 CLASS B SPECIAL USE PERMIT APPLICATION:
  
 1.) PLEASE NOTE THAT THE FOLLOWING WAIVERS ARE REQUIRED
 FOR THE CLASS B SPECIAL USE PERMIT APPLICATION. PER THE
 2015 ZONING BOARD OF APPEALS APPLICATION, THE FEE IS

 WILL COMPLY WITH THE PARTICULATE MATTER, VIBRATIONS AND
 NOISE REQUIREMENTS OF S.94-310 OF THE ZONING AND LAND
 DEVELOPMENT REGULATIONS (ZLDR).
  
 3.) RESPONSES MISSING FOR THE ADDITIONAL STANDARDS IN
 S.94-273(D)(36), INDUSTRIAL USES HAVING SIGNIFICANT
 EXTERNAL IMPACTS.
  
 4.) REVISE JUSTIFICATION STATEMENT TO INCLUDE
 INFORMATION TO WHY THE PROPOSED DUST COLLECTION SYSTEM
 IS NECESSARY (I.E. IS THE USE EXPANDING TO PROVIDE
 COMMERCIAL WORK OR PRODUCTION WORK?).
  
 5.) ARE THERE ANY LETTERS OF SUPPORT FROM THE
 SURROUNDING NEIGHBORS?
  
  
 SITE PLAN (TECHNICAL):
  
 1.) THE PROJECT HAS TWO SEPARATE PARCELS (435 AND 513
 SOUTHERN BOULEVARD). A UNITY OF TITLE WILL BE REQUIRED
 TO JOIN THE TWO PARCELS.
  
 2.) THERE SEEMS TO BE SOME CONFLICT WITH SOME OF THE
 "EXISTING" PARKING STALLS ALONG THE BUILDINGS WITH
 MECHANICAL EQUIPMENT, STEPS, OPENINGS, ETC. PLEASE
 ADDRESS.
  
 3.) CORRECT THE PROPOSED LOT SIZE IN THE DEVELOPMENT
 REGULATIONS TABULAR. THE SIZE OF THE LOT IS 55,850 SQ.
 FT. NOT 54,450 SQ. FT.
  
 4.) ZONING OF ALL PROPERTIES TO THE NORTH IS MF AND NOT
 MF/I. PLEASE CORRECT.
  
  
 RECOMMENDED IMPROVEMENTS FOR THE CLASS B SPECIAL USE
 PERMIT:
  
 THE APPLICANT IS SEEKING WAIVERS FOR THE CLASS B
 SPECIAL USE PERMIT. THE FOLLOWING IMPROVEMENTS ARE
 HIGHLY RECOMMENDED TO MITIGATE THE IMPACTS OF THE
 WAIVER REQUESTS AND TO IMPROVE THE APPEARANCE OF THE
 SITE:
  
 1.) REPLACE THE EXISTING CHAIN LINK AND WOOD FENCE
 ALONG THE NORTH SIDE OF THE PROPERTY THAT IMMEDIATELY
 ABUTS A RESIDENTIAL ZONING DISTRICT WITH A 5 FT. HIGH
 WALL; INCREASE THE LANDSCAPE BUFFER TO 10 FT. ALONG THE
 NORTH BOUNDARY TO ADEQUATELY ACCOMMODATE THE NEW WALL.
  
 2.) RECONFIGURE THE PARKING AREA TO MEET THE MINIMUM
 STANDARDS OF THE ZONING AND LAND DEVELOPMENT
 REGULATIONS. ADDING NEW TERMINAL AND LANDSCAPED ISLANDS
 WHERE REQUIRED WILL HELP IMPROVE THE PERVIOUS SURFACE
 AREA ON THE PROPERTY. STAFF IS REQUESTING THAT THE SITE
 MEET AT LEAST THE MINIMUM 15 PERCENT REQUIRED FOR
 LANDSCAPED AREA IN THE INDUSTRIAL ZONING DISTRICT.
  
 3.) RESTRIPE PARKING SPACES ACCORDING TO THE
 REQUIREMENTS OF THE ZLDR.
  
 4.) EXPLAIN/ILLUSTRATE HOW THE PROPOSED NEW 20 FT. TALL
 DUST COLLECTOR WILL BE SCREENED FROM VIEW.

 * PLEASE PROVIDE RESPONSES TO REVIEW COMMENTS IN
 WRITTEN FORMAT.
  
 * WHEN RESUBMITTING, PLEASE PROVIDE A MINIMUM OF
 FIFTEEN (15) PAPER COPIES, ONE (1) REDUCED COPY IN 8.5
 INCHES X 11 INCHES AND ONE (1) SET IN 11 INCHES X 17
 INCHES, AND AN ELECTRONIC COPY OF ALL PLANS. PLEASE
 NOTE THAT CHANGES ON THE RESUBMITTED PLANS MAY RESULT
 IN ADDITIONAL COMMENTS.
  
 * PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ASSESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20 PERCENT OF THE ORIGINAL APPLICATION FEE
 ($270.00).
