 PUBLIC WORKS DEPARTMENT
  
 THIS IS A CONCEPTUAL LEVEL REVIEW. CONSTRUCTION LEVEL
 DETAILS, DESIGN CALCULATIONS AND THE POLLUTION
 PREVENTION PLAN WILL BE REVIEWED AS PART OF THE
 BUILDING PERMIT APPLICATION PROCESSES.
  
 1. PLEASE SHOW THE LOCATION OF THE EXISTING/PROPOSED
 TOWER ON THE SURVEY AND SITE PLAN.
  
 2. THE EXISTING CURB CUT ON PALM STREET WILL BE
 REQUIRED TO BE REMOVED AND THE SIDEWALK AND CURB/GUTTER
 CONSTRUCTED TO MATCH THE REMAINDER OF PALM STREET.
  
 3. STRIPING ON PALM STREET AND ALABAMA WILL BE REQUIRED
 INCLUDING THE PROPOSED ANGLED PARKING, CENTERLINES ON
 PALM AND ALABAMA, AND LANE EDGE DESIGNATIONS AT THE
 INTERSECTION WITH THE NORTHERN ALLEY. ALL STRIPING
 WITHIN THE RIGHT-OF-WAY TO BE THERMOPLASTIC.
  
 4. SHEET C1.00 STATES THE EXISTING POWER POLE AT THE
 NORTHWEST CORNER OF THE PROPERTY WILL BE REMOVED AND
 THE OVERHEAD LINES TO THE WEST AND SOUTH WILL BE MOVED
 UNDERGROUND. PLEASE VERIFY THAT THE APPLICANT HAS
 CONTACTED FLORIDA POWER & LIGHT AND DISCUSSED THE
 ECONOMIC FEASIBILITY OF MOVING THE LINES UNDERGROUND.
  
 5. SHEET C3.00 SHOWS A PROPOSED SANITARY MANHOLE AND
 SANITARY LINE WITHIN THE FEC RIGHT-OF-WAY. HAS THE FEC
 BEEN CONTACTED REGARDING CONSTRUCTION WITHIN THEIR
 RIGHT-OF-WAY? THE CITY PREFERS TO LOCATE UTILITY
 STRUCTURES OUTSIDE OF THE FEC RIGHT-OF-WAY.
  
 6. IF THE POWER LINES ARE NOT MOVED UNDERGROUND, THE
 DUMPSTER MUST BE MOVED OUT OF THE FP&L EASEMENT. CITY
 VEHICLES WILL NOT LIFT METAL DUMPSTERS BENEATH OVERHEAD
 POWER LINES.
  
 7. UTILITY LATERALS AND SERVICES WHICH WILL NOT REMAIN
 IN USE MUST BE REMOVED BACK TO THE MAIN RATHER THAN
 BEING CUT AND CAPPED AT THE RIGHT-OF-WAY LINE.
  
 8. THE NUMBER OF PROPERTY ACCESS DRIVES EXCEEDS THE
 MAXIMUM NUMBER AND WIDTH ALLOWED FOR COMMERCIAL
 PROPERTIES. PER CODE OF ORDINANCES SECTION 94-313,
 NON-RESIDENTIAL PROPERTIES WITH LESS THAN 300 REQUIRED
 PARKING SPACES MAY HAVE ONE ACCESS POINT ONTO EACH
 RIGHT-OF-WAY. THE PROPOSED SITE PLAN SHOWS THREE ACCESS
 POINTS OFF OF ALABAMA AVENUE. THE DISTANCE SEPARATING
 THE DRIVEWAYS SHOULD BE A MINIMUM OF 125 FEET, UNLESS A
 CIRCULAR DRIVING PATTERN IS PROPOSED (ONE ENTRANCE AND
 ONE EXIT).
  
 9. PLEASE SUBMIT ESTIMATES FOR THE PEAK POTABLE WATER
 DEMAND, SANITARY SEWER FLOW, AND SOLID WASTE COLLECTION
 YARDAGE.
  
 10. A MAINTENANCE AGREEMENT WILL BE REQUIRED FOR THE
 NON-STANDARD ELEMENTS (PAVERS AND LANDSCAPING) PROPOSED
 WITHIN THE ALABAMA AND PALM STREET RIGHTS-OF-WAY.
  
 11. PAVEMENT RESTORATION WILL NEED TO BE IN ACCORDANCE
 WITH CITY STANDARD DETAIL GC-9. THE ROAD SHALL BE
 MILLED/RESURFACED FOR FULL LANE WIDTH OF THE TRAVEL
 LANE(S) ENCROACHED BY THE TRENCH AREA, INCLUDING A
 TRANSITION AREA OF 50 FEET ON EACH SIDE OF THE TRENCH.
 PLEASE REVISE THE PLANS TO SHOW THE EXTENT OF THE
 MILLING AND RESURFACING.
  
 12. PLEASE REVISE THE DRIVEWAY APRONS TO MEET THE
 CITY?S ENGINEERING DESIGN STANDARDS. PLEASE ALSO
 INCLUDE THE DETAILS FOR THE SIDEWALK RAMPS, HTTP://WPB.
 ORG/ENGINEERING/ENGINEERING-SERVICES/ENGINEERING-STANDA
 RDS/
  
 13. PLEASE REVISE THE LANDSCAPE PLAN TO SHOW LOCATIONS
 OF ALL WATER METERS, VALVES, CLEAN-OUTS, LIGHT POLES,
 ETC. ROOT BARRIERS MAY BE REQUIRED WHERE PLANTINGS ARE
 NEAR UNDERGROUND STORMWATER, SANITARY, OR POTABLE WATER
 LINES. ALSO CLEARLY INDICATE ALL EXISTING AND PROPOSED
 EASEMENTS ON THE LANDSCAPE PLAN.
  
 14. PLEASE SHOW THE SIGHT TRIANGLES ON THE GROUND FLOOR
 LANDSCAPING PLAN FOR THE INTERSECTIONS AND VEHICULAR
 EXITS. (SECTION 94-305E, CODE OF ORDINANCES)
  
 15. PRELIMINARY, UPDATED FEMA FLOOD INSURANCE MAPS ARE
 AVAILABLE AT HTTP://WWW.CO.PALM-BEACH.FL.US/NEWSROOM/08
 14/08-26-14-FLOOD_MAPS.HTM. PLEASE REVIEW THE MAPS AND
 VERIFY THAT THE NEW MAPS WILL NOT IMPACT THE PROPOSED
 PROJECT.
  
 THE FOLLOWING COMMENTS MUST BE ADDRESSED PRIOR TO
 ISSUANCE OF CONSTRUCTION AUTHORIZATION INCLUDING
 BUILDING PERMITS AND ENGINEERING DEVELOPMENT APPROVAL.

 ENGINEERING DIVISION OF THE PUBLIC WORKS DEPARTMENT FOR
 ENGINEERING DEVELOPMENT APPROVAL. THE ENGINEERING

 2. A SEPARATE SUBMITTAL WILL BE REQUIRED TO THE

 3. A SEPARATE SUBMITTAL WILL BE REQUIRED TO THE
 ENGINEERING DIVISION OF THE PUBLIC WORKS DEPARTMENT FOR
 THE AERIAL ENCROACHMENT AGREEMENT. PLEASE CONTACT VINCE

 APPLICATION.
  
 4. SOLID WASTE YARDAGE WILL NEED TO BE ESTIMATED AS
 PART OF THE FINAL DESIGN TO VERIFY THAT THE DESIGN
 INCLUDES APPROPRIATE NUMBER AND SIZE OF TRASH BINS.
  
 5. IDENTIFY THE SOURCE OF THE AS-BUILT INFORMATION
 UTILIZED FOR THE POTABLE WATER, SANITARY SEWER, AND
 STORM SEWER DESIGN.
  
 6. DETAILS SHEETS WILL NEED TO UTILIZE STANDARD CITY OF
 WEST PALM BEACH DETAILS, WHICH MAY BE DOWNLOADED AT
