 TO SHOW QUALIFIED OPEN SPACE AREAS FOR:

 INCLUDE APPLICABLE AREAS WITH SQUARE FOOTAGE BROKEN

 ADJACENT TO A PERVIOUS LANDSCAPE AREA SHALL HAVE THE
 STRUCTURAL SOIL EXTENDED UNDER THE SIDEWALK TO MEET THE
 LANDSCAPE AREA IF THE DISTANCE BETWEEN THE 5 FOOT
 REQUIRED STRUCTURAL SOIL AND THE LANDSCAPE AREA IS LESS
 THAN 4 FEET. PLEASE SHOW THESE AREAS ON THE LANDSCAPE
 PLAN.
  
 6. ONGOING. PLEASE SHOW SAFE SIGHT TRIANGLE AT VEHICLE
 ENTRANCES AND EXITS. THE ENTRANCES NEED TO BE
 ENGINEERED TO ALLOW ANY TREES AND SHRUBS AND
 GROUNDCOVER TO BE PLANTED IN ANY LANDSCAPE AREAS
 LOCATED ADJACENT TO THEM, AND STILL ALLOW SAFE SIGHT
 TRIANGLES TO BE CLEAR.
  
 7. NOT SATISFIED. PLEASE INDICATE AND CLARIFY PLANTING
 AREAS FOR THE TREES ALONG QUADRILLE AND 5TH STREET, AS
 TREE GRATES AND STRUCTURAL SOIL IS NOT SHOWN. PLEASE
 SHOW LOCATIONS OF STRUCTURAL SOIL ON SHEET LP-1,
 EXTENDING 5 FEET IN ALL DIRECTIONS FROM THE TREE GRATE
 EXCEPT THE CURB.
  
 ADDITIONAL COMMENTS 11/18/15:
 8. SOME CORRECTIONS TO THE TREE MITIGATION CHART ARE
 NEEDED. STAFF WOULD PREFER TO MEET WITH THE APPLICANT
 TO IDENTIFY THESE ISSUES AND FACILITATE CORRECTION.
  
 9. PLEASE ADD STREET TREES ALONG THE SOUTH SIDE OF 5TH
 STREET.
  
 10. PLEASE EXPLAIN WHY THE 28TH FLOOR TERRACE QUALIFIES
 AS PUBLIC OPEN SPACE. ALSO BREAK DOWN PROVIDED OPEN
 SPACE CATEGORIES AND IDENTIFY ON THE DIAGRAM. SOME
 AREAS ARE COUNTED AND OTHERS ARE NOT. THIS JUST NEEDS
 TO BE CLARIFIED.
 11. PLEASE PROVIDE A DETAIL OF THE LIVING WALL,
 INCLUDING PLANTING DETAILS AND PLANT SPECIES.
  
 CONDITIONS OF APPROVAL
 1. PRIOR TO THE REMOVAL OR RELOCATION OF ANY TREES ON
 THE PROPERTY, A TREE ALTERATION PERMIT SHALL BE
 SUBMITTED, REVIEWED AND APPROVED BY THE DEVELOPMENT
 SERVICES DEPARTMENT, PLANNING DIVISION.
 2. THE APPLICANT, SUCCESSORS AND ASSIGNS SHALL BE
 RESPONSIBLE FOR THE PERMITTING AND INSTALLATION OF THE
 STREET TREES AND RIGHT OF WAY LANDSCAPING AND
 IRRIGATION APPROVED WITH THIS PETITION.
 3. THE APPLICANT, SUCCESSORS AND ASSIGNS SHALL BE
 RESPONSIBLE FOR THE MAINTENANCE OF THE ROAD RIGHT OF
 WAY LANDSCAPING AND IRRIGATION. THIS WILL BE THROUGH A
 SEPARATE MAINTENANCE AGREEMENT WITH THE CITY.
