONS RESULTING FROM THE BUILDING.
 13. PLEASE PROVIDE PICTURES OF THE PROPOSED BUILDING
 MATERIALS INCLUDING THE GARAGE SCREENING.
  
 13. ARCHITECTURAL DESIGN COMMENTS:
 A. THE REVISED DESIGN HAS INTRODUCED ADDITIONAL
 ARCHITECTURAL LANGUAGE TO THE BUILDING DESIGN RESULTING
 IN DIFFERENT TREATMENT FOR EACH ELEVATION, AND IN
 DETRIMENT OF A MORE CONSISTENT OVERALL BUILDING DESIGN.
 REVISIONS TO THE FACADE DESIGN SHALL BE INTRODUCED.
 B. THE REQUIRED PLANAR BREAK ALONG TRINITY PLACE SHALL
 BE USED ON THE HIERARCHICAL TREATMENT OF THE BUILDING
 ELEMENTS. THE PROPOSED PLANAR BREAK IS LOCATED WHERE
 THE BUILDING ENTRANCE IS, AND AS SUCH IT SHOULD REFLECT
 OR CREATE A SIGNIFICANT ACCENT ON THE FACADE.
 C. ENTRANCE CANOPY SHALL BE LOWERED TO CREATE A
 PEDESTRIAN ENVIRONMENT AND SCALE.
 D. THE DIXIE HWAY FIRST FLOOR ELEVATION SHALL BE
 ADJUSTED TO REFLECT THE PROPOSED RESTAURANT AND
 HIGHLIGHT ITS ENTRANCE.
  
  
 COMMENTS 2ND REVIEW 1-20-2016:
 1. SATISFIED - PLEASE EXTEND THE SPECIALTY TREATMENT OF
 THE SIDEWALK ACROSS THE SOUTH CURB CUT. SHEET A2.1
 SHALL BE ADJUSTED TO REFLECT THE FLUSH CONDITION OF THE
 DRIVEWAY AS IT MEETS SIDEWALK.
  
 COMMENTS 1ST REVIEW 11-10-2015
 1. SATISFIED- 1. EXISTING BACK OF CURB ON TRINITY PLACE
 ALONG THE CITY PLAZA II BUILDING SHALL BE CONTINUED
 WEST AND ADJUSTED IN FRONT OF THE CANOPY HOTEL IF
 NECESSARY. NEW CURB CUT WILL BE THE NEW BACK OF CURB
 FOR THE PURPOSES OF MEASURING THE SETBACK REQUIREMENTS.
 2. SATISFIED- 2. TRAVEL LANE WIDTH SHALL BE MAINTAINED
 CONSISTENT FROM OLIVE AVE TO DIXIE HWAY AND CURB SHALL
 BE ADJUSTED IF NECESSARY.
 3. SATISFIED- 3. SETBACKS ARE MEASURED FROM BACK OF
 CURB (EXISTING CURB ON DIXIE HWAY, AND NEW CURB ON
 TRINITY PLACE).
 4. SATISFIED- 4. DOORS SHALL NOT SWING OVER THE MINIMUM
 REQUIRED SETBACK.
 5. UNDER REVIEW BY TE-5. PLEASE EXPLAIN HOW THE PARKING
 OPERATION IS GOING TO FUNCTION. SOME CONCERNS ARE:
 - CARS WAITING FOR THE ELEVATOR SHALL NOT BE STACKED
 IN THE PUBLIC ROW.
 - HOW LONG DOES IT TAKE FOR THE ELEVATOR TO GO UP AND
 DOWN?
 - WHAT HAPPENS IF THE ELEVATOR BREAKS DOWN?
 6. SATISFIED- DAC VARIANCE NOT NEEDED- 6. ACTIVE USES
 ARE REQUIRED ALONG 60% OF DIXIE HWAY ON ALL FLOORS UP
 TO 5TH STORY. PROJECT IS PROPOSEING PARKING USES ON
 FLOORS 3RD TO 5TH.
 7. SATISFIED- DAC VARIANCE NOT NEEDED- 7. PARKING IS
 ALLOWED ABOVE THE 5TH STORY WITHOUT ACTIVE USES, BUT A
 CONDITIONAL SETBACK OF 31' IS REQUIRED.
 8. SATISFIED- DAC VARIANCE NOT NEEDED- 8. PARKING IS
 ALLOWED ABOVE THE 5TH STORY WITHOUT ACTIVE USES, BUT A
 CONDITIONAL SETBACK OF 27? IS REQUIRED.
 9. NOT SATISFIED- EAST ELEVATION IS A BLANK WALL NOT
 PERMITTED BY THE CURRENT CODE.FURTHER DISCUSSION IS

 BE SERVICED WITHOUT A DEDICATED LOADING AREA. TRINITY
 PLACE IS A SINGLE LANE ROAD AND IT CANNOT BE BLOCK AT
 ANY TIME.
 11. SATISFIED-FURTHER DISCUSSION NECESSARY- 11. HOW IS
 THE PROJECT PROPOSING TO HANDLE GARBAGE COLLECTION?
 12. EAST ELEVATION SHOWN SOME ADDITIONAL WINDOWS ON THE
 SE ROOMS. PLEASE CLARIFY WHAT TYPE OF OPENING ARE
 PROPOSED AND INDICATE THEM IN THE FLOOR PLANS. PODIUM
 HEIGHT IS ACCEPTABLE, FURTHER DISCUSSION NECESSARY
 REGARDING THE BLANK WALL FACING CITY PLAZA II.12. -
 COMPATIBILITY WITH ADJACENT CITYPLAZA II BUILDING.
 FURTHER DISCUSSION NEEDED REGARDING THE PODIUM HEIGHT
 IN RELATION WITH THE CPII PODIUM HEIGHT, AND THE
 RELATIONSHIP OF SOME DESIGN ELEMENTS BETWEEN THE TWO
 BUILDINGS. THE GOAL IS TO MAKE THE ENTIRE BLOCK TO WORK
 AS A CONSISTENT URBAN BLOCK.
 13. SATISFIED. MECHANICAL SCREENING AND SOUND
 ATTENUATION FOR ALL MECHANICAL WILL BE REQUIRED.- 13.
 PLEASE EXPLAIN ANY ACTIONS TAKEN TO MINIMIZE THE NOISE
 AND LIGHT POLLUTION FROM THE ROOFTOP TERRACES INTO THE
 ADJACENT RESIDENTIAL BUILDING.

 FIXTURE AND POLE ALONG TRINITY PLACE SHALL MATCH CITY

 FIXTURE AND POLE.- 15. SIDEWALK TREATMENT ON TRINITY

 2. ELEVATIONS SHALL HAVE SHADOWS AND INCLUDE THE
 CONXTEXT IN THE SAME BLOCK AND AT LEAST 200' ACROSS THE
 ADJACENT STREETS. - 2. PLEASE PROVIDE COLORED
 ELEVATIONS WITH THE SURROUNDING CONTEXT. ELEVATIONS
 SHALL CONTAIN INFORMATION TO INDICATE ANY PLANAR BREAKS
 AND ITS DEPTH.
