 PLEASE PROVIDE A WRITTEN RESPONSE TO THE FOLLOWING
 REVIEW COMMENTS:
  
 1. TRAFFIC CONCURRENCY APPROVAL SHALL BE PROVIDED FROM
 THE PALM BEACH COUNTY TRAFFIC DIVISION.
  
 2. A WIRELESS COMMUNICATION FACILITY APPLICATION SHALL
 BE SUBMITTED FOR THE RELOCATION/MITIGATION OF THE
 EXISTING TOWER.
  
 3. THE SURVEY SHALL BE AN ALTA SURVEY AND ACCOMPANIED
 BY A CURRENT OWNERSHIP & ENCUMBRANCE (O&E) REPORT OR A
 CURRENT TITLE POLICY.
  
 4. OUTSTANDING UTILITY LETTERS SHALL BE PROVIDED FROM
 THE FOLLOWING: CITY OF WEST PALM BEACH, FLORIDA PUBLIC
 UTILITIES, AND COMCAST. PLEASE NOTE THAT THE LETTER
 PROVIDED FROM AT&T REFERENCES MIAMI-DADE COUNTY; THIS
 WILL NEED TO BE CORRECTED.
  
 5. AT THE EAST AND WEST ENDS OF THE ON-STREET PARKING,
 THE STRIPED AREA SHOULD BE CONSTRUCTED AS CURBED
 BULB-OUTS THAT PROVIDE FOR LANDSCAPE ISLANDS.
  
 6. PLEASE PROVIDE THE PERCENTAGE OF BUILDING COVERAGE,
 IMPERVIOUS AREA, LANDSCAPING, ETC.
  
 7. OPEN SPACE + BUILDING COVERAGE SHOULD TOTAL 100%;
 THE SITE PLAN ONLY INDICATES 96%. PLEASE CLARIFY.
  
 8. ON THE SITE PLAN, THE ORIENTATION OF THE SETBACKS
 SHOULD BE AS FOLLOWS: FRONT (SOUTH); REAR (NORTH);
 CORNER (WEST); AND SIDE (EAST). PLEASE ADJUST SITE DATA
 TABLE ACCORDINGLY.
  
 9. PURSUANT TO SECTION 94-145(5)B. OF THE CITY?S ZONING
 AND LAND DEVELOPMENT REGULATIONS (ZLDRS), THERE SHALL
 BE A MINIMUM OF 15% LANDSCAPE AREA. ACCORDING TO THE
 SITE DATA TABLE, ONLY 13.4% HAS BEEN PROVIDED.
  
 10. PLEASE DIMENSION THE NORTHERN LANDSCAPE BUFFER; IT
 SHALL BE A MINIMUM OF FIVE (5) FEET.
  
 11. IT APPEARS THAT A WALL IS PROPOSED BETWEEN THE TWO
 (2) BUILDINGS ALONG THE RAILROAD TRACKS. PLEASE PROVIDE
 A DETAIL OF SUCH, INCLUDING THE HEIGHT, MATERIALS, ETC.
  
 12. PLEASE DIMENSION THE LANDSCAPE ISLANDS AT THE
 WESTERN END OF EACH ROW OF PARKING, ADJACENT TO THE
 PROPERTY LINE. THE ISLAND SHALL BE A MINIMUM OF FIVE
 (5) FEET, AS MEASURED FROM THE PROPERTY LINE.
  
 13. PURSUANT TO SECTION 94-313(1) OF THE CITY?S ZLDRS,
 THE MAXIMUM NUMBER OF ACCESS POINTS ONTO EACH
 RIGHT-OF-WAY SHALL BE ONE (1).
  
 14. PURSUANT TO SECTION 94-443(B) OF THE CITY?S ZLDRS,
 THERE SHALL BE A FIVE (5) FOOT LANDSCAPE BUFFER ALONG
 THE ENTIRE EDGE OF THE PROPERTY. PLEASE DIMENSION SUCH
 BUFFER ON THE SITE/LANDSCAPE PLANS. ADDITIONALLY, THE
 BUFFER STRIP MAY NOT BE INTERRUPTED BY MORE THAN 25% OF
 ITS LENGTH.
  
 15. PURSUANT TO SECTION 94-443(C)(3) OF THE CITY?S
 ZLDRS, EACH ROW OF PARKING SHALL BE TERMINATED BY A
 LANDSCAPE ISLAND OF NOT LESS THAN FIVE (5) FEET IN
 WIDTH.
  
 16. CONFIRMATION SHALL BE PROVIDED FROM THE CITY?S
 SANITATION DIVISION REGARDING THE PLACEMENT OF THE
 DUMPSTER ENCLOSURE.
  
 17. PLEASE CONFIRM WITH THE CITY?S TRAFFIC ENGINEER THE
 STRIPING OF THE SPACES ON PALM STREET; DOUBLE-STRIPING
 MAY NOT BE REQUIRED.
  
 18. IT IS RECOMMENDED, IF THE DESIGN PERMITS, THAT THE
 PARKING SPACES BE 16 FEET IN LENGTH, WITH THE CURB AND
 THEN A TWO (2) FOOT OVERHANG (NO WHEELSTOPS). THE
 OVERHANG CAN OCCUR OVER LANDSCAPING (GROUNDCOVER OR SOD
 ONLY) OR THE SIDEWALK, SO LONG AS THEY MAINTAIN THEIR
 MINIMUM CLEAR WIDTH REQUIREMENTS.
  
 19. THE SITE PLAN INDICATES THAT ONLY ONE (1) ADA SPACE
 IS PROVIDED, HOWEVER THE PLANS SHOW TWO (2). NOTE THAT
 ONLY ONE (1) IS REQUIRED BY THE ZLDRS.
  
 20. PURSUANT TO SECTION 94-485(P) OF THE CITY?S ZLDRS,
 ONE (1) LOADING SPACE SHALL BE PROVIDED (10 FEET X 25
 FEET).
  
 21. PLEASE INDICATE THE NUMBER OF BIKE RACKS THAT WILL
 BE PROVIDED; PURSUANT TO SECTION 94-485(Q) OF THE
 CITY?S ZLDRS, TWO (2) RACKS SHALL BE PROVIDED.
  
 22. PURSUANT TO SECTION 94-325(D)(5) OF THE CITY?S
 ZLDRS, AT THE TIME OF MITIGATION OF THE WIRELESS TOWER,
 BUFFERING OF THE EQUIPMENT COMPOUND SHALL BE BROUGHT
 INTO COMPLIANCE. THE EQUIPMENT COMPOUND SHALL BE
 ENCLOSED WITH AN OPAQUE FENCE OR WALL (PLEASE NOTE THIS
 AND REFERENCE DETAIL ON SHEET A.304) AND LANDSCAPED IN
 ACCORDANCE WITH SECTION 94-444(B) OF THE CITY?S ZLDRS.
 THE LANDSCAPING SHALL BE ON ALL SIDES, WITH AN OPENING
 PERMITTED AT THE LOCATION OF THE GATE.
  
 24. WHILE THE CITY?S ZLDRS DOES PERMIT THE PLACEMENT OF
 THE BUILDING UP TO THE PROPERTY LINE ALONG THE RAILROAD
 TRACKS, STAFF WOULD LIKE TO WORK WITH THE APPLICANT ON
 THE ARCHITECTURAL TREATMENT OF THE BACK OF THE
 BUILDINGS AND POTENTIAL SHIFTING OF THEM TO ALLOW THE
 INSTALLATION OF A SHRUB/HEDGE ALONG THE REAR. THIS IS
 ENCOURAGED AS THE FEC RAILROAD WILL BE UTILIZED FOR
 PASSENGER RAIL SERVICE IN THE NEAR FUTURE AND A MORE
 AESTHETIC DESIGN IS PREFERRED.

 PROVIDED, ALONG WITH ONE (1) REDUCED COPY (11IN X
 17IN), AND AN ELECTRONIC COPY OF ALL PLANS.
  
 C) PLEASE NOTE THAT RE-SUBMITTALS MAY BE SUBJECT TO
 ADDITIONAL COMMENTS.
  
 D) IF NO RESPONSE IS RECEIVED WITHIN 60 DAYS OF THE
 ISSUANCE OF THESE COMMENTS, THE APPLICATION WILL BE
 CONSIDERED WITHDRAWN AND ANY FURTHER ACTION WILL
 REQUIRE SUBMISSION OF A NEW DEVELOPMENT APPLICATION.
  
 E) PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ACCESSED A RESUBMITTAL FEE. SUCH FEE
