 RESUBMITTED PLANS OR THE SUBMITTAL OF INFORMATION/PLANS
 TO ADDRESS THE COMMENTS MAY RESULT IN ADDITIONAL
 COMMENTS.
  
 - PLEASE NOTE THAT IF THE PLANNING DIVISION HAS NOT
 RECEIVED A RESPONSE TO THE PPRC COMMENTS WITHIN 60 DAYS
 FROM THE DATE OF THE PPRC MEETING (BY JULY 11, 2016),
 THE CASE SHALL BE CONSIDERED WITHDRAWN. ANY FURTHER
 ACTION SHALL REQUIRE A NEW DEVELOPMENT APPLICATION.
  
 - PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ACCESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE ($200).
  
 1) PLEASE EXPLAIN WHY THE TOTAL BUILDING AREA SHOWS
 16,778 SQUARE FEET YET THE GROSS BUILDING IS SHOWN AS
 19,389 SQUARE FEET IN THE BUILDING DATA TABLE. NOTE:
 THE TRAFFIC LETTER IS ONLY FOR 16,778 SQUARE FEET.
  
 2) A PORTION OF THE WESTERN BUILDING IS SHOWN AS HAVING
 TWO STORIES. PROVIDE THE BREAKDOWN OF THE GROUND FLOOR
 AND SECOND STORY AREA OF THIS BUILDING SO THAT STAFF
 CAN VERIFY THE LOT COVERAGE CALCULATION. NOTE: THE
 EXISTING 68.20% LOT COVERAGE EXCEEDS THE ALLOWED
 MAXIMUM OF 60% LOT COVERAGE IN THE GENERAL COMMERCIAL
 ZONING DISTRICT. IN ORDER TO ADD THE SQUARE FOOTAGE TO
 CONNECT THE BUILDINGS, YOU WILL NEED TO REMOVE SQUARE
 FOOTAGE TO BRING THE SITE INTO CONFORMANCE OR GET THE
 APPROVAL OF A VARIANCE BY THE ZONING BOARD OF APPEALS.
  
 3) THE PROPOSED 1,680 SQUARE FOOT ADDITION WILL RESULT
 IN A FLOOR AREA RATIO WHICH EXCEEDS THE MAXIMUM
 PERMITTED 0.75 FAR, WHICH IS NOT PERMITTED.
  
 4) SHEET A-100 LISTS EIGHT EXISTING PARKING SPACES.
 REVIEWS OF THE SURVEY AND SITE CONDITIONS VERIFY THAT
 THERE ARE NOT EIGHT EXISTING PARKING SPACES ALONG
 WEBSTER AVENUE AS STATED. THERE ARE ONLY SEVEN SPACES
 STRIPED AND NONE OF THEM CONFORM TO CITY STANDARDS. THE
 SPACES ARE ALL LESS THAN 18 FEET IN DEPTH AND ADA SPACE
 IS NOT 12 FEET WIDE. SINCE THE SITE HAS NO CONFORMING
 PARKING SPACES, YOU WILL NEED TO PROVIDE ONE PARKING
 SPACE ON SITE WHICH CONFORMS TO CITY STANDARDS.
  
 5) THE NORTH PROPERTY LINE ABUTS A RESIDENTIAL ZONING
 DISTRICT, SO THE ADDITION IS REQUIRED TO BE A MINIMUM
 OF 15 FEET FROM THE NORTH PROPERTY LINE.
  
 6) SHEET A-201 LABELS THE NORTH PORTION OF THE WESTERN
 BUILDING AS TWO STORIES, WHEN THE SOUTH PORTION OF THE
 BUILDING IS TWO STORIES.
 7) WHY DO THE ELEVATIONS ON SHEET A-301 SHOW THE
 ADDITION AS TWO STORIES? THIS SQUARE FOOTAGE IS NOT
 ACCOUNTED FOR IN ANY OF THE SUBMITTED DOCUMENTS.
  
 8) THE ADDITION IS SHOWN AS 1,672 SQUARE FEET ON SHEET
 A-100, YET IT IS LISTED AS 1,680 SQUARE FEET ON THE
 DATA TABLE. ALL VALUES SHALL AGREE.
  
 9) PLEASE CONSIDER ARCHITECTURAL ENHANCEMENTS TO THE
 BUILDING EXTERIOR.
  
 10) PLEASE PROVIDE LANDSCAPE IN THE PLANTER THAT WAS
 FILLED IN ALONG BUNKER AVENUE AND ALONG THE WEST SIDE
 OF THE BUILDING.
  
 11) REMOVE THE OBSOLETE NONCOMPLYING SIGN FRAME ON THE
 ROOF OF THE BUILDING.
  
 12) ONE BICYCLE PARKING SPACE, CONFORMING TO CITY
 STANDARDS, IS REQUIRED ON-SITE.
