 THIS IS A CONCEPTUAL LEVEL REVIEW. CONSTRUCTION LEVEL
 DETAILS, DESIGN CALCULATIONS AND THE POLLUTION
 PREVENTION PLAN WILL BE REVIEWED AS PART OF THE
 ENGINEERING DEVELOPMENT APPROVAL AND BUILDING PERMIT
 APPLICATION PROCESSES. THE ENGINEERING DEVELOPMENT
 APPROVAL APPLICATION FORMS CAN BE DOWNLOADED AT
 HTTP://WPB.ORG/ENGINEERING/FORMS-AND-PUBLICATIONS/
  
 THE FOLLOWING COMMENTS MUST BE ADDRESSED PRIOR TO SITE
 PLAN APPROVAL.
  
 1. PLEASE SUBMIT ESTIMATES FOR THE PEAK POTABLE WATER
 DEMAND, SANITARY SEWER FLOW, AND SOLID WASTE COLLECTION
 YARDAGE.
  
 2. A TRAFFIC STUDY WILL BE REQUIRED FOR THIS PROJECT
 SHOWING HOW THE PROPOSED DEVELOPMENT WILL AFFECT THE
 TRAFFIC VOLUME AND SURROUNDING LOCAL ROADWAYS. INCLUDE
 TRAFFIC ACCIDENT DATA FOR AFFECTED STREET CORRIDORS.
 ESTIMATE INCREASED OR DECREASED POTENTIAL. SAFETY
 IMPROVEMENTS SHALL BE RECOMMENDED WHERE NECESSARY.
 EVALUATE THE IMPACT ON THE TRINITY/DIXIE INTERSECTION
 DURING PEAK HOURS DURING SEASON. (STAFF HAS FREQUENTLY
 OBSERVED TRAFFIC BACKING UP ON DIXIE PASS THE
 INTERSECTION OF TRINITY.) PLEASE SCHEDULE A MEETING
 WITH THE CITY TRAFFIC ENGINEER (BRIAN COLLINS) TO
 DETERMINE THE SCOPE OF THE REQUIRED STUDY.
  
 3. PLEASE SUBMIT DATA DEMONSTRATING THE PROPOSED VALET
 SERVICES, INCLUDING CARS WAITING TO ENTER THE
 ELEVATION, WILL NOT STACK OR QUEUE CARS WITHIN THE
 PUBLIC RIGHT-OF-WAY.
  
 4. PLEASE EXPLAIN THE OPERATION OF THE PARKING GARAGE.
 WHAT HAPPENS IF ONE OR BOTH OF THE ELEVATORS BREAKS? IS
 A SINGLE ELEVATOR SUFFICIENT TO HANDLE TRAFFIC FLOWS
 DURING EVENTS (WEDDINGS, CONFERENCES, ETC.)?
  
 5. PLEASE REVISE THE DRIVEWAY APRONS TO MEET THE CITY?S

 6. A MAINTENANCE AGREEMENT WILL BE REQUIRED FOR THE
 NON-STANDARD ELEMENTS (TREES AND TREE GRATES; PAVERS,
 ETC.) PROPOSED WITHIN CITY RIGHT-OF-WAY.
  
 7. WHERE IS THE PROPOSED DUMPSTER/COMPACTOR LOCATION?
 PLEASE PROVIDE AN AUTOTURN ANALYSIS DEMONSTRATING THE
 SOLID WASTE COLLECTION VEHICLE CAN ACCESS THE PROPOSED
 DUMPSTER AND COMPACTOR LOCATIONS. THE TRASH
 DUMPSTER/COMPACTORS MUST LOCATED IN AREAS EASILY
 SERVICED BY THE CITY SANITATION EQUIPMENT AND MANPOWER
 PER SECTION 74-35(A)(5) OF THE CODE OF ORDINANCES. IF A
 ROLL-OFF COMPACTOR IS PROPOSED, PLEASE PROVIDE A LETTER
 FROM THE PRIVATE PROVIDER VERIFYING THAT THEY CAN
 PROVIDE SERVICE WITH THE CONFIGURATION SHOWN ON THE
 PLANS.
  
 8. PROVIDE VERTICAL PROFILES FOR THE PARKING GARAGE
 RAMPS INCLUDING THE TRANSITION AREA GEOMETRY.
  
 9. PRELIMINARY, UPDATED FEMA FLOOD INSURANCE MAPS ARE
 AVAILABLE AT HTTP://WWW.CO.PALM-BEACH.FL.US/NEWSROOM/08
 14/08-26-14-FLOOD_MAPS.HTM. PLEASE REVIEW THE MAPS AND
 VERIFY THAT THE NEW MAPS WILL NOT IMPACT THE PROPOSED
 PROJECT.
  
 10. PLEASE SHOW THE SIGHT TRIANGLES ON THE GROUND FLOOR
 LANDSCAPING PLAN FOR THE INTERSECTIONS AND VEHICULAR
 EXITS. (SECTION 94-305E, CODE OF ORDINANCES)
  
 11. PER SECTION 2.21.2 OF THE CITY RIGHT OF WAY
 STANDARDS MANUAL, PROJECTS WHICH DISTURB 40% OR MORE OF
 A ROADWAY (LINEAR FOOTAGE) PER BLOCK WILL BE REQUIRED
 TO MILL AND RESURFACE THE ENTIRE BLOCK. ALL STRIPING
 WITHIN THE CITY RIGHTS-OF-WAY TO BE THERMOPLASTIC.
  
 12. PLEASE SCHEDULE A MEETING WITH THE CITY?S TRAFFIC
 ENGINEER TO FINALIZE THE DESIGN OF IMPROVEMENTS WITHIN
 THE TRINITY PLACE RIGHT-OF-WAY.
  
 13. PLEASE EXPLAIN THE ?BUS ZONE? NOTE ON SHEET A2.1
 ALONG DIXIE.
  
 14. PLEASE REVISE THE ELEVATION SHEET TO SHOW ALL
 CANOPIES, CORNICES AND OTHER FEATURES WHICH PROJECT
 FROM THE BUILDING FACE.
  
 15. THE AVAILABLE WATER PRESSURE IN THIS PORTION OF THE
 CITY MAY NOT BE ACCEPTABLE AT ELEVATIONS HIGHER THAN
 THE 2ND FLOOR. WE RECOMMEND A LONG-TERM PRESSURE STUDY
 BE PERFORMED PRIOR TO FINALIZATION OF THE UTILITY
 DESIGN.
  
 16. PLEASE SHOW THE LOCATIONS OF ROOF DRAINS AND
 INDICATE WHERE THE DISCHARGE WILL BE DIRECTED. RUNOFF
 VELOCITY AND VOLUME SHOULD NOT EXCEED EXISTING
 CONDITIONS.
  
 17. PLEASE REMOVE THE PROPOSED EXFILTRATION TRENCH FROM
 THE CITY?S RIGHT-OF-WAY ALONG DIXIE. WATER QUALITY
 TREATMENT AND STORM ATTENUATION ARE TO BE PROVIDED ON
 PROPERTY OWNED BY THE APPLICANT.
  
 18. PLEASE MEET WITH CITY ENGINEERING STAFF TO DISCUSS
 THE PROPOSED UTILITY CONNECTION LOCATION(S).
  
 19. PLEASE CLARIFY THE PLAN FOR THE PARKING SPACES
 ALONG TRINITY. ARE THE EXISTING METERED SPACES PROPOSED
 TO BE RELOCATED TO THE SHOWN LOCATIONS OR ARE THE SHOWN
 SPACES FOR VALET QUEUING ONLY? IF THE SPACES WILL BE
 FOR PUBLIC USE, CONSIDER DEDICATING A PORTION OF THE
 PROPERTY TO THE CITY FOR TRINITY PLACE RIGHT-OF-WAY.

 ISSUANCE OF CONSTRUCTION AUTHORIZATION INCLUDING
