 1. THIS REVIEW IS A CURSORY REVIEW AS IT RELATES TO THE
 SITE. IT IS NOT A REVIEW FOR FULL COMPLIANCE WITH
 FLORIDA BUILDING CODE. THE FOLLOWING COMMENTS ARE TO BE
 ADDRESSED FOR PERMITTING.
  
 2. NUMBER OF ACCESSIBLE PARKING SPACES. THERE DOES NOT
 APPEAR TO BE PARKING DATA TABLE IN THE DOCUMENTS
 SUBMITTED TO SHOW THE TOTAL NUMBER OF PARKING SPACES
 AND THE NUMBER OF ACCESSIBLE PARKING SPACES PROPOSED TO
 COMPLY WITH FAIR HOUSING ACT AND FLORIDA ACCESSIBILITY
 CODE, SECTION 208.2.
  
 3. PER SECTION 208.2.4 OF FLORIDA ACCESSIBILITY CODE,
 ONE IN EVERY SIX ACCESSIBLE SPACES (AT LEAST ONE) IN A
 PARKING STRUCTURE, SHALL BE "VAN ACCESSIBLE" AND
 DESIGNED IN ACCORDANCE WITH SECTION OF 502 OF FLORIDA
 ACCESSIBILITY CODE (VERTICAL CLEARANCE NOT LESS THAN 98
 INCHES AT SPACE AND VEHICULAR ACCESS ROUTE). THE NUMBER
 OF ACCESSIBLE PARKING SPACES HAS NOT BEEN STATED SO THE
 NUMBER OF VAN ACCESSIBLE SPACES IS NOT KNOWN.
  
 4. PARKING LEVELS 2 THROUGH 9, EGRESS FROM RESIDENTIAL
 UNITS 1 THROUGH 5 TO THE SW STAIR. SHEETS A5.02 THROUGH
 A9.09, PARKING LEVELS 2 THROUGH 9, SHOW THE EGRESS FROM
 RESIDENTIAL UNITS 1 THROUGH 5 TO THE SW STAIR GOING
 THROUGH THE PARKING GARAGE. PER SECTION 1014.2 OF
 FLORIDA BUILDING CODE, EGRESS SHALL NOT TAKE OCCUPANTS
 THROUGH A HIGHER RISK AREA TO EXIT THE BUILDING.
  
 5. PARKING LEVEL 1, EXIT DISCHARGE FROM NE AND SE
 STAIRS NOT SHOWN. SHEET A9.01, PARKING LEVEL 1, SHOWS
 THE NE AND SE STAIRS WITH NO ROUTE OR DOOR TO THE
 STREET. SECTION 1003.6 OF FLORIDA BUILDING CODE.

 IMPEDE ACCESS TO THE SW STAIR. SECTION 1003.6 OF

 NOT SHOWN FOR SE STAIR. SHEETS A9.02 THROUGH A9.11,
 PARKING LEVELS 2 THROUGH 11, SHOW THE SE STAIR WITH NO
 FIRE RATED SEPARATION FROM THE ELEVATORS. SECTION
 1022.1 OF FLORIDA BUILDING CODE.
  
 8. PARKING LEVEL 4, ACCESSIBLE PARKING SPACE AT SW
 CORNER DOES NOT ACCESS ANY RESIDENTIAL UNITS OR
 ELEVATOR. SHEET A9.04, PARKING LEVEL 4, SHOWS AN
 ACCESSIBLE PARKING SPACE IN THE SW CORNER THAT IS NOT
 USABLE BECAUSE IT DOES NOT ACCESS ANY RESIDENTIAL UNIT,
 OTHER OCCUPIABLE SPACE, OR ELEVATOR. PER SECTION 208.3
 OF FLORIDA ACCESSIBILITY CODE ACCESSIBLE PARKING SPACES
 ARE TO BE LOCATED ON THE SHORTEST POSSIBLE ROUTE OF
 TRAVEL FROM ADJACENT PARKING TO AN ACCESSIBLE ROUTE.
  
 9. PARKING LEVEL 11, NO ACCESS TO THE SW STAIR IS
 SHOWN. SHEET A9.11, PARKING LEVEL 11, DOES NOT SHOW THE
 FULL EXTENT OF THE PARKING SPACES AT THE WEST END OF
 THE PARKING GARAGE AND ONLY SHOWS ACCESS TO THE NE AND
 SE STAIRS. IF THERE IS NO ACCESS TO THE SW STAIR WHAT
 IS THE MAXIMUM TRAVEL DISTANCE FROM THE WORST CASE
 PARKING SPACE TO THE NEAREST STAIR TO COMPLY WITH
 SECTION 1016.1 OF FLORIDA BUILDING CODE?
  
 10. AMENIITIES LEVEL 12, ACCESS TO SW STAIR IS THROUGH
 THE ELEVATOR LOBBY. SHEET A9.12, AMENITIES LEVEL 12,
 SHOWS THE ONLY ACCESS TO THE SW STAIR GOING THROUGH THE
 ELEVATOR LOBBY. ROLL DOWN SMOKE CURTAINS OR SOME OTHER
 METHOD OF PREVENTING SMOKE FROM THE ELEVATOR SHAFT FROM
 IMPEDING ACCESS TO THE STAIR WILL BE REQUIRED. SECTION
 1014.2 OF FLORIDA BUILDING CODE.
  
 11. RESIDENTIAL LEVELS 13-22, ACCESS TO SW STAIR
 WITHOUT GOING THROUGH THE ELEVATOR LOBBY. SHEET A9.13,
 RESIDENTIAL LEVELS 13-22, PLEASE CONSIDER MOVING THE
 CORRIDOR DOUBLE DOORS THAT ARE LOCATED OUTSIDE THE SW
 STAIR, TO THE SOUTH, OR REVERSE THE DOOR SWING
 DIRECTION, SO THAT OCCUPANTS CAN ACCESS THE SW STAIR
 WITHOUT GOING THROUGH THE ELEVATOR LOBBY. SECTION
 1014.2 OF FLORIDA BUILDING CODE.
  
 12. RESIDENTIAL LEVELS 13-22, DEAD END TRAVEL DISTANCE
 FROM UNITS 19 AND 20. SHEET A9.13, RESIDENTIAL LEVELS
 13-22, PLEASE SHOW HOW THE DEAD END TRAVEL DISTANCE
 FROM UNITS 19 AND 20 TO THE NEAREST EXIT COMPLIES WITH
 FLORIDA BUIDING CODE. SECTION 1014.3 OF FLORIDA
 BUILDING CODE.
  
 13. WHEN SUBMITTED FOR BUILDING PERMIT, THE PLANS SHALL
 SHOW THAT THE TYPE OF CONSTRUCTION FOR THE BUILDINGS
 WILL BE IN ACCORDANCE WITH THE HEIGHT, AREA AND
 OCCUPANCY LIMITATIONS IN CHAPTER 5 OF THE FLORIDA
 BUILDING CODE.
  
 14. WHEN SUBMITTED FOR BUILDING PERMIT, COMPLIANCE WITH
 ALL BUILDING SEPARATION, PERCENTAGE OF OPENINGS AND
 OPENING PROTECTIVE REQUIREMENTS OF CHAPTERS 6 AND 7 OF
 THE FLORIDA BUILDING CODE SHALL BE VERIFIED.
  
 15. ENCLOSED PARKING GARAGES. IF THE PARKING GARAGE
 DOES NOT HAVE WALL OPENINGS, OR SUFFICIENT WALL
 OPENINGS TO MEET THE DEFINITION OF AN OPEN PARKING
 GARAGE, IT WILL BE CONSIDERED AN ENCLOSED PARKING
 GARAGE AND MUST HAVE EXHAUST SYSTEMS. THE EXHAUST
 SYSTEMS SHALL BE DESIGNED TO MINIMIZE NOISE LEVELS
 USING INLINE FAN SILENCERS OR OTHER APPROVED METHODS.
  
 16. SEPARATE PERMITS REQUIRED. ALL APPLICABLE PERMITS
 AND SUB-PERMITS MUST BE OBTAINED BEFORE COMMENCING THE
 WORK. SEPARATE PERMITS, PLANS AND FEES, ARE REQUIRED
 FOR SIGNS, SWIMMING POOLS AND SPAS, GAS SYSTEMS,
 GENERATORS, FIRE ALARM SYSTEMS, FIRE SPRINKLER AND
 OTHER FIRE SUPPRESSION SYSTEMS, GREASE INTERCEPTORS,
 SITE LIGHTING, SITE LANDSCAPE, SITE IRRIGATION, ETC.
