 1.) A LETTER FROM THE PALM BEACH COUNTY TRAFFIC
 DIVISION, APPROVING TRAFFIC CONCURRENCY FOR THE
 PROPOSED DEVELOPMENT IS REQUIRED. PLEASE NOTE THAT THE
 APPLICATION WILL NOT MOVE FORWARD TO A PUBLIC HEARING
 UNTIL A TRAFFIC CONCURRENCY LETTER FROM THE COUNTY IS
 RECEIVED.
  
 2.) PLEASE NOTE THAT A RE-PLAT OF THE PROPERTY WILL BE
 REQUIRED. THE RE-PLAT WILL BE REVIEWED AS A SEPARATE
 APPLICATION.
  
 3.) THE PROPOSED PROJECT IS A DEVELOPMENT OF
 SIGNIFICANT IMPACT (DSI). PLEASE PROVIDE WRITTEN
 RESPONSES TO SECTION 94-36(E)(3), SECTION 94-36(E)(4)
 AND SECTION 94-36(E)(5) OF THE ZONING AND LAND
 DEVELOPMENT REGULATIONS. [REFERENCE P.9, 27-28 OF THE
 2015 DEVELOPMENT APPLICATION]
  
 4.) RIGHT-OF-WAY PERMITS FOR THE ACCESS POINTS ALONG
 OKEECHOBEE BOULEVARD AND SKEES ROAD WILL BE REQUIRED
 FROM FDOT AND PALM BEACH COUNTY.
  
 5.) THERE SEEMS TO BE A PROPOSED ACCESS POINT INTO THE
 COMMERCIAL PARCEL. A CROSS ACCESS EASEMENT WILL BE
 REQUIRED FOR THE INGRESS/EGRESS INTO THE ADJACENT
 COMMERCIAL PARCEL.
  
 6.) INCONSISTENCIES HAVE BEEN DETECTED BETWEEN THE SITE
 PLAN, PHOTOMETRIC PLAN AND LANDSCAPE PLAN (I.E.
 LOCATION OF PEDESTRIAN WALKWAYS, PLACEMENT OF LIGHT
 FIXTURES, ETC.). ALL PLANS SHOULD MATCH. PLEASE ADDRESS
 FOR CONSISTENCY.
  
  
 SITE PLAN REQUIREMENTS OF THE DECLARATION OF
 RESTRICTIONS:
  
 1.) PURSUANT TO THE DECLARATION OF RESTRICTIONS, A
 MINIMUM 6 FT. HIGH WALL SHALL BE PLACED ON TOP OF A
 CONTINUOUS 2 FT. HIGH LANDSCAPED BERM ALONG THE ENTIRE
 SOUTH PROPERTY LINE. THE SITE PLAN SHOWS ONLY A 5 FT.
 TALL WALL WITH NO INDICATION AND/OR DETAIL OF THE
 REQUIRED 2 FT. TALL BERM. PLEASE ADDRESS.
  
 2.) PURSUANT TO THE DECLARATION OF RESTRICTIONS, A 15
 FT. WIDE LANDSCAPE BUFFER IS REQUIRED ALONG THE SOUTH
 PROPERTY LINE. PLEASE SHOW AND PROVIDE A NOTE IN THE
 PLANS TO ILLUSTRATE THAT THIS CONDITION WILL BE MET.
  
 3.) PROVIDE A DETAIL OF THE PROPOSED PERIMETER WALL.
 PLEASE NOTE THAT PURSUANT TO THE DECLARATION OF
 RESTRICTIONS, THE WALL ALONG THE SOUTH PROPERTY LINE
 SHALL BE CONSTRUCTED OUT OF BRICK, DECORATIVE CONCRETE,
 OR OTHER DECORATIVE MASONRY MATERIAL.
  
  
 SITE PLAN:
  
 1.) PLEASE ADJUST THE SCALE OF THE PLANS TO A
 MEASURABLE ENGINEER'S SCALE.
  
 2.) ADDRESS THE FOLLOWING IN THE SITE DATA TABULAR:
 GENERAL COMMERCIAL IS "GC" (NOT "CG"); THE SITE DATA
 TABULAR IS INCOMPLETE. PLEASE PROVIDE MAXIMUM/MINIMUM
 REQUIREMENTS IN ACCORDANCE WITH THE ZLDR AND/OR
 DECLARATION OF RESTRICTIONS.
  
 3.) CLARIFY IF A DUMPSTER OR TRASH COMPACTOR WILL BE
 UTILIZED? THE PLANS AND DETAIL SEEM TO REFERENCE BOTH
 AT THE SAME LOCATION.
  
 4.) RELOCATE THE PROPOSED DUMPSTER/TRASH COMPACTOR. THE
 LOCATION OF THE PROPOSED DUMPSTER/TRASH COMPACTOR DOES
 NOT SEEM APPROPRIATE FOR SANITATION TRUCKS TO MANEUVER
 EASILY FOR TRASH PICK-UP.
  
 5.) HOW WIDE IS THE PROPOSED RIGHT-OF-WAY ALONG SKEES
 ROAD? SHOW DIMENSIONS.
  
 6.) PROVIDE A SIDEWALK ALONG SKEES ROAD. [CODE OF
 ORDINANCES S.78-8]
  
 7.) EACH ROW OF PARKING SPACES SHALL BE TERMINATED BY
 LANDSCAPE ISLANDS OF NOT LESS THAN 5 FT. IN WIDTH AND
 NOT LESS THAN THE LENGTH OF THE ADJACENT STALL. [ZLDR
 S.94-443(C)(3)(A.)]
  
 8.) THERE DOES NOT SEEM TO BE A BYPASS LANE AT EACH OF
 THE THREE GATED ENTRANCES INTO THE PROPOSED
 DEVELOPMENT. PROVIDE MORE INFORMATION TO HOW
 RESIDENTS/GUESTS WILL BE GRANTED ACCESS INTO THE
 DEVELOPMENT. ARE THE GATES MECHANICAL? WILL THERE BE A
 CALL BOX? WHAT IS THE VEHICULAR QUEUING DISTANCE?
 ADDITIONAL INFORMATION IS NEEDED TO DETERMINE IF
 ADEQUATE TRAFFIC CIRCULATION/BACK UP DISTANCE WILL BE
 AVAILABLE SHOULD THE GATES FAIL TO WORK.
  
 9.) PROVIDE ADDITIONAL INFORMATION/DETAILS ON THE 5 FT.
 TALL FENCE ALONG THE NORTH, EAST AND WEST SIDE OF THE
 PROPERTY (I.E. WHAT TYPE OF MATERIAL, ETC.). PLEASE
 NOTE THAT PURSUANT TO SECTION 94-443(C), TABLE XIV-1, A
 MINIMUM 5 FT. HIGH WALL SHALL BE PROVIDED ADJACENT TO
 THE COMMERCIAL PARCEL.
  
 10.) PURSUANT TO SECTION 94-304(D) OF THE ZLDR, A
 SWIMMING POOL BARRIER IS REQUIRED AROUND THE POOL AREA
 FOR SAFETY.
  
 11.) THERE SEEMS TO BE A LOT OF TEXT, PERFORATED LINE
 OVERLAP IN THE SITE PLAN WHICH MAKES THE PLAN DIFFICULT
 TO READ. PLEASE REMOVE ANY REDUNDANT TEXT/LINES IN THE
 PLAN FOR CLARITY.
  
 12.) WILL THERE BE ANY SIGNAGE TO IDENTIFY THE PROPOSED
 DEVELOPMENT? IF SO, PLEASE PROVIDE DETAILS.
  
  
 LANDSCAPE PLAN:
  
 1.) ALL LANDSCAPED AREAS AND PLANT MATERIALS WITHIN OR
 ADJACENT TO VEHICULAR USE AREAS SHALL BE PROTECTED FROM
 VEHICULAR ENCROACHMENT. A CONFLICT IS DETECTED WITH THE
 2 FT. CURB OVERHANG IN THE ROW OF PARKING SPACES AND A
 PROPOSED CONTINUOUS HEDGE ALONG THE WESTERN PERIMETER
 OF THE PARCEL. PLEASE ADDRESS. [ZLDR S.94-442(B)(4)]
  
 2.) A MINIMUM 10 FT. WIDE LANDSCAPE BUFFER ALONG SKEES
 ROAD SHALL BE PROVIDED PURSUANT TO SECTION 94-443(D)(1)
 OF THE ZLDR. PLEASE NOTE IN THE PLAN.
  
  
 PHOTOMETRIC PLAN:
  
 1.) THE PHOTOMETRIC PLAN SHALL BE PREPARED, SIGNED AND
 STAMPED BY A PROFESSIONAL ENGINEER.
  
  
 FLOOR PLANS AND ELEVATIONS:
  
 1.) PROVIDE SQUARE FOOTAGE INFORMATION AND DIMENSIONS
 FOR THE DIFFERENT TYPES OF DWELLING UNITS.
  
 2.) PROVIDE ELEVATIONS AND A FLOOR PLAN, WITH
 DIMENSIONS FOR THE PROPOSED RECREATION BUILDING.
  
 3.) PROVIDE ELEVATIONS AND FLOOR PLANS FOR THE PROPOSED
 MAINTENANCE BUILDING.
  
 4.) PROVIDE DETAILS ON THE PROPOSED MAIL KIOSK.
  
 5.) THE TOTAL FLOOR AREA OF ALL ROOFED ACCESSORY
 STRUCTURES ON A PROPERTY SHALL NOT EXCEED 75% OF THE
 GROSS FLOOR AREA OF THE PRIMARY STRUCTURE WITH A
 MAXIMUM FLOOR AREA OF 1,000 SQ. FT. [ZLDR S.94-304(B)]
  
 6.) PLEASE PROVIDE DIMENSIONS TO THE TOP OF THE ROOF
 FOR EACH BUILDING TYPE.
  
 7.) PROVIDE REAR ELEVATIONS FOR THE PROPOSED 10 AND 11
 UNIT GARAGES.
  
  
 SUGGESTIONS FOR DESIGN IMPROVEMENTS:
  
 1.) CONSIDER RELOCATING THE MAINTENANCE BUILDING AWAY
 FROM THE OKEECHOBEE BOULEVARD STREET FRONTAGE. THE
 PROPOSED LOCATION DOES NOT SEEM TO BE THE BEST SUITED
 LOCATION FOR A MAINTENANCE BUILDING.
  
 2.) CONSIDER ALIGNING THE PEDESTRIAN WALKWAYS WITH THE
 LANDSCAPE ISLANDS IN ORDER TO CREATE A BUFFER BETWEEN
 THE VEHICULAR AND PEDESTRIAN USE AREAS. INCREASING THE
 WIDTH OF THE LANDSCAPE ISLANDS TO ACCOMMODATE THE
 WALKWAYS WILL ALSO IMPROVE THE LANDSCAPING AND OVERALL
 DESIGN OF THE PROPOSED DEVELOPMENT.
  
 3.) ADDITIONAL ARCHITECTURAL TREATMENT ON THE REAR
 FACADES OF THE 10 AND 11 CAR GARAGES ARE HIGHLY
 DESIRABLE ALONG THE SKEES ROAD STREET FRONTAGE.
  
  
 INSTRUCTIONS FOR RESUBMITTAL:
  
 * PLEASE PROVIDE RESPONSES TO REVIEW COMMENTS IN
 WRITTEN FORMAT.
  
 * WHEN RESUBMITTING, PLEASE PROVIDE A MINIMUM OF
 FIFTEEN (15) COPIES, ONE (1) REDUCED COPY (8 1/2 BY
 11), AND AN ELECTRONIC COPY IN .PNG FORMAT OF ALL
 PLANS. PLEASE NOTE THAT RE-SUBMITTALS MAY BE SUBJECT TO
 ADDITIONAL COMMENTS.
  
 * PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ACCESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% ($600) OF THE ORIGINAL APPLICATION FEE.
