 I HAVE REVIEWED THE ABOVE REFERENCED PETITION, AND
 PROVIDE THE FOLLOWING COMMENTS:
  
 1. NOT SATISFIED. PLEASE PROVIDE AN OPEN SPACE DIAGRAM
 TO SHOW QUALIFIED OPEN SPACE AREAS FOR QBD-10 PER TABLE
 IV-17 FOR:
 PRIVATE OPEN SPACE 25%: INTERIOR COURTYARD, ROOFTOP
 GARDEN OR TERRACE
 AREA ON LEVEL 13 IS A ROOFTOP GARDEN, NOT A TERRACE PER
 THE DEFINITIONS FOUND IN SECTION 94-109. GROUND FLOOR
 AREAS SHOWN DO NOT QUALIFY AS INTERIOR COURTYARD AS
 SHOWN, ONLY SHOW AREAS TO MEET THE DEFINITION. PLEASE
 CLASSIFY EACH AREA AND SHOW TOTALS TO SHOW COMPLIANCE
 WITH THE 25%.

 AND BE LOCATED IN THE PUBLIC SIDEWALK ADJACENT TO THE
 CURB ALONG GARDENIA AND SOUTH DIXIE.
 PLEASE ADD A STREET TREE IN THE GAP ALONG GARDENIA,
 SECOND FROM THE CORNER WITH QUADRILLE, AND ADD ROOT
 BARRIER IF NEEDED ADJACENT TO THE WATER LINE. PLEASE
 SHOW THE STRUCTURAL SOIL EXTENDING FROM THE TREE IN ALL
 DIRECTIONS 5 FEET, EXCEPT CURB SIDE, AND SHOW THIS
 MEASUREMENT ON THE DETAIL AND THE LANDSCAPE PLAN.
  
 SAFE SIGHT TRIANGLES ARE MEASURED FROM THE BACK OF CURB
 FOR PROPERTIES WITHIN THE DOWNTOWN MASTER PLAN. PLEASE
 LOCATE THE SST IN THE CORRECT LOCATION, AND PLACE
 REQUIRED STREET TREE IN APPROPRIATE LOCATION OUTSIDE
 THE SST IN THE S DIXIE SIDEWALK.
  
 4. SATISFIED. STREET TREES LOCATED IN A SIDEWALK THAT
 IS ADJACENT TO A PERVIOUS LANDSCAPE AREA SHALL HAVE THE
 STRUCTURAL SOIL EXTENDED UNDER THE SIDEWALK TO MEET THE
 LANDSCAPE AREA IF THE DISTANCE BETWEEN THE 5 FOOT
 REQUIRED STRUCTURAL SOIL AND THE LANDSCAPE AREA IS LESS
 THAN 4 FEET. PLEASE SHOW THESE AREAS ON THE LANDSCAPE
 PLAN.
 AFTER SHOWING THE CORRECT LOCATIONS OF STRUCTURAL SOIL,
 RE-EVALUATE FOR THIS COMMENT.
  
 5. SATISFIED. PLEASE PROVIDE A TREE SURVEY OF EXISTING
 TREES, AND PROVIDE A TREE DISPOSITION PLAN. PROVIDE A
 TREE MITIGATION CHART BASED ON THE LANDSCAPING PROPOSED
 ON SITE. PLEASE PROVIDE A SEPARATE LIST FOR THE STREET
 TREES.
 PLEASE PROVIDE A MITIGATION CHART PER SECTION 94-448.
  
 6. SATISFIED. PLEASE INDICATE THE PROPERTY LINE MORE
 CLEARLY ON THE LANDSCAPE PLAN.
 PLEASE SHOW THE PROPERTY LINE AS BOLD AND ADD CORNER
 MARKERS AS NECESSARY TO CLEARLY DEFINE IT.
  
 7. SATISFIED. PLEASE CONSIDER ADDING PALMS TO THE
 BUFFER ADJACENT TO THE DRIVE THROUGH AREA.
  
 8. SATISFIED. THE LIGUSTRUM ADJACENT TO THE ALLEY MAY
 BE TOO CONSTRICTED IN THE 5 FOOT BUFFER, PALMS MAY BE
 MORE APPROPRIATE.
  
 ADDITIONAL COMMENTS 12/15:
 9. SATISFIED. PLEASE ADD A DETAIL FOR THE GREEN WALL,
 AND SHOW THE SYSTEM AND SPECIES USED TO ACHIEVE A
 SUSTAINABLE COVERAGE OF PLANT MATERIAL.
 ADDITIONAL COMMENTS 1/21:
 10. PLEASE CORRECT THE GREEN WALL PANEL SECTION DETAIL
 2 TO REMOVE REFERENCE TO OTHER PLANT SPECIES TO MATCH
 THE PLANT SCHEDULE.
  
 11. PLEASE PROVIDE A PLAN FOR THE STORAGE AND FINAL
 PLACEMENT OF RELOCATED TREES AND PALMS DURING
 CONSTRUCTION AND AT INSTALLATION OF FINAL LANDSCAPING.
  
  
  
 CONDITIONS OF APPROVAL
 1. PRIOR TO THE REMOVAL OR RELOCATION OF ANY TREES ON
 THE PROPERTY, A TREE ALTERATION PERMIT SHALL BE
 SUBMITTED, REVIEWED AND APPROVED BY THE DEVELOPMENT
 SERVICES DEPARTMENT, PLANNING DIVISION.
 2. THE APPLICANT, SUCCESSORS AND ASSIGNS SHALL BE
 RESPONSIBLE FOR THE PERMITTING AND INSTALLATION OF THE
 STREET TREES AND RIGHT OF WAY LANDSCAPING AND
 IRRIGATION APPROVED WITH THIS PETITION.
 3. THE APPLICANT, SUCCESSORS AND ASSIGNS SHALL BE
 RESPONSIBLE FOR THE MAINTENANCE OF THE ROAD RIGHT OF
 WAY LANDSCAPING AND IRRIGATION ADJACENT TO THE
 PROPERTY. THIS WILL BE THROUGH A SEPARATE MAINTENANCE
 AGREEMENT WITH THE CITY.
