 THIS IS A CONCEPTUAL LEVEL REVIEW. CONSTRUCTION LEVEL
 DETAILS, DESIGN CALCULATIONS AND THE POLLUTION
 PREVENTION PLAN WILL BE REVIEWED AS PART OF THE
 ENGINEERING DEVELOPMENT APPROVAL AND BUILDING PERMIT
 APPLICATION PROCESSES. THE ENGINEERING DEVELOPMENT
 APPROVAL APPLICATION FORMS CAN BE DOWNLOADED AT
 HTTP://WPB.ORG/ENGINEERING/FORMS-AND-PUBLICATIONS/
  
 THE FOLLOWING COMMENTS MUST BE ADDRESSED PRIOR TO SITE
 PLAN APPROVAL.
  
 1. THE PRELIMINARY DRAINAGE AND UTILITY PLAN SHOWS
 SANITARY LINES TYING INTO WATER MAINS AND SANITARY
 LINES RUNNING THROUGH DRAINAGE STRUCTURES. PLEASE
 REVISE THE PLAN TO SHOW THE INTENDED CONNECTION POINTS.
 WATER SERVICES SHOULD CONNECT TO 8 INCH WATER MAIN
 RATHER THAN THE 20 INCH.
  
 2. THE EXISTING UTILITIES UNDER GEORGIA AVENUE DO NOT
 APPEAR TO BE SHOWN CORRECTLY. PLEASE CONTACT THE
 ENGINEERING DIVISION TO OBTAIN AS-BUILT INFORMATION.
  
 3 PLEASE SUBMIT ESTIMATES FOR THE PEAK POTABLE WATER
 DEMAND, SANITARY SEWER FLOW, AND SOLID WASTE COLLECTION
 YARDAGE.
  
 4. PLEASE INCLUDE THE DUMPSTER ENCLOSURE DETAIL ON THE
 PLANS. MINIMUM DIMENSIONAL REQUIREMENTS FOR THE
 ENCLOSURE ARE LISTED IN CODE OF ORDINANCES, SECTION
 94-444(B), ALSO SEE FIGURE XIV-3 OF THE SAME SECTION.
  
 5. PLEASE CORRECT THE NORTH ARROW ORIENTATION ON THE
 PRELIMINARY DRAINAGE AND UTILITY PLAN AND LANDSCAPE
 PLAN LP-1.
  
 6. ON SUBMITTED SURVEY, BEARINGS DO NOT MATCH NORTH
 ARROW DIRECTION.
  
 7. ON SHEET SP-1, ?SOUTHERN? IS MISSPELLED ON THE
 LOCATION MAP.
  
 8. PRELIMINARY, UPDATED FEMA FLOOD INSURANCE MAPS ARE
 AVAILABLE AT HTTP://WWW.CO.PALM-BEACH.FL.US/NEWSROOM/08
 14/08-26-14-FLOOD_MAPS.HTM. PLEASE REVIEW THE MAPS AND
 VERIFY THAT THE NEW MAPS WILL NOT IMPACT THE PROPOSED
 PROJECT.
  
 9. PLEASE REVISE THE DRIVEWAY APRONS TO MEET THE CITY?S

 10. CONSTRUCTION WITHIN GEORGIA AVENUE RIGHT-OF-WAY

 WARD AT 561-494-1120. THE DEVELOPER MAY BE RESPONSIBLE
 FOR CONSTRUCTION THAT IS NOT CONSISTENT WITH CITY?S BID
 DOCUMENTS.
  
 11. PLEASE REVISE THE LANDSCAPE PLAN TO SHOW LOCATIONS
 OF ALL WATER METERS, VALVES, CLEAN-OUTS, LIGHT POLES,
 ETC. ROOT BARRIERS MAY BE REQUIRED WHERE PLANTINGS ARE
 NEAR UNDERGROUND STORMWATER, SANITARY, OR POTABLE WATER
 LINES.
  
 12. PLEASE SHOW THE SIGHT TRIANGLES ON THE GROUND FLOOR
 LANDSCAPING PLAN FOR THE INTERSECTIONS AND VEHICULAR
 EXITS. (SECTION 94-305E, CODE OF ORDINANCES)
  
 13. NORTH PROPERTY CORNERS MUST BE SET. SURVEY NOTES
 THAT PROPERTY CORNER IS UNDER CONCRETE.
  
 THE FOLLOWING COMMENTS MUST BE ADDRESSED PRIOR TO
 ISSUANCE OF CONSTRUCTION AUTHORIZATION INCLUDING
 BUILDING PERMITS AND ENGINEERING DEVELOPMENT APPROVAL.
  
 1. AN ENGINEERING DEVELOPMENT APPROVAL APPLICATION WILL
 BE REQUIRED FROM THE ENGINEERING DIVISION OF THE PUBLIC
 WORKS DEPARTMENT. THE ENGINEERING DEVELOPMENT APPROVAL
 APPLICATION FORMS CAN BE DOWNLOADED AT

 2. A UNITY OF TITLE APPLICATION WILL BE REQUIRED FROM
 THE ENGINEERING DIVISION OF THE PUBLIC WORKS
 DEPARTMENT. THE APPLICATION FOR UNITY OF TITLE CAN BE
 DOWNLOADED AT
 HTTP://WPB.ORG/ENGINEERING/FORMS-AND-PUBLICATIONS/
  
 3. SOLID WASTE YARDAGE WILL NEED TO BE VERIFIED AS PART
 OF THE FINAL DESIGN TO VERIFY THAT THE DESIGN INCLUDES
 APPROPRIATE NUMBER AND SIZE OF TRASH BINS.
  
 4. PLEASE IDENTIFY THE SOURCE OF THE AS-BUILT
 INFORMATION UTILIZED FOR THE POTABLE WATER, SANITARY
 SEWER, AND STORM SEWER DESIGN.
  
 5. INDICATE ON THE PLANS WHICH PORTIONS OF THE POTABLE
 WATER, SANITARY SEWER, AND STORMWATER SYSTEM WILL
 REMAIN PUBLICALLY OWNED AND WHICH SECTIONS WILL BE
 MAINTAINED BY THE APPLICANT. TYPICALLY, THE CITY'S
 OWNERSHIP STOPS AT THE RIGHT-OF-WAY LINE UNLESS
 EXTENUATING CIRCUMSTANCES REQUIRED THE OWNERSHIP
 DIVISION TO TAKE PLACE AT ANOTHER LOCATION.
  
 6. THE PRELIMINARY DRAINAGE AND UTILITY PLAN SHOWS AN
 EXISTING SANITARY SERVICE LINE BEING UTILIZED BY THE
 PROPOSED SOUTHERN WAREHOUSE. THE SERVICE LINE IS SHOWN
 PARTIALLY ON LOT 72A. IS THERE A UTILITY EASEMENT WHICH
 WILL ALLOW THE USE OF THIS LINE?
  
 7. EASEMENTS WILL NEED TO BE PROVIDED OVER ALL ON-SITE
 PUBLICALLY OWNED UTILITIES.
