 OF ALL PLANS. PLEASE NOTE THAT CHANGES ON THE
 RESUBMITTED PLANS OR THE SUBMITTAL OF INFORMATION/PLANS
 TO ADDRESS THE COMMENTS MAY RESULT IN ADDITIONAL
 COMMENTS.
  
 - PLEASE NOTE THAT IF THE PLANNING DIVISION HAS NOT
 RECEIVED A RESPONSE TO THE PPRC COMMENTS WITHIN 60 DAYS
 FROM THE DATE OF THE PPRC MEETING (BY AUGUST 14, 2017),
 THE CASE SHALL BE CONSIDERED WITHDRAWN. ANY FURTHER
 ACTION SHALL REQUIRE A NEW DEVELOPMENT APPLICATION.
  
 - PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ACCESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE ($200).
  
 1) BUILDING PERMIT NO. 11060763 FOR 417 BUNKER ROAD
 SHOWS A LOFT AREA IN THE BUILDING. THE SUBMITTED SITE
 PLAN SHOWS THIS AS A ONE STORY BUILDING. BASED ON THE
 DIMENSIONS PROVIDED ON THE SURVEY, THE LOFT SQUARE
 FOOTAGE WAS NOT INCLUDED IN THE OVERALL SQUARE FOOTAGE
 TOTAL FOR THE 417 BUNKER ROAD BUILDING. ALL SQUARE
 FOOTAGE IN THE BUILDINGS COUNTS TOWARD THE OVERALL
 SQUARE FOOTAGE ON THE SITE. PLEASE PROVIDE THE LOFT
 SQUARE FOOTAGE. THE SECOND FLOOR SQUARE FOOTAGE OF THE
 EXISTING TWO STORY BUILDING OR THE PROPOSED SQUARE
 FOOTAGE OF THE ADDITION NEEDS TO BE REDUCED ACCORDINGLY
 TO NOT EXCEED THE 0.75 FAR PERMITTED ON THE SITE.
  
 2) PLEASE PROVIDE AN UPDATE ON THE STATUS OF THE ALLEY
 ACQUISITION.
  
 3) THE SURVEY SHOWS THE DIMENSION FROM THE CENTER LINE
 OF THE ABANDONED ALLEY TO THE EXISTING 417 BUNKER ROAD
 BUILDING AS 12 FEET. ADDING THE OTHER HALF OF THE
 ABANDONED ALLEY (7 FEET), RESULTS IN A 19 FOOT SETBACK
 TO 417 BUNKER ROAD, NOT 19 FEET 10.28 INCHES AS SHOWN
 BY THE ARCHITECT. ALL PLANS SHALL SHOW THE SAME,
 ACCURATE CONDITIONS.
  
 4) THE SURVEY AND THE EXISTING LANDSCAPE PLAN SHOW A
 BACKFLOW PREVENTER ALONG BUNKER ROAD. NEITHER THE
 PROPOSED SITE PLAN NOR THE PROPOSED LANDSCAPE PLAN SHOW
 A BACKFLOW PREVENTER IN THE SAME LOCATION OR A
 DIFFERENT REPLACEMENT LOCATION.
  
 5) PROVIDE CIVIL PLANS SHOWING THE LOCATION OF EXISTING
 AND PROPOSED UTILITIES, INCLUDING THE BACKFLOW
 PREVENTER AND THE ADJACENT OVERHEAD LINES. THE
 UTILITIES MUST ALSO BE SHOWN ON THE LANDSCAPE PLAN.
  
 6) PERMIT NO. 14090842 SHOWS TWO AIR HANDLER UNITS
 LOCATED IN THE AREA THAT IS PROPOSED TO BE ABANDONED.
 PROVIDE A SECOND FLOOR DEMOLITION PLAN AND NEW FLOOR
 PLAN TO SHOW WHERE THESE AIR HANDLER UNITS WILL BE
 RELOCATED OUTSIDE OF THE 1,068 SQUARE FOOT ABANDONED
 AREA. THE NEW FLOOR PLAN SHALL HOW THE EXISTING WALL
 OPENINGS WILL BE SEALED AND THE FLOOR REMOVED TO OPEN
 IT TO THE FIRST FLOOR BELOW SO THAT THIS AREA IS
 ABANDONED.
  
 7) CITY STAFF HAS NO RECORD OF APPROVING THE HEAD IN
 PARKING SPACES ALONG WEBSTER AVENUE. THESE "PARKING
 SPACES" DO NOT COMPLY WITH THE CITY'S DEPTH REQUIREMENT
 OF 18 FEET PROVIDED ON-SITE. THE PARKING SPACES
 OVERHANG THE RIGHT-OF-WAY BETWEEN ONE (1) AND FOUR (4)
 FEET, WHICH IS NOT PERMITTED BY THE CITY. UNLESS YOU
 CAN PROVIDE EVIDENCE THAT THE CITY APPROVED A PERMIT
 FOR THE PARKING SPACES AS SHOWN, YOU WILL NEED TO
 REMOVE THE PARKING SPACES THAT OVERHANG THE
 RIGHT-OF-WAY.
  
 8) IF AN ALTERNATIVE CONFIGURATION OF THE PARKING
 SPACES CAN BE ACHIEVED (NOT 90 DEGREES) WHICH MEETS
 CITY DIMENSIONAL STANDARDS, THEN THE FOLLOWING FACTORS
 SHALL BE TAKEN INTO ACCOUNT:
  
 A. DOORS MAY NOT OPEN INTO A PARKING SPACE.
 B. PARKING SPACES MAY NOT ENCROACH INTO THE VISIBILITY
 TRIANGLE.
  
 9) IF AN ALTERNATIVE CONFIGURATION OF THE PARKING
 SPACES MEETING CITY DIMENSIONAL STANDARDS CANNOT BE
 ACHIEVED, THEN THE REQUIRED FIVE (5) FOOT WIDE
 LANDSCAPE BUFFER SHALL BE INSTALLED ALONG WEBSTER
 AVENUE.
  
 10) SINCE THE SITE HAS NO CONFORMING PARKING SPACES,
 YOU WILL NEED TO PROVIDE AT LEAST ONE PARKING SPACE ON
 SITE WHICH CONFORMS TO CITY STANDARDS. THIS SPACE MUST
 BE AN ADA ACCESSIBLE SPACE. YOU MAY CONTACT THE CITY'S
 TRAFFIC ENGINEERING DIVISION TO SEE IF IT IS
 APPROPRIATE TO INSTALL CODE COMPLIANT ON-STREET
 PARALLEL PARKING ON BUNKER ROAD. THE BUILDING DIVISION
 WOULD NEED TO APPROVE IF THE ADA SPACE COULD BE
 PROVIDED ON-STREET.
  
 11) THE CURB CUT OPENING ALONG BUNKER ROAD MUST BE
 REMOVED AND A FLUSH SIDEWALK INSTALLED. THIS MAY OPEN
 UP ADDITIONAL ON-STREET PARKING OPPORTUNITIES.
  
 12) THE COMPLETION OF THE SIDEWALK ON THE EAST SIDE OF
 WEBSTER AVENUE IS REQUIRED.
  
 13) ALL LANDSCAPE AREAS NEED TO BE PROTECTED FROM
 VEHICULAR ENCROACHMENT BY A TYPE D CURB. THIS IS NOT
 CLEARLY SHOWN ON ANY PLANS.
  
 14) THANK YOU FOR PROVIDING METAL TRIM ALONG THE TOP OF
 THE BUILDING. THE LARGE EXPANSES OF BLANK FA?ADE LEND
 THEMSELVES TO ADDITIONAL ARCHITECTURAL ENHANCEMENTS.
 PLEASE UPDATE THE ELEVATIONS TO SHOW THE EXISTING
 ARCHITECTURAL DETAILS THAT EXIST BUT ARE NOT SHOWN.
  
 15) PROVIDE A CROSS-SECTION OF THE PROPOSED ADDITION.
  
 16) THE BICYCLE RACK ELEMENT SHOWN ON THE SITE PLAN
 EXCEEDS THE SIZE OF THE ELEMENTS SHOWN ON THE BICYCLE
 RACK DETAIL. THE SITE PLAN SHALL SHOW THE ACCURATE RACK
 ELEMENT AND THE DIMENSIONS OF THE BICYCLE PARKING AREA
 ON THE PLAN TO VERIFY THAT THE BICYCLE PARKING AREA
 CONFORMS TO THE MINIMUM CITY DIMENSIONAL STANDARDS
 SHOWN ON THE BICYCLE RACK DETAIL AND THAT A PARKED
 BICYCLE WILL NOT HANG OVER THE RAISED STEP OR BLOCK
 ACCESS TO THE ENTRY DOOR.
