 - WHEN RESUBMITTING, PLEASE PROVIDE A MINIMUM OF FIVE
 (5) PAPER COPIES AND AN ELECTRONIC COPY IN PDF FORMAT
 OF ALL PLANS. PLEASE NOTE THAT CHANGES ON THE
 RESUBMITTED PLANS OR THE SUBMITTAL OF INFORMATION/PLANS
 TO ADDRESS THE COMMENTS MAY RESULT IN ADDITIONAL
 COMMENTS.
  
 - PLEASE NOTE THAT IF THE PLANNING DIVISION HAS NOT
 RECEIVED A RESPONSE TO THE PPRC COMMENTS WITHIN 60 DAYS
 FROM THE DATE OF THE PPRC MEETING (BY OCTOBER 10,
 2015), THE CASE SHALL BE CONSIDERED WITHDRAWN. ANY
 FURTHER ACTION SHALL REQUIRE A NEW DEVELOPMENT
 APPLICATION.
  
 - PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ACCESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE ($400).
  
 1) PLEASE NOTE THAT IF THE CONSTRUCTION VALUE OF THE
 BUILDINGS EXCEEDS $500,000, THEN THE PROJECT WILL BE
 SUBJECT TO THE ARTS IN PUBLIC PLACES REQUIREMENTS.
  
 2) SECTION 94-313(1) LIMITS THE NUMBER OF ACCESS POINTS
 FOR THIS PROJECT TO ONE ACCESS POINT. PLEASE REVISE THE
 SITE PLAN TO CONFORM TO THIS REQUIREMENT. NOTE: GEORGIA
 AVENUE IS CLASSIFIED AS A COLLECTOR ROADWAY AND THUS
 WOULD REQUIRE A 125 FOOT SEPARATION BETWEEN ACCESS
 POINTS IF THE TWO ACCESS POINTS SHOWN WERE PERMITTED
 -SECTION 94-313(2).
  
 3) PROVIDE THE DRIVEWAY WIDTH DIMENSIONS ON THE SITE
 PLAN, BOTH AT THE NARROWEST POINT AND AT THE PROPERTY
 LINE. STAFF HAS SCALED THE PLAN AND IT APPEARS THAT THE
 GEORGIA AVENUE FRONTAGE IS INTERRUPTED BY MORE THAN THE
 25 PERCENT PERMITTED BY SECTION 94-443(B)(2).
  
 4) PROVIDE THE DIMENSION OF THE SIDEWALK TO THE ADA
 ACCESS AISLE.
  
 5) HOW DOES SOMEONE PARKING IN THE ADA SPACE ACCESS THE
 NORTHERN BUILDING?
  
 6) THE LANDSCAPE ISLAND ADJACENT TO THE LOADING SPACE
 SHALL BE A MINIMUM OF FIVE (5) FEET IN WIDTH WHEN
 MEASURED INSIDE THE CURB. PLEASE SHOW A DIMENSION LINE
 ON THE PLAN TO VERIFY THIS DISTANCE (IT SEEMS TO SCALE
 AT ONLY FOUR (4) FEET IN WIDTH).
  
 7) WHY DO THE DRIVE AISLES NEED TO BE SO WIDE?
  
 8) THE PARKING DETAIL SHOWS THE ADA SIGN IN THE
 NEIGHBORING PARKING SPACE. THE ADA STRIPING LOCATIONS
 (2 INCHES APART) DO NOT MATCH THE CITY STANDARD DETAIL,
 WHICH INCLUDES THE SAME 6 INCH SPACING AS THE REGULAR
 PARKING SPACES HAVE.
  
 9) THE SITE DATE TABLE MENTIONS THERE IS A CANOPY ON
 THE SITE. THE SITE PLANS AND ELEVATIONS DO NOT SHOW ANY
 CANOPIES. PLEASE CLARIFY.
  
 10) THE BUILDINGS ARE SHOWN WITH DIFFERENT DIMENSIONS
 ON THE ELEVATIONS AND SITE PLAN. PLEASE CLARIFY.
  
 11) PLEASE CONSIDER ADDING SOME ARCHITECTURAL DETAILS
 TO THE WEST, EAST AND NORTH ELEVATIONS OF THE NORTH
 BUILDING AND THE WEST, EAST AND SOUTH ELEVATIONS ON THE
 SOUTH BUILDING. THIS CAN BE AS SIMPLE AS ADDITIONAL
 HORIZONTAL OR VERTICAL BANDING (SIMILAR TO HOW THE
 GARAGE DOORS ARE FRAMED OUT) OR MORE ELABORATE SUCH AS
 REAL OR FAKE WINDOWS. NOTE: SOUTH BUILDING HAS TWO
 ELEVATIONS MISLABELED.
  
 12) THE SITE DATA TABLE INCORRECTLY LISTS THE REQUIRED
 PARKING FOR THE OFFICE PORTION OF THE BUILDING. THE
 OFFICE RATIO IS AT 1 PARKING SPACE PER 350 SQUARE FEET.
  
 13) PLEASE CLARIFY WHO THE END USER IS ANTICIPATED TO
 BE FOR THESE BUILDINGS. THESE BUILDINGS APPEAR TO BE
 CONSTRUCTED FOR FLEX INDUSTRIAL PURPOSES YET THE PBC
 TRAFFIC LETTER AND PARKING CALCULATIONS IS FOR
 WAREHOUSE USE. THIS SEEMS TO SEVERELY RESTRICT THE
 ABILITY TO LEASE THE PROPERTY (I.E. NO CONTRACTORS,
 MANUFACTURING OR ANY KIND, ETC. IS PERMITTED). NOTE:
 THE FLEX INDUSTRIAL PARKING RATIO IS COUNTED AT 1
 PARKING SPACE PER 500 SQUARE FEET.
  
 14) THE PBC TRAFFIC LETTER ONLY APPROVES 7,605 SQUARE
 FEET OF WAREHOUSE USE. THE TWO BUILDINGS TOTAL 7,641
 SQUARE FEET. THE BUILDINGS SHALL BE MADE SMALLER AND
 MAY NOT INCLUDE OFFICE AREA AS A SEPARATE USE UNDER THE
 SITE DATA CONCURRENCY APPROVAL BOX.
  
 15) THANK YOU FOR PROVIDING THE BICYCLE RACK DETAIL.
 WHERE WILL THIS BE LOCATED ON THE SITE PLAN?
 ADDITIONALLY, ONLY TWO BICYCLE PARKING SPACES ARE
 REQUIRED, WHICH EQUATES TO ONE RACK ELEMENT, NOT TWO AS
 SHOWN ON THE DETAIL.
  
 16) EACH BUFFER IS DEFICIENT ONE REQUIRED BUFFER TREE.
 SECTION 94-443(B)(4) STATES, "AT LEAST ONE SHADE OR
 FLOWERING TREE SHALL BE PLANTED IN A REQUIRED BUFFER
 STRIP FOR EACH 30 LINEAR FEET OR PORTION THEREOF." THE
 LANDSCAPE REQUIREMENTS TABLE SHALL SHOW THE "PORTION
 THEREOF" ROUNDED UP, WHICH RESULTS IN ONE MORE TREE PER
 SIDE.
  
 17) WHILE THE ZONING AND LAND DEVELOPMENT REGULATIONS
 PERMIT TWO PALMS TO BE COUNTED AS ONE TREE EQUIVALENT,
 PALMS ARE REQUIRED TO BE IN GROUPS OF THREE. THE TWO
 GROUPS OF TWO SABLE PALMS ARE SPACED 40 FEET APART,
 WHICH MAY NOT BE COUNTED AS A GROUPING OF THREE. THE
 NORTHERN TWO SABLE PALMS DO NOT HAVE THE THIRD REQUIRED
 PALM.
  
 18) THE FOUNDATION PLANTING LINE ITEM SHALL BE BROKEN
 DOWN PER BUILDING.
  
 19) THE SITE AND LANDSCAPE PLANS SHALL SHOW THE
 UTILITIES. THE BACKFLOW PREVENTER SHALL BE SCREENED.
  
 20) WHERE WILL THE A/C UNITS BE PLACED? THESE SHALL BE
 SCREENED FROM THE VIEW OF THE PUBLIC.
  
 21) THE ROOT BARRIER DETAIL SHALL REFERENCE CITY OF
 WEST PALM BEACH UTILITIES NOT PALM BEACH COUNTY
 UTILITIES.
