 PROVIDE THE FOLLOWING COMMENTS:
  
 1. PLEASE PROVIDE AN OPEN SPACE DIAGRAM TO SHOW
 QUALIFIED OPEN SPACE AREAS FOR QBD-10 PER TABLE IV-15
 FOR:
 ? PRIVATE OPEN SPACE 25%: INTERIOR COURTYARD AND
 ROOFTOP GARDEN
  
 2. PLEASE PROVIDE CALCULATIONS TO SHOW THE OPEN SPACE
 AREAS BY CATEGORY, AND PERCENTAGE OF VEGETATED AREA AND
 TREE CANOPY TO MEET THE REQUIREMENTS OF SECTION 94-109
 TABLE IV-7.
  
 3. PLEASE SHOW REQUIRED STREET TREES AND SAFE SIGHT
 TRIANGLES PER SECTION 94-113. ALL TREES SHALL HAVE
 STRUCTURAL SOIL AREA SHOWN ON SHEET L-01, AND BE
 LOCATED IN THE PUBLIC SIDEWALK ADJACENT TO THE CURB
 ALONG GARDENIA AND SOUTH DIXIE.
  
 4. STREET TREES LOCATED IN A SIDEWALK THAT IS ADJACENT
 TO A PERVIOUS LANDSCAPE AREA SHALL HAVE THE STRUCTURAL
 SOIL EXTENDED UNDER THE SIDEWALK TO MEET THE LANDSCAPE
 AREA IF THE DISTANCE BETWEEN THE 5 FOOT REQUIRED
 STRUCTURAL SOIL AND THE LANDSCAPE AREA IS LESS THAN 4
 FEET. PLEASE SHOW THESE AREAS ON THE LANDSCAPE PLAN.
  
 5. PLEASE PROVIDE A TREE SURVEY OF EXISTING TREES, AND
 PROVIDE A TREE DISPOSITION PLAN. PROVIDE A TREE
 MITIGATION CHART BASED ON THE LANDSCAPING PROPOSED ON
 SITE. PLEASE PROVIDE A SEPARATE LIST FOR THE STREET
 TREES.
  
 6. PLEASE INDICATE THE PROPERTY LINE MORE CLEARLY ON
 THE LANDSCAPE PLAN.
  
 7. PLEASE CONSIDER ADDING PALMS TO THE BUFFER ADJACENT
 TO THE DRIVE THROUGH AREA.
  
 8. THE LIGUSTRUM ADJACENT TO THE ALLEY MAY BE TOO
 CONSTRICTED IN THE 5 FOOT BUFFER, PALMS MAY BE MORE
 APPROPRIATE.
  
  
  
  
 CONDITIONS OF APPROVAL
 1. PRIOR TO THE REMOVAL OR RELOCATION OF ANY TREES ON
 THE PROPERTY, A TREE ALTERATION PERMIT SHALL BE
 SUBMITTED, REVIEWED AND APPROVED BY THE DEVELOPMENT
 SERVICES DEPARTMENT, PLANNING DIVISION.
 2. THE APPLICANT, SUCCESSORS AND ASSIGNS SHALL BE
 RESPONSIBLE FOR THE PERMITTING AND INSTALLATION OF THE
 STREET TREES AND RIGHT OF WAY LANDSCAPING AND
 IRRIGATION APPROVED WITH THIS PETITION.
 3. THE APPLICANT, SUCCESSORS AND ASSIGNS SHALL BE
 RESPONSIBLE FOR THE MAINTENANCE OF THE ROAD RIGHT OF
 WAY LANDSCAPING AND IRRIGATION ADJACENT TO THE
 PROPERTY. THIS WILL BE THROUGH A SEPARATE MAINTENANCE
 AGREEMENT WITH THE CITY.
