 PUBLIC WORKS DEPARTMENT
  
 THIS IS A CONCEPTUAL LEVEL REVIEW. CONSTRUCTION LEVEL
 DETAILS, DESIGN CALCULATIONS AND THE POLLUTION
 PREVENTION PLAN WILL BE REVIEWED AS PART OF THE
 BUILDING PERMIT APPLICATION PROCESSES.
  
 1. A TRAFFIC STUDY WILL BE REQUIRED FOR THIS PROJECT
 SHOWING HOW THE PROPOSED DEVELOPMENT WILL AFFECT THE
 TRAFFIC VOLUME AND SURROUNDING LOCAL ROADWAYS. INCLUDE
 TRAFFIC ACCIDENT DATA FOR AFFECTED STREET CORRIDORS.
 ESTIMATE INCREASED OR DECREASED POTENTIAL. SAFETY
 IMPROVEMENTS SHALL BE RECOMMENDED WHERE NECESSARY.
 PLEASE SCHEDULE A MEETING WITH THE CITY TRAFFIC
 ENGINEER TO DISCUSS DETAILS OF THE STUDY REQUIREMENTS.
  
 2. FDOT APPROVAL OF THE PROPOSED DRIVEWAY ON QUADRILLE
 WILL BE REQUIRED PRIOR TO FINAL SITE PLAN APPROVAL.
  
 3. ALL STRIPING WITHIN THE CITY RIGHTS-OF-WAY TO BE
 THERMOPLASTIC.
  
 4. STOP BARS WILL BE REQUIRED WHERE STOP SIGNS ARE
 PROPOSED.
  
 5. PLEASE EVALUATE THE TRAFFIC PATTERNS FOR THE
 PROPOSED INTERNAL DROP OFF AND PARKING ENTRANCE.
 CONSIDER NARROWING THE DRIVE TO ONE LANE TO AVOID LANE
 CHANGE CONFLICTS.
  
 6. PLEASE SHOW THE PROPOSED STRIPING AT THE EXIT ONTO
 4TH STREET. THE LANES SHOULD BE DEDICATED AS EITHER
 LEFT OR RIGHT TURN.
  
 7. EXISTING UTILITY LATERALS AND SERVICES WHICH WILL
 NOT REMAIN IN USE MUST BE REMOVED BACK TO THE MAIN
 RATHER THAN BEING CUT AND CAPPED AT THE RIGHT-OF-WAY
 LINE.
  
 8. THE CITY WILL EVALUATE THE CONDITION OF THE EXISTING
 OFF-SITE UTILITIES WITHIN THE NEXT 30 DAYS. THE
 PROPOSED ABANDONMENT OF A PORTION OF THE CITY?S
 SANITARY SEWER WILL BE REVIEWED AT THAT TIME.
  
 9. THE EXISTING UTILITY STRUCTURE LOCATIONS ON THE
 SUBMITTED SURVEY AND THE LOCATIONS SHOWN ON THE
 SUBMITTED PRELIMINARY UTILITY PLANS DO NOT MATCH.
 PLEASE VERIFY WHICH PLAN SHOWS THE CORRECT EXISTING
 UTILITY STRUCTURE LOCATIONS.
  
 10. PLEASE SUBMIT ESTIMATES FOR THE PEAK POTABLE WATER
 DEMAND, SANITARY SEWER FLOW, AND SOLID WASTE COLLECTION
 YARDAGE.
  
 11. VERIFY THAT THE PROPOSED SIZE AND QUANTITY OF TRASH
 BINS IS APPROPRIATE FOR THE WASTE YARDAGE ANTICIPATED
 TO BE GENERATED BY THE COMPLEX. CONSIDER USING A
 COMPACTOR TO REDUCE THE YARDAGE OF WASTE THAT WILL NEED
 TO BE COLLECTED. IF A COMPACTOR LARGER THAN 8 CUBIC
 YARDS IS PROPOSED, PLEASE PROVIDE A LETTER FROM THE
 APPROPRIATE PRIVATE SERVICE PROVIDER STATING THEY HAVE
 REVIEWED THE PROPOSED SITE PLAN AND WILL BE ABLE TO
 SERVICE THE COMPACTOR IN THE PROPOSED LOCATION.
  
 12. A MAINTENANCE AGREEMENT WILL BE REQUIRED FOR THE
 NON-STANDARD ELEMENTS (PAVERS AND LANDSCAPING) PROPOSED
 WITHIN THE 4TH STREET AND NORTH DIXIE RIGHTS-OF-WAY.
  
 13. PAVEMENT RESTORATION WILL NEED TO BE IN ACCORDANCE
 WITH CITY STANDARD DETAIL GC-9. THE ROAD SHALL BE
 MILLED/RESURFACED FOR FULL LANE WIDTH OF THE TRAVEL
 LANE(S) ENCROACHED BY THE TRENCH AREA, INCLUDING A
 TRANSITION AREA OF 50 FEET ON EACH SIDE OF THE TRENCH.
 PLEASE REVISE THE PLANS TO SHOW THE EXTENT OF THE
 MILLING AND RESURFACING.
  
 14. PLEASE REVISE THE DRIVEWAY APRONS TO MEET THE
 CITY?S ENGINEERING DESIGN STANDARDS. PLEASE ALSO
 INCLUDE THE DETAILS FOR THE SIDEWALK RAMPS, HTTP://WPB.
 ORG/ENGINEERING/ENGINEERING-SERVICES/ENGINEERING-STANDA
 RDS/
  
 15. PLEASE REVISE THE LANDSCAPE PLAN TO SHOW LOCATIONS
 OF ALL WATER METERS, VALVES, CLEAN-OUTS, LIGHT POLES,
 ETC. ROOT BARRIERS MAY BE REQUIRED WHERE PLANTINGS ARE
 NEAR UNDERGROUND STORMWATER, SANITARY, OR POTABLE WATER
 LINES. ALSO CLEARLY INDICATE ALL EXISTING AND PROPOSED
 EASEMENTS ON THE LANDSCAPE PLAN.
  
 16. PLEASE SHOW THE SIGHT TRIANGLES ON THE GROUND FLOOR
 LANDSCAPING PLAN FOR THE INTERSECTIONS AND VEHICULAR
 EXITS. (SECTION 94-305E, CODE OF ORDINANCES)
  
 17. PRELIMINARY, UPDATED FEMA FLOOD INSURANCE MAPS ARE

 14/08-26-14-FLOOD_MAPS.HTM PLEASE REVIEW THE MAPS AND
 VERIFY THAT THE NEW MAPS WILL NOT IMPACT THE PROPOSED
 PROJECT.
  
 18. THE PROPOSED PARKING LEVELS ARE LOWER THAN THE
 ADJACENT ROADWAYS. HOW WILL FLOOD PROTECTION AND
 DRAINAGE BE PROVIDED FOR THESE LEVELS?
  
 19. THE PROPOSED IMPROVEMENTS MAY REQUIRE A PORTION OF
 THE SOUTHEAST CORNER NEAR DIXIE HIGHWAY TO BE DEDICATED
 TO THE CITY.
  
 20. THE SITE PLAN PROPOSED MOVING THE EXISTING CURB
 LINE ON 4TH STREET TO THE SOUTH AND A REDUCTION IN THE
 NUMBER OF ON-STREET, METERED PARKING SPOTS.
  
 21. PROPERTY WILL BE REQUIRED TO BE REPLATTED.
  
 THE FOLLOWING COMMENTS MUST BE ADDRESSED PRIOR TO
 ISSUANCE OF CONSTRUCTION AUTHORIZATION INCLUDING
 BUILDING PERMITS AND ENGINEERING DEVELOPMENT APPROVAL.
  
 1. A SEPARATE SUBMITTAL WILL BE REQUIRED TO THE
 ENGINEERING DIVISION OF THE PUBLIC WORKS DEPARTMENT FOR
 ENGINEERING DEVELOPMENT APPROVAL. THE ENGINEERING
 DEVELOPMENT APPROVAL APPLICATION FORMS CAN BE
 DOWNLOADED AT

 2. A SEPARATE SUBMITTAL WILL BE REQUIRED TO THE
 ENGINEERING DIVISION OF THE PUBLIC WORKS DEPARTMENT FOR

 [email protected] TO GET A COPY OF THE PLAT APPLICATION.
  
 3. SOLID WASTE YARDAGE WILL NEED TO BE ESTIMATED AS
 PART OF THE FINAL DESIGN TO VERIFY THAT THE DESIGN
 INCLUDES APPROPRIATE NUMBER AND SIZE OF TRASH BINS.
  
 4. IDENTIFY THE SOURCE OF THE AS-BUILT INFORMATION
 UTILIZED FOR THE POTABLE WATER, SANITARY SEWER, AND
 STORM SEWER DESIGN.
  
 5. DETAILS SHEETS WILL NEED TO UTILIZE STANDARD CITY OF
 WEST PALM BEACH DETAILS, WHICH MAY BE DOWNLOADED AT
