 THIS IS A CONCEPTUAL LEVEL REVIEW. CONSTRUCTION LEVEL
 DETAILS, DESIGN CALCULATIONS AND THE POLLUTION
 PREVENTION PLAN WILL BE REVIEWED AS PART OF THE
 ENGINEERING DEVELOPMENT APPROVAL AND BUILDING PERMIT
 APPLICATION PROCESSES. THE ENGINEERING DEVELOPMENT
 APPROVAL APPLICATION FORMS CAN BE DOWNLOADED AT
 HTTP://WPB.ORG/ENGINEERING/FORMS-AND-PUBLICATIONS/
  
 THE FOLLOWING COMMENTS MUST BE ADDRESSED PRIOR TO SITE
 PLAN APPROVAL.
  
 1. PLEASE SUBMIT ESTIMATES FOR THE PEAK POTABLE WATER
 DEMAND, SANITARY SEWER FLOW, AND SOLID WASTE COLLECTION
 YARDAGE.
  
 2. A TRAFFIC STUDY WILL BE REQUIRED FOR THIS PROJECT
 SHOWING HOW THE PROPOSED DEVELOPMENT WILL AFFECT THE
 TRAFFIC VOLUME AND SURROUNDING LOCAL ROADWAYS. INCLUDE
 TRAFFIC ACCIDENT DATA FOR AFFECTED STREET CORRIDORS.
 ESTIMATE INCREASED OR DECREASED POTENTIAL. SAFETY
 IMPROVEMENTS SHALL BE RECOMMENDED WHERE NECESSARY.
 PLEASE SCHEDULE A MEETING WITH THE CITY TRAFFIC
 ENGINEER (BRIAN COLLINS) TO DETERMINE THE SCOPE OF THE
 REQUIRED STUDY.
  
 3. PLEASE REVISE THE DRIVEWAY APRONS TO MEET THE CITY?S
 ENGINEERING DESIGN STANDARDS. HTTP://WPB.ORG/ENGINEERIN

 4. THE CITY DOES NOT ALLOW UNSIGNALIZED, DOUBLE LEFT
 TURN LANES AT EXITS. THE WEAVING DISTANCE IS TOO SHORT
 AND THE CLEAR PATH IS NOT READILY APPARENT, WHICH
 CONFUSES DRIVERS AND REDUCES THEIR ABILITY TO SAFELY
 NAVIGATE THE TURN. PLEASE REVISE THE PLAN TO SHOW A
 SINGLE TURN LANE ONTO SOUTH DIXIE.
  
 5. APPROVAL FROM THE FLORIDA DEPARTMENT OF
 TRANSPORTATION (FDOT) FOR THE PROPOSED EXIT ON
 QUADRILLE BOULEVARD.
  
 6. THE STRIPING AND MARKING PLAN MUST INCLUDE SIGN(S)
 ON THE ALLEY NOTIFYING DRIVERS THAT ALLEY IS ONE-WAY
 ONLY. IF TWO-WAY TRAFFIC ON THE ALLEY IS PROPOSED, THE
 ALLEY MUST BE WIDENED TO A MINIMUM WIDTH OF 20 FEET.
  
 7. A MAINTENANCE AGREEMENT WILL BE REQUIRED FOR THE
 NON-STANDARD ELEMENTS (TREES AND TREE GRATES; PAVERS,
 ETC.) PROPOSED WITHIN GARDENIA RIGHT-OF-WAY.
  
 8. PLEASE PROVIDE AN AUTOTURN ANALYSIS DEMONSTRATING
 THE SOLID WASTE COLLECTION VEHICLE CAN ACCESS THE
 PROPOSED DUMPSTER AND COMPACTOR LOCATIONS. THE TRASH
 DUMPSTER/COMPACTORS MUST LOCATED IN AREAS EASILY
 SERVICED BY THE CITY SANITATION EQUIPMENT AND MANPOWER
 PER SECTION 74-35(A)(5) OF THE CODE OF ORDINANCES. IF A
 ROLL-OFF COMPACTOR IS PROPOSED, PLEASE PROVIDE A LETTER
 FROM THE PRIVATE PROVIDER VERIFYING THAT THEY CAN
 PROVIDE SERVICE WITH THE CONFIGURATION SHOWN ON THE
 PLANS.
  
 9. PROVIDE VERTICAL PROFILES FOR THE PARKING GARAGE
 RAMPS INCLUDING THE TRANSITION AREA GEOMETRY.
  
 10. PRELIMINARY, UPDATED FEMA FLOOD INSURANCE MAPS ARE
 AVAILABLE AT HTTP://WWW.CO.PALM-BEACH.FL.US/NEWSROOM/08
 14/08-26-14-FLOOD_MAPS.HTM. PLEASE REVIEW THE MAPS AND
 VERIFY THAT THE NEW MAPS WILL NOT IMPACT THE PROPOSED
 PROJECT.
  
 11. PLEASE SHOW THE SIGHT TRIANGLES ON THE GROUND FLOOR
 LANDSCAPING PLAN FOR THE INTERSECTIONS AND VEHICULAR
 EXITS. (SECTION 94-305E, CODE OF ORDINANCES)
  
 12. PER SECTION 2.21.2 OF THE CITY RIGHT OF WAY
 STANDARDS MANUAL, PROJECTS WHICH DISTURB 40% OR MORE OF
 A ROADWAY (LINEAR FOOTAGE) PER BLOCK WILL BE REQUIRED
 TO MILL AND RESURFACE THE ENTIRE BLOCK. PLEASE SCHEDULE
 A MEETING WITH THE CITY?S TRAFFIC ENGINEER TO FINALIZE
 THE DESIGN OF GARDENIA AND THE ALLEY.
  
 13. PLEASE SHOW THE EXISTING DRIVEWAYS ON THE SOUTH
 SIDE OF GARDENIA. CONSIDER ALIGNING THE ENTRANCES /
 EXITS WITH THE EXISTING CURB CUTS.
  
 14. A MAINTENANCE AGREEMENT WILL BE REQUIRED FOR THE
 NON-STANDARD ELEMENTS (PAVERS AND LANDSCAPING) PROPOSED
 WITHIN THE GARDENIA STREET RIGHTS-OF-WAY.
  
 15. PLEASE REVISE THE ELEVATION SHEET TO SHOW ALL
 CANOPIES, CORNICES AND OTHER FEATURES WHICH PROJECT
 FROM THE BUILDING FACE.
  
 16. THE SUBMITTED SURVEY DOES NOT APPEAR TO BE COMPLETE
 AND ACCURATE. PLEASE REFER TO FDOT MAINTENANCE MAPS FOR
 DIXIE AND QUADRILLE.
  
 17. DUE TO DIFFICULTY MAINTAINING AND REPLACING
 UTILITIES WITHIN NARROW ALLEYS WITHOUT IMPACTING
 ADJACENT BUILDINGS, NEW WATER OR SEWER CONNECTION ARE
 NOT PERMITTED WITHIN CITY ALLEYS. PLEASE REVISE THE
 DESIGN TO CONNECT TO THE EXISTING WATER AND SEWER
 SYSTEMS ALONG THE MAIN ROADWAYS.
  
 18. THE SUBMITTED NARRATIVE STATES THAT THE PROPOSED
 PROJECT IS A 17-STORY BUILDING. THE PLANS SHOW 18
 STORIES. PLEASE CORRECT THE NARRATIVE TO MATCH THE
 PLANS.
  
 19. THE PARKING LAYOUT CONTAINS SEVERAL DEAD-ENDS
 (ACCESSIBLE PARKING SPACES ON SHEET A1, STANDARD
 PARKING ON SHEETS A4 THROUGH A10) WHICH DO NOT MEET
 CODE REQUIREMENTS. TURN AROUND SPACES MUST BE PROVIDED
 AT THE DEAD ENDS. SHOW PROFILE DETAILS FOR ANY PARKING
 SPOTS PROPOSED UNDER RAMPS. REVISE THE PARKING LAYOUT
 TO COMPLY WITH SECTIONS 94-111 AND 94-485 OF THE CODE
 OF ORDINANCES
