 PLEASE PROVIDE A WRITTEN RESPONSE TO THE FOLLOWING
 REVIEW COMMENTS:
  
 1. THE FOLLOWING ITEMS ARE STILL MISSING FROM THE
 APPLICATION SUBMITTAL:
  
  A. CONCURRENCY APPROVAL FROM PALM BEACH COUNTY; AND
  B. UTILITY RESPONSE LETTERS.
  
 2. SETBACK WAIVERS REQUIRED (FOR EXISTING CONDITIONS).
  
 3. WHY DOES THE PARCEL BOUNDARIES SHOWN ON THE SURVEY
 DIFFER FROM THOSE REFLECTED BY THE PROPERTY APPRAISER?
  
 4. BUILDING HEIGHTS SHALL BE PROVIDED FROM GRADE.
  
 5. PLEASE PROVIDE OPEN SPACE, LANDSCAPE AREA, AND
 IMPERVIOUS SURFACE PERCENTAGES.
  
 6. RETENTION AREA SHOULD NOT BE COUNTED AS LANDSCAPE
 AREA AND NOT CONSIDERED WHEN DETERMINING COMPLIANCE
 WITH THE MINIMUM LANDSCAPE AREA CALCULATIONS.
  
 7. PLEASE IDENTIFY THE LOADING BAYS ON THE SITE PLAN
 ALONG WITH A TYPICAL TRUCK. IT NEEDS TO BE DETERMINED
 IF THE PARKING IN THE VICINITY OF THE LOADING AREA WILL
 BE FUNCTIONAL EVEN IF TRUCKS ARE PARKED AND WAITING TO
 BE LOADED.
  
 8. WHAT IS THE BASIS FOR LEAVING THE EXISTING 10 FOOT
 AND 5 FOOT WALLS SEPARATING THE VARIOUS PARKING AREAS?
 IS THERE A REASON WHY THE MAIN PARKING LOT IS NOT
 CONNECTED TO THE REST OF THE PROPERTY?
  
 9. THE SITE PLAN IDENTIFIES A UTILITY BOX BEING LOCATED
 IN THE MIDDLE OF A PARKING SPACE. PLEASE ADJUST
 ACCORDINGLY.
  
 10. SHOULDN?T ALLENDALE ROAD BE CONSIDERED THE FRONT
 PROPERTY LINE? IF SO, ADJUST REQUIRED SETBACKS
 ACCORDINGLY.
  
 11. WAIVER REQUIRED FOR WALL HEIGHT IN THE FRONT
 SETBACK (EXISTING CONDITION).
  
 12. THERE?S AN EXISTING WALL EXTENDING FROM THE
 NORTHWEST CORNER OF THE OFFICE SPACE, EXTENDING NORTH
 TO ALLENDALE ROAD, WHICH IS NOT SHOWN ON THE SITE PLAN.
  
 13. WHAT IS THE PLAN FOR MODIFICATION OF EXISTING
 WALLS/FENCES, ADDITION OF NEW WALLS/FENCES, ETC.?
  
 14. ARE THE FLAG POLES PROPOSED TO BE RELOCATED? IF SO,
 IDENTIFY THE NEW LOCATION ON THE SITE PLAN.
  
 15. WOULD LIKE TO ADJUST LANDSCAPE ISLANDS TO AVOID THE
 IRREGULAR-SHAPED PARKING SPACES; THESE AREAS WOULD BE
 BETTER SUITED AS ISLANDS.
  
 16. ADDITIONALLY SCREENING WILL NEED TO BE PROVIDED FOR
 THE ROOF-TOP MECHANICAL EQUIPMENT. WHILE A SITE-LINE
 STUDY WAS PROVIDED, IT DID NOT FACTOR IN TRAFFIC FROM
 I-95. ADDITIONAL PARAPET MAY NEED TO BE PROVIDED, OR
 OTHER METHODS TO SCREEN THE EQUIPMENT FROM VIEW.
  
 17. IDENTIFY THE VISIBILITY TRIANGLE AT THE
 INTERSECTION OF ALLENDALE ROAD AND PARKLAND ROAD, AND
 ENSURE THAT NO PLANT MATERIAL BETWEEN 18 INCHES AND 8
 FEET IS PLANTED WITHIN THIS AREA.
  
 18. THE ENTIRE SITE SHOULD BE EVALUATED FOR COMPLIANCE
 WITH THE CITY?S LANDSCAPE REQUIREMENTS; ANY EXISTING
 AREAS THAT ARE DEFICIENT NEED TO BE ADDRESSED.
  
 19. DETAIL SHALL BE PROVIDED FOR DUMPSTER ENCLOSURE.
  
 20. PLEASE DIMENSION PARKING ROWS, DRIVE AISLES, ETC.
  
 21. IT IS RECOMMENDED TO HAVE THE SPACES BE 16 FEET IN
 LENGTH WITH 2 FOOT OVERHANGING OVER LANDSCAPING AND NOT
 UTILIZE WHEEL STOPS.
  
 22. PLEASE INCLUDE IN THE JUSTIFICATION HOW THIS
 APPLICATION COMPLIES WITH SECTION 94-207 (INTENT OF
 PLANNED DEVELOPMENT DISTRICTS).

 A) WRITTEN RESPONSES TO COMMENTS MADE BY ALL
 DEPARTMENTS SHALL BE PROVIDED UPON RESUBMISSION.
  
 B) 15 SETS OF REVISED PLANS AND/OR DOCUMENTS SHALL BE
 PROVIDED, ALONG WITH ONE (1) REDUCED COPY (11IN X
 17IN), AND AN ELECTRONIC COPY OF ALL PLANS.
  
 C) PLEASE NOTE THAT RE-SUBMITTALS MAY BE SUBJECT TO
 ADDITIONAL COMMENTS.
  
 D) IF NO RESPONSE IS RECEIVED WITHIN 60 DAYS OF THE
 ISSUANCE OF THESE COMMENTS, THE APPLICATION WILL BE
 CONSIDERED WITHDRAWN AND ANY FURTHER ACTION WILL
 REQUIRE SUBMISSION OF A NEW DEVELOPMENT APPLICATION.
  
 E) PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ACCESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE.
  
 F) IN ORDER TO BE CONSIDERED FOR THE NOVEMBER 17, 2015
 PLANNING BOARD AGENDA, ALL COMMENTS SHALL BE
 SATISFACTORILY ADDRESSED. PLEASE SUBMIT ALL REVISED
 DOCUMENTS/PLANS NO LATER THAN FRIDAY, OCTOBER 23, 2015.
  
 G) TO BE PLACED ON THE NOVEMBER 17, 2015 PLANNING BOARD
 AGENDA, SIGNS SHALL BE POSTED ON THE PROPERTY NO LATER
 THAN NOVEMBER 2, 2015. SIGNAGE SHALL CONFORM AND BE
 INSTALLED WITH THE REQUIREMENTS OF THE CITY?S ZONING
 AND LAND DEVELOPMENT REGULATIONS, AS ALSO PROVIDED IN
 THE DEVELOPMENT APPLICATION. A SIGNED AND NOTARIZED
 AFFIDAVIT SHALL BE PROVIDED BY THE DEADLINE REFERENCED
 ABOVE.
