 BUILDING AND A NONCONFORMING USE BECAUSE OF THE DRIVE
 THRU.
  
 1- SETBACK ON PALM BEACH LAKES BOULEVERD SHALL BE 16'
 FROM THE BACK OF THE CURB CLOSER TO THE PROPERTY LINE.
 2- PLEASE INDICATE THE PERCENTAGE OF ACTIVE USE
 PROVIDED ALONG PALM BEACH LAKES BLVD AND DIXIE HWAY.
 60% OF ACTIVE USE IS REQUIRED ALONG PBL, AND 65% IS
 REQUIRED ALONG DIXIE HWAY. A VARIANCE FROM DAC WILL BE
 REQUIRED IF NOT IN COMPLIANCE.
 3- PLEASE PROVIDE INFORMATION TO CONFIRM COMPLIANCE
 WITH MINIMUM 50% TRANSPARENCY REQUIRED ALONG STREET
 FRONTAGES.
 4- PLEASE CONFIRM THE SOUTH ELEVATION COMPLIES WITH THE
 BLANK WALL REQUIREMENTS (BLANK WALLS ARE NOT PERMITTED.
 BLANK WALL MEANS AN AREA GREATER THAN 20% OF THE ENTIRE
 FACADE ELEVATION THAT IS ABSENT OF FENESTRATION AND IS
 ABSENT OF A PLANAR BREAK OF AT LEAST TWO FEET IN DEPTH.
 5- PLEASE PROVIDE AUTO TURN TO CONFIRM THE MOVEMENT OF
 THE DRIVE THRU IS ADEQUATE.
 6- A LANDSCAPE ISLAND IS REQUIRED EVERY 10 PARKING
 SPACES. THE PARKING ROW ON THE EAST SIDE HAS 11 SPACES
 ON A ROW.
 7- TERMINAL ISLANDS SHALL BE PROVIDED FOR PARKING ROWS.
 SUCH ISLANDS SHALL BE AT LEAST 5' IN WITH AND INCLUDE A
 SHADE OR FLOWERING TREE.
 8- DUMPSTER SHALL HAVE A HEDGE AROUND THE ENCLOSURE.
 9- DUE TO THE SHORT STACKING DISTANCE FOR THE DRIVE
 THRU, STAFF RECOMMENDS ORDERS SHALL BE TAKEN AT THE 1ST
 WINDOW AND NOT AT THE MANY BOARD.
 10- EXISTING LIVE OAK ALONG DIXIE HWAY SHALL BE REMOVED
 AND REPLACED WITH A NEW LIVE OAK. STRUCTURAL SOIL SHALL
 BE INSTALLED AROUND THE TREE GRATE.
 11- LANDSCPE AREAS ON EXISTING SURFACE PARKING LOT
 SOUTH OF THE ALLEY SHALL BE RESTORED.
 12- AT LEAST ONE BIKE PARKING SPACE SHALL BE PROVIDED.
 STAFF RECOMMENDS THE BIKE RACK TO BE LOCATED ADJACENT
 TO THE DIXIE HWAY ENTRANCE ON A HARD SURFACE PAD.
 13- THE DEAD END PARKING AREA SHALL PROVIDE ONE BACK
 OUT SPACE AT THE END.
 14- PROPOSED SIGNS SHALL COMPLY WITH SECTION 94-110(D)
 OF THE ZONING CODE.
 15- 25% OF THE LOT ARE SHALL BE DEDICATED TO PRIVATE
 OPEN SPACE. LANDSCAPE BUFFERS REQUIRED FOR PARKING AND
 REQUIRED SETBACKS CANNOT BE COUNTED AS PRIVATE OPEN
 SPACE. STAFF WILL INITIATE A CODE AMENDMENT TO ADJUST
 REGULATION.
 16- DRAWINGS SHALL BE AT SCALE.
