 OF ALL PLANS. PLEASE NOTE THAT CHANGES ON THE
 RESUBMITTED PLANS OR THE SUBMITTAL OF INFORMATION/PLANS
 TO ADDRESS THE COMMENTS MAY RESULT IN ADDITIONAL
 COMMENTS.
  
 - PLEASE NOTE THAT IF THE PLANNING DIVISION HAS NOT
 RECEIVED A RESPONSE TO THE PPRC COMMENTS WITHIN 60 DAYS
 FROM THE DATE OF THESE COMMENTS (BY NOVEMBER 28, 2017),
 THE CASE SHALL BE CONSIDERED WITHDRAWN. ANY FURTHER
 ACTION SHALL REQUIRE A NEW DEVELOPMENT APPLICATION.
  
 - PLEASE NOTE THAT YOU WILL BE PERMITTED ONE ADDITIONAL
 (1) RESUBMITTAL AT NO ADDITIONAL COST. IF
 PREVIOUSLY-ISSUED COMMENTS CONTINUE TO NOT BE
 SUFFICIENTLY ADDRESSED, THE APPLICANT WILL BE ACCESSED
 A RESUBMITTAL FEE. SUCH FEE WILL BE 20% OF THE ORIGINAL
 APPLICATION FEE ($200).
  
 1) REPEAT COMMENT: BUILDING PERMIT NO. 11060763 FOR 417
 BUNKER ROAD SHOWS A LOFT AREA IN THE BUILDING. THE
 SUBMITTED SITE PLAN SHOWS THIS AS A ONE STORY BUILDING.
 BASED ON THE DIMENSIONS PROVIDED ON THE SURVEY, THE
 LOFT SQUARE FOOTAGE WAS NOT INCLUDED IN THE OVERALL
 SQUARE FOOTAGE TOTAL FOR THE 417 BUNKER ROAD BUILDING.
 ALL SQUARE FOOTAGE IN THE BUILDINGS COUNTS TOWARD THE
 OVERALL SQUARE FOOTAGE ON THE SITE. PLEASE PROVIDE THE
 LOFT SQUARE FOOTAGE. THE SECOND FLOOR SQUARE FOOTAGE OF
 THE EXISTING TWO STORY BUILDING OR THE PROPOSED SQUARE
 FOOTAGE OF THE ADDITION NEEDS TO BE REDUCED ACCORDINGLY
 TO NOT EXCEED THE 0.75 FAR PERMITTED ON THE SITE. ---
 THANK YOU FOR PROVIDING THE TWO PHOTOS SHOWING THE MAIN
 AREA OF THE BUILDING NOT HAVING LOFT SPACE; HOWEVER,
 THESE DO NOT SHOW THE AREA ON THE SOUTH SIDE OF THE
 CURTAINS, WHERE THE CITED BUILDING PERMIT SHOWS THE
 LOFT SPACE. STAFF IS WILLING TO MEET ON-SITE TO
 VISUALLY VERIFY THAT THERE IS NO LOFT SQUARE FOOTAGE.
  
 2) THE ARCHITECTURAL SITE PLAN AND THE CONCEPTUAL
 ENGINEERING PLAN SHOW THE NORTHERN PROPERTY LINE OFF
 SET FROM THE ACTUAL PROPERTY LINE (ALSO SHOWN ON THE
 PLAN). THUS, THE SETBACK DIMENSION LINES ORIGINATE AT
 THE INCORRECT LOCATION.
  
 3) REVISED COMMENT: THE 19 FOOT SETBACK DIMENSION TAG
 DOES NOT REACH THE NORTH BUILDING WALL.
  
 4) REVISED COMMENT: THE SITE AND LANDSCAPE PLAN
 INCORRECTLY SHOW THE LOCATION OF THE WATER METER ALONG
 BUNKER ROAD. THE WATER METER IS LOCATED WITHIN THE
 SIDEWALK, NOT THE LANDSCAPE AREA.
  
 5) REVISED COMMENT: THE REMOVAL OF THE EXISTING CURB
 CUT OPENING ALONG BUNKER ROAD IS NOT REFLECTED ON THE
 CONCEPTUAL ENGINEERING PLAN. ALL PLANS NEED TO SHOW THE
 SAME CONDITIONS.
  
 6) REVISED COMMENT: THE BICYCLE RACK ELEMENT SHOWN ON
 THE SITE PLAN NEEDS TO BE MOVED AWAY FROM THE BUILDING.
 THE PHYSICAL AREA FOR THE PARKING NEEDS TO BE SIX (6)
 FEET FROM THE WALL. THE RACK NEEDS TO BE CENTERED
 WITHIN THE SIX (6) FOOT AREA SO A BICYCLE SECURELY
 FASTENED. PLEASE REFER TO THE STANDARD DETAIL ON SHEET
 A-201 FOR THE EXAMPLE.
  
 7) CONDITION: THE EXISTING WALL OPENINGS MUST BE SEALED
 AND THE FLOOR REMOVED TO OPEN IT TO THE FIRST FLOOR
 BELOW SO THAT THE 1,068 SQUARE FOOT AREA IS CONSIDERED
 ABANDONED.
