 THIS IS A CONCEPTUAL LEVEL REVIEW. CONSTRUCTION LEVEL
 DETAILS, DESIGN CALCULATIONS AND THE POLLUTION
 PREVENTION PLAN WILL BE REVIEWED AS PART OF THE
 ENGINEERING DEVELOPMENT APPROVAL AND BUILDING PERMIT
 APPLICATION PROCESSES. THE ENGINEERING DEVELOPMENT
 APPROVAL APPLICATION FORMS CAN BE DOWNLOADED AT
 HTTP://WPB.ORG/ENGINEERING/FORMS-AND-PUBLICATIONS/
  
 THE FOLLOWING COMMENTS MUST BE ADDRESSED PRIOR TO SITE
 PLAN APPROVAL.
  
 1. PLEASE SUBMIT ESTIMATES FOR THE PEAK POTABLE WATER
 DEMAND, SANITARY SEWER FLOW, AND SOLID WASTE COLLECTION
 YARDAGE.
  
 2. PLEASE INCLUDE THE CITY STANDARD DETAIL FOR THE
 DUMPSTER ENCLOSURE ON THE PLANS. MINIMUM DIMENSIONAL
 REQUIREMENTS FOR THE ENCLOSURE ARE LISTED IN CODE OF
 ORDINANCES, SECTION 94-444(B), ALSO SEE FIGURE XIV-3 OF
 THE SAME SECTION.
  
 3. PLEASE PROVIDE AN AUTOTURN ANALYSIS DEMONSTRATING
 THE SOLID WASTE COLLECTION VEHICLE CAN ACCESS THE
 PROPOSED DUMPSTER AND COMPACTOR LOCATIONS. THE TRASH
 DUMPSTER/COMPACTORS MUST LOCATED IN AREAS EASILY
 SERVICED BY THE CITY SANITATION EQUIPMENT AND MANPOWER
 PER SECTION 74-35(A)(5) OF THE CODE OF ORDINANCES.
  
 4. PRELIMINARY, UPDATED FEMA FLOOD INSURANCE MAPS ARE
 AVAILABLE AT HTTP://WWW.CO.PALM-BEACH.FL.US/NEWSROOM/08
 14/08-26-14-FLOOD_MAPS.HTM. PLEASE REVIEW THE MAPS AND
 VERIFY THAT THE NEW MAPS WILL NOT IMPACT THE PROPOSED
 PROJECT.
  
 5. PLEASE REVISE THE DRIVEWAY APRONS TO MEET THE CITY?S

 6. PLEASE REVISE THE LANDSCAPE PLAN TO SHOW LOCATIONS
 OF ALL WATER METERS, VALVES, CLEAN-OUTS, LIGHT POLES,
 ETC. ROOT BARRIERS MAY BE REQUIRED WHERE PLANTINGS ARE
 NEAR UNDERGROUND STORMWATER, SANITARY, OR POTABLE WATER
 LINES.
  
 7. PLEASE SHOW THE SIGHT TRIANGLES ON THE GROUND FLOOR
 LANDSCAPING PLAN FOR THE INTERSECTIONS AND VEHICULAR
 EXITS. (SECTION 94-305E, CODE OF ORDINANCES)
  
 8. PLEASE REVISE TO PLANS TO SHOW REMOVAL OF THE
 EXISTING DUMPSTER DRIVEWAY AND WESTERN MOST ENTRANCE
 OFF OF 13TH STREET. THE CURB LINE AND SIDEWALK WILL
 NEED TO BE RESTORED FROM BROADWAY TO THE EASTERN
 PROPERTY LINE. (SECTION 2.21.2 AND CHAPTER XII OF THE
 CITY RIGHT OF WAY CONSTRUCTION STANDARDS MANUAL)
  
 9. THE SUBMITTED TRAFFIC IMPACT STATEMENT EVALUATED THE
 PALM BEACH LAKES / AUSTRALIAN AND AUSTRALIAN / 25TH
 STREET INTERSECTIONS. PLEASE ALSO EVALUATE THE
 INTERSECTION OF 13TH AND AUSTRALIAN.
  
 10. IF THE FIRE LINE OFF OF 13TH STREET IS NOT UTILIZED
 PROPOSED SITE REDEVELOPMENT, IT IS TO BE REMOVED BACK
 TO THE MAIN. (SECTION 2.23 OF THE CITY RIGHT OF WAY
 CONSTRUCTION STANDARDS MANUAL)
  
 11. PER SECTION 2.21.2 OF THE CITY RIGHT OF WAY
 STANDARDS MANUAL, PROJECTS WHICH DISTURB 40% OR MORE OF
 A ROADWAY (LINEAR FOOTAGE) PER BLOCK WILL BE REQUIRED
 TO MILL AND RESURFACE THE ENTIRE BLOCK. PLEASE SCHEDULE
 A MEETING WITH THE CITY?S TRAFFIC ENGINEER TO FINALIZE
 THE DESIGN OF 13TH STREET. A PRELIMINARY EVALUATION OF
 THE PROJECT LOCATION INDICATES THAT FULL DEPTH
 RECLAMATION FROM AUSTRALIAN TO THE EASTERN PROPERTY
 LINE IS PREFERRED BY THE CITY IN LIEU OF MILLING AND
 RESURFACING THE ENTIRE BLOCK.
  
 12. THE LANDSCAPE PLAN (CFG08.0) PROPOSES TREES WITHIN
 THE SWALE ALONG 13TH STREET. PER SECTION 78-94 OF THE
 CODE OF ORDINANCES, NO PLANTING ARE PERMITTED IN ANY
 SWALE AREA. IF A VARIANCE OR WAIVER TO SUBMITTED TO
 ALLOW PLANTINGS WITHIN THE SWALE, THE APPLICANT WILL
 NEED TO DEMONSTRATE THAT THE TREES WITHIN THE CLEAR
 ZONE DO NOT CAUSE A TRAFFIC HAZARD.
  
 13. PLEASE SUBMIT COUNTY APPROVAL OF THE PROPOSED
 LANDSCAPING WITHIN PALM BEACH LAKES BLVD. AND
 AUSTRALIAN AVENUE.
  
 14. PLEASE SUBMIT COUNTY APPROVAL OF THE EXISTING
 DRIVEWAY CURB CUTS WITHIN PALM BEACH LAKES BLVD.
 RIGHT-OF-WAY.
  
 15. A MAINTENANCE AGREEMENT WILL BE REQUIRED FOR THE
 NON-STANDARD ELEMENTS (PAVERS AND LANDSCAPING) PROPOSED
 WITHIN THE 13TH STREET RIGHTS-OF-WAY.
  
 THE FOLLOWING COMMENTS MUST BE ADDRESSED PRIOR TO
 ISSUANCE OF CONSTRUCTION AUTHORIZATION INCLUDING
 BUILDING PERMITS AND ENGINEERING DEVELOPMENT APPROVAL.
  
 1. AN ENGINEERING DEVELOPMENT APPROVAL APPLICATION WILL
 BE REQUIRED FROM THE ENGINEERING DIVISION OF THE PUBLIC
 WORKS DEPARTMENT. THE ENGINEERING DEVELOPMENT APPROVAL
 APPLICATION FORMS CAN BE DOWNLOADED AT

 2. SOLID WASTE YARDAGE WILL NEED TO BE VERIFIED AS PART
 OF THE FINAL DESIGN TO VERIFY THAT THE DESIGN INCLUDES
