 PUBLIC WORKS DEPARTMENT
  
 THIS IS A CONCEPTUAL LEVEL REVIEW. CONSTRUCTION LEVEL
 DETAILS, DESIGN CALCULATIONS AND THE POLLUTION
 PREVENTION PLAN WILL BE REVIEWED AS PART OF THE
 ENGINEERING DEVELOPMENT APPROVAL AND BUILDING PERMIT
 APPLICATION PROCESSES. THE ENGINEERING DEVELOPMENT
 APPROVAL APPLICATION FORMS CAN BE DOWNLOADED AT
 HTTP://WPB.ORG/ENGINEERING/FORMS-AND-PUBLICATIONS/
  
 THE FOLLOWING COMMENTS MUST BE ADDRESSED PRIOR TO SITE
 PLAN APPROVAL.
 1. PLEASE SUBMIT ESTIMATES FOR THE PEAK POTABLE WATER
 DEMAND, SANITARY SEWER FLOW, AND SOLID WASTE COLLECTION
 YARDAGE.
  
 2. PLEASE REVISE THE LANDSCAPE PLAN TO SHOW LOCATIONS
 OF ALL WATER METERS, VALVES, CLEAN-OUTS, LIGHT POLES,
 ETC.
  
 3. A TRAFFIC STUDY WILL BE REQUIRED FOR THIS PROJECT
 SHOWING HOW THE PROPOSED DEVELOPMENT WILL AFFECT THE
 TRAFFIC VOLUME AND SURROUNDING LOCAL ROADWAYS. INCLUDE
 TRAFFIC ACCIDENT DATA FOR AFFECTED STREET CORRIDORS.
 ESTIMATE INCREASED OR DECREASED POTENTIAL. SAFETY
 IMPROVEMENTS SHALL BE RECOMMENDED WHERE NECESSARY.
 PLEASE SCHEDULE A MEETING WITH THE CITY TRAFFIC
 ENGINEER TO DISCUSS DETAILS OF THE STUDY REQUIREMENTS.
  
 4. PLEASE SUBMIT A STRIPING PLAN FOR ENTIRE WIDTH OF
 EVERNIA AND THE FRONTAGE ROAD. THE EXISTING ANGLED
 PARKING ON EVERNIA MUST REMAIN.
  
 5. A REPLAT WILL BE REQUIRED FOR ENTIRE PROPERTY.
 PORTION OF EVERNIA STREET WILL REQUIRE DEDICATION TO
 THE CITY. A DEVELOPER?S AGREEMENT WILL BE REQUIRED FOR
 R/W IMPROVEMENTS AND AERIAL ENCROACHMENTS INTO R/W.
 ACCESS EASEMENT WILL BE REQUIRED ALONG FRONTAGE ROAD.
  
 6. IS IF THE ALLEY IS PROPOSED TO BE ONE-WAY? THE ALLEY
 IS CURRENTLY DESIGNATED FOR TWO-WAY TRAFFIC.
  
 7. PLEASE NOTE THAT THE ENTIRE ALLEY WILL BE REQUIRED
 TO BE REBUILT.
  
 8. PLEASE REVISE THE AUTO TURN TO DEMONSTRATE THE
 LOADING BAYS AND DUMPSTER AREA ARE ACCESSIBLE WITHOUT
 DRIVING INTO ON-COMING TRAFFIC LANES. SHOW THAT THE
 PROPOSAL TO ROLL THE TRASH BINS INTO THE ALLEY WILL NOT
 IMPEDE TRAFFIC FLOW WHILE THE BINS ARE IN THE ALLEY OR
 COMPLETELY BLOCK TRAFFIC WHEN THE SOLID WASTE TRUCKS
 ARE COLLECTING THE GARBAGE.
  
 9. PLEASE PROVIDE A TRAFFIC ANALYSIS WHICH SUPPORTS THE
 PROPOSED TWO ENTRANCE AND TWO EXIT LANES TO THE PARKING
 GARAGE.
  
 10. VERIFY THAT THE PROPOSED SIZE AND QUANTITY OF TRASH
 BINS IS APPROPRIATE FOR THE WASTE YARDAGE ANTICIPATED
 TO BE GENERATED BY THE COMPLEX. CONSIDER USING A
 COMPACTOR TO REDUCE THE YARDAGE OF WASTE THAT WILL NEED
 TO BE COLLECTED.
  
 11. PROVIDE VERTICAL PROFILES FOR THE PARKING GARAGE
 RAMPS INCLUDING THE TRANSITION AREA GEOMETRY.
  
 12. RECTANGULAR RAPID FLASHING BEACONS (PEDESTRIAN
 WARNING BEACONS) ARE REQUIRED AT ALL MID-BLOCK
 CROSSINGS.
  
 13. PLEASE REVISE THE CROSS WALK LOCATIONS AND
 ORIENTATIONS TO MATCH THE DECEMBER 2014 CHEN MOORE
 PLANS.
  
 14. PORTIONS OF THE PLANS HAVE BEEN APPROVED FOR
 CONSTRUCTION UNDER ENGINEERING APPROVAL E14100005.
 PLEASE EITHER REMOVE, SHADE, OR GHOST THE UTILITIES
 CURRENTLY UNDER CONSTRUCTION.
  
 15. PLEASE REVISE THE DRAINAGE DESIGN TO CONNECT TO THE
 SYSTEM ALONG THE FRONTAGE ROAD AS SHOWN ON THE APPROVED
 CONSTRUCTION PLANS (E14100005).
  
 16. PLEASE SHOW THE RIGHT-OF-WAY LINES ON ALL BUILDING
 ELEVATIONS. ENCROACHMENT WILL REQUIRE EASEMENTS.
  
 17. PLEASE REVISE THE PLANS TO NOT SHOW DOORWAYS
 OPENING OUTWARD INTO THE ADJACENT RIGHTS OF WAY.
  
 THE FOLLOWING COMMENTS MUST BE ADDRESSED IN THE PRIOR
 TO ISSUANCE OF CONSTRUCTION AUTHORIZATION INCLUDING
 BUILDING PERMITS AND ENGINEERING DEVELOPMENT APPROVAL.

 ENGINEERING DIVISION OF THE PUBLIC WORKS DEPARTMENT FOR

 3. SOLID WASTE YARDAGE WILL NEED TO BE ESTIMATED AS
 PART OF THE FINAL DESIGN TO VERIFY THAT THE DESIGN
 INCLUDES APPROPRIATE NUMBER AND SIZE OF TRASH BINS.
