 1. SITE PLAN NEEDS TO DEPICT PROPOSED IMPROVEMENTS
 VERSUS EXISTING CONDITIONS ON SITE PLAN.
  
 2. SITE PLAN NEEDS TO ACCURATELY DEPICT SIDEWALKS.
 PROPOSED PLAN SHOWS LANDSCAPING IN LOCATION OF EXISTING
 SIDEWALK ALONG BROADWAY. ACCESS TO PUBLIC SIDEWALK WILL
 NEED TO REMAIN. THERE IS ALSO A BUS STOP LOCATED ALONG
 THE BROADWAY SIDE OF THE PROPERTY.
  
 3. SITE PLAN INDICATES THE ENTIRE SITE IS CONCRETE.
 SURVEY ONLY SHOWS CONCRETE WHERE CAR WASH BAYS ARE
 LOCATED AND SOME ASPHALT LOCATED AROUND THE SOUTHERN
 BUILDING. PLEASE CLARIFY ON SITE PLAN WHAT IS EXITING
 AND WHERE NEW CONCRETE IS BEING PROPOSED.
  
 4. DIMENSION DRIVE AISLE WIDTHS AND INDICATE IF NEW
 CURB CUTS ARE PROPOSED OR EXISTING.
  
 5. DEPICT PEDESTRIAN ACCESS TO THE SITE.
  
 6. PROVIDE LAYOUT AND LOCATION OF ALL OFF-STREET
 PARKING, LOADING, AND OTHER VEHICULAR USE AREAS
 INCLUDING ADA PARKING SPACE. PROVIDE A PARKING
 CALCULATION (ZLDR SEC. 94-221(F)(1)) AND STANDARD CITY
 DETAIL FOR STRIPING PARKING SPACES.
  
 7. LABEL ON SITE PLAN FENCE LOCATION VERSUS PROPERTY
 LINE LOCATION AND ACCURATELY DEPICT LOCATION, TYPE, AND
 HEIGHT OF FENCE AND INDICATE WHETHER THE FENCE IS
 EXISTING OR PROPOSED.
  
 8. INDICATE LAND USE AND ZONING OF THE SUBJECT
 PROPERTY. THE SUBJECT PROPERTY HAS SPLIT LAND USE AND
 ZONING WHICH NEEDS TO BE DEPICTED ON THE PLAN.
  
 9. INDICATE ON SITE PLAN THE PROPOSED USE OF EACH
 BUILDING AND SETBACKS.
  
 10. LETTER FROM COMCAST INDICATES THERE IS AN EXISTING
 EASEMENT AT THE REAR OF THE PROPERTY BETWEEN 56TH
 STREET AND 57TH STREET, HOWEVER, THERE IS NO EASEMENT
 SHOWN ON THE SURVEY.
  
 11. HOW IS TRASH COLLECTION BEING HANDLED FOR THE SITE?
 WILL THERE BE A DUMPSTER OR OTHER TRASH CONTAINERS?
 OUTDOOR TRASH CONTAINERS SHALL BE SCREEN IN ACCORDANCE
 WITH ZLDR SEC. 94-444(C). PLEASE DEMONSTRATE
 COMPLIANCE.
  
 12. IS THIS A SELF-SERVICE CAR WASH OR FULL-SERVICE CAR
 WASH? IF SELF-SERVICE, WILL THERE BE AN ATTENDANT
 PRESENT DURING HOURS OF OPERATION? WHAT ARE THE
 PROPOSED HOURS OF OPERATION? PLEASE EXPLAIN OPERATION.
  
 13. IF ONLY ENTRANCE IS FROM 56TH STREET INDICATE HOW
 STACKING WILL BE HANDLED SO VEHICLES DO NOT BACK-UP ON
 TO BROADWAY.
  
 14. WILL ANY NEW LIGHTING BE ADDED TO THE SITE? IF YES,
 PROVIDE LOCATION, HEIGHT, AND INTENSITY OF ALL OUTDOOR
 ILLUMINATION.
  
 15. WILL THERE BE RETAIL SALES ON THE SITE? IF YES,
 INDICATE WHERE AND SQUARE FOOTAGE OF THE SPACE.
  
 16. ARE ANY TYPES OF BUILDING IMPROVEMENTS BEING
 PROPOSED?
  
 17. PLEASE PROVIDE A WRITTEN RESPONSE TO ALL ADDITIONAL
 STANDARDS IN ZLDR SEC. 94-273(D)(46). THERE ARE 12
 STANDARDS AND ONLY 1 THRU 3 WERE ADDRESSED DIRECTLY ON
 THE SITE PLAN.
  
 18. PLEASE NOTE THE SITE DOES NOT COMPLY WITH ITEM 1 AS
 INDICATED. THE BUILDINGS ARE LOCATED AS CLOSE AS 15.07
 FEET FROM A RESIDENTIAL ZONING DISTRICT AND 100 FEET IS
 REQUIRED. A WAIVER HAS BEEN REQUESTED.
  
 19. THE SITE ALSO DOES NOT COMPLY WITH SUBSECTION 3.IV.
 WHICH REQUIRES BUILDINGS TO BE LOCATED A MINIMUM OF 25
 FEET FROM A RIGHT-OF-WAY. A WAIVER REQUEST WILL BE
 REQUIRED.
  
 20. IT DOES NOT APPEAR THE APPLICATION COMPLIES WITH
 SUBSECTION 8, REQUIRING AN OPAQUE FENCE NEXT TO A
 RESIDENTIAL ZONING DISTRICT. PLEASE DEMONSTRATE
 COMPLIANCE.
  
 21. APPLICATION SHOULD INDICATE WHAT TYPE OF MITIGATION
 IS PROPOSED FOR WAIVER REQUESTS TO REDUCE THE IMPACT OF
 THE CAR WASH ON THE ADJACENT RESIDENTIAL AREA. OTHER
 SITE IMPROVEMENTS, SUCH AS REMOVAL OF THE CHAIN-LINK
 FENCE ALONG STREET FRONTAGES WHICH IS NOT PERMITTED, TO
 BRING THE SITE CLOSER INTO COMPLIANCE WITH THE CURRENT
 CODE SHOULD BE REVIEWED AS PART OF THE PROPOSAL.
  
 22. IN AN OVERALL REVIEW OF THE REQUEST SUBMITTED,
 STAFF'S SUPPORT FOR A RECOMMENDATION OF APPROVAL IS NOT
 EXPECTED.
  
 23. IN ORDER TO BE CONSIDERED FOR THE NOVEMBER 5, 2015
 ZONING BOARD OF APPEALS MEETING, COMPLETE REVISED PLANS
 MUST BE SUBMITTED NO LATER THAN OCT. 22, 2015. PLEASE
 NOTE, THAT SUBMITTAL OF THE REQUESTED
 INFORMATION/REVISIONS MAY GENERATE ADDITIONAL COMMENTS.
