 - THE PPRC COMMENTS SHALL BE SUFFICIENTLY ADDRESSED AND
 SUBMITTED TO THE PLANNING DIVISION BY 5 PM ON FRIDAY,
 MAY 22, 2015, TO BE SCHEDULED FOR THE JUNE 16, 2015
 PLANNING BOARD MEETING.
  
 - PLEASE NOTE THAT IF THE PLANNING DIVISION HAS NOT
 RECEIVED A RESPONSE TO THE PPRC COMMENTS WITHIN 60 DAYS
 FROM THE DATE OF THE PPRC MEETING (BY JULY 13, 2015),
 THE CASE SHALL BE CONSIDERED WITHDRAWN. ANY FURTHER
 ACTION SHALL REQUIRE A NEW DEVELOPMENT APPLICATION.
  
 - PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ACCESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE ($600).
  
 - PUBLIC HEARING NOTIFICATION SIGNAGE SHALL BE POSTED
 IN ACCORDANCE WITH THE REQUIREMENTS OF SECTION
 94-39(I)(5) OF THE ZONING AND LAND DEVELOPMENT
 REGULATIONS.
  
 1) IN ACCORDANCE WITH THE CITYPLACE DRI ADOPTING
 LEGISLATION, PLEASE ADDRESS HOW THE PROJECT HAS
 ATTEMPTED TO INCORPORATE THE ENERGY SAVING METHODS
 OUTLINED IN THE TREASURE COAST REGIONAL PLANNING
 COUNCIL'S ASSESSMENT REPORT FOR DOWNTOWN UPTOWN (WILL
 BE PROVIDED BY STAFF).
  
 2) BOLLARDS AND NEW LANDSCAPE INSTALLATION ARE SHOWN
 WITHIN THE OKEECHOBEE BOULEVARD RIGHT-OF-WAY. THESE
 FEATURES REQUIRE APPROVAL FROM FDOT.
  
 3) THIS PROJECT WILL REQUIRE COMPLIANCE WITH THE ARTS
 IN PUBLIC PLACES ORDINANCE.
  
 4) AS PART OF THE CONSTRUCTION OF THE RESTORATION
 HARDWARE PROJECT, THE PEDESTRIAN CROSSING OF OKEECHOBEE
 BOULEVARD (EAST SIDE) SHALL BE MODIFIED IN COMPLIANCE
 WITH THE PLAN APPROVED BY THE OKEECHOBEE CROSSING GROUP
 THAT IS BEING FACILITATED BY THE CITY.
  
 5) PROVIDE THE FOLLOWING ENHANCEMENTS TO THE ON-SITE
 AND OFF-SITE PEDESTRIAN CIRCULATION NETWORK THAT TAKES
 INTO CONSIDERATION EXISTING AND FUTURE DEVELOPMENT IN
 THE AREA.
  
 A. A CROSSING OF WESTBOUND OKEECHOBEE BOULEVARD FROM
 THE CITYPLACE OFFICE PARCEL TO THE RESTORATION HARDWARE
 PARCEL.
  
 B. A SIDEWALK ADJACENT TO OKEECHOBEE BOULEVARD TO
 CONNECT THE CROSSING REQUIRED IN A. TO THE NORTH SIDE
 OF THE ADA ACCESS SIDEWALK.
  
 6) THANK YOU FOR REVISING THE ELEVATIONS TO HAVE MORE
 WINDOWS VISIBLE FROM THE NORTH AND SOUTH SIDES OF THE
 BUILDING AT GROUND LEVEL. PLEASE BOX OUT AND PROVIDE
 MERCHANDISE IN THE WINDOWS THAT ARE ADJACENT TO THE
 STOCKROOMS AND THE ELECTRICAL ROOM.
  
 7) IT APPEARS FROM THE EAST ELEVATION DRAWING THAT THE
 CHILLER UNITS EXTEND ABOVE THE PARAPET WALLS. PLEASE
 EXTEND THE PARAPET EQUAL TO OR ABOVE THE HEIGHT OF THE
 UNITS. WHILE THE SITE LINE DRAWINGS PROVIDED
 DEMONSTRATE THAT THE TOPS OF THE CHILLERS ARE NOT
 VISIBLE FROM THE SPECIFIC LOCATIONS FROM WHICH THEY
 WERE TAKEN, THIS IS A SHOWCASE BUILDING THAT OCCUPIES A
 LOCATION WHICH HAS SOME LONG SITE LINES TO THE EAST.
  
 8) PLEASE PROVIDE THE DIMENSION THAT THE LIGHTS AND THE
 AWNINGS PROJECT FROM THE BUILDING FACADE.
  
 9) ARE THE LIGHTS ON THE SIDE OF THE BUILDING OPERABLE?
 THEY DO NOT SHOW UP ON THE PHOTOMETRIC PLAN.
  
 10) STAFF IS UNCLEAR AS TO WHERE THE LIGHTS SHOWN ON
 SHEET E-1 ARE PROPOSED FOR USE. THE LIGHTS AT THE
 PEDESTRIAN CROSSING OF OKEECHOBEE BOULEVARD SHALL MATCH
 THE LIGHT POLES USED ON ROSEMARY.
  
 11) AVENUE TO PROVIDE CONTINUITY TO THE CITYPLACE
 RETAIL DISTRICT. THE PARKING LOT LIGHTS MAY BE OF THE
 TYPE SHOWN ON SHEET E-1.
  
 12) THE ADA PARKING SPACES REQUIRE WHEEL STOPS AS THEY
 MAY NOT OVERHANG THE CURB INTO THE SIDEWALK.
  
 13) IT APPEARS THAT THERE IS A TREE IN THE ADA WALKWAY
 FROM THE PARKING SPACES TO THE BUILDING. PLEASE PROVIDE
 VERIFICATION FROM THE CONSTRUCTION SERVICES DIVISION
 THAT THIS IS A CODE COMPLIANT CONDITION.
  
 14) WHEN 90 DEGREE ANGLE PARKING IS USED, THE PARKING
 AISLE SHALL BE 24 FEET IN DEPTH.
  
 15) PLEASE PROVIDE THE PARKING SPACE DETAILS ON THE
 PLANS.
  
 16) PROVIDE THE BICYCLE PARKING PAD DIMENSIONS ON THE
 PLAN.
  
 17) BICYCLE PAD AND BICYCLE RACK CONFIGURATION DETAILS,
 WITH DIMENSIONS, ARE REQUIRED ON THE PLANS.
  
 18) THE CITY'S DOWNTOWN PARKING CODE REQUIRES THAT A
 MINIMUM OF ONE SHOWER AND CHANGING FACILITY SHALL BE
 PROVIDED FOR DEVELOPMENTS HAVING GREATER THAN 50,000
 SQUARE FEET IN GROSS BUILDING AREA.
  
 19) PROVIDE DETAILS OF THE WALLS, COLUMNS AND GATES, TO
 INCLUDE THEIR HEIGHTS. PLEASE NOTE THAT IT APPEARS THAT
 THERE ARE TWO INSTANCES ON THE NORTH SIDE OF THE
 BUILDING WHERE THE WALL IS WITHIN THE SETBACK. WALLS
 WITHIN THE SETBACK MAY ONLY BE FOUR (4) FEET IN HEIGHT.
  
 20) THE ELEVATION TAGS ON THE CIVIL PLANS SHOW THAT ALL
 OF THE PATIO AREA ON THE WEST SIDE OF THE BUILDING IS
 LOCATED ABOVE THE SURROUNDING GRADE, YET THE COLOR
 RENDERINGS INDICATE THAT THE PATIO AREA WILL BE LOWER
 THAN THE SURROUNDING GRADE AT THE WESTERNMOST POINT.
 PLEASE EXPLAIN.
  
 21) THERE APPEARS TO BE A LARGE GRADE DIFFERENTIAL
 BETWEEN THE LEVELS OF THE EXIT SIDEWALKS ON THE NORTH
 AND SOUTH SIDES OF THE BUILDINGS AND THE ADJACENT
 GRADES. PLEASE PROVIDE TO SCALE CROSS SECTIONS TO SHOW
 HOW THE LANDSCAPE WILL BE PLANTED ON THESE SPECIFIC
 SLOPES.
  
 22) THERE ARE SILVER BUTTONWOOD SHRUBS AND A SATAKENTIA
 PALM SHOWN IN THE FPL FIBERNET EASEMENT. AN EASEMENT
 RELEASE FROM FPL FIBERNET IS REQUIRED PERMITTING THESE
 PLANTINGS WITHIN THEIR EASEMENT.
  
 23) THE CIVIL PLAN SHOWS A TRANSFORMER PAD GENERALLY
 LOCATED WITHIN THE FPL EASEMENT ON THE NORTH PROPERTY
 LINE. THIS IS NOT SHOWN ON THE ARCHITECTURAL SITE PLAN.
 A TRANSFORMER AT THIS LOCATION SHALL BE SCREENED.
  
 24) THE BACKFLOW PREVENTER SHALL BE SCREENED.
  
 25) THE WEST SIDE OF THE DUMPSTER ENCLOSURE REQUIRES A
 SCREEN HEDGE, NOT GROUND COVER.
  
 26) THE COLOR RENDERINGS STATE THAT THERE WILL BE
 CLIMBING LANDSCAPE ON THE EASTERN PATIO AREA WALL, YET
 THE LANDSCAPE PLANS DO NOT SHOW A PLANTING BED FOR ANY
 PLANTINGS. ADDITIONALLY, IN THE PRELIMINARY MEETING
 REGARDING THE SITE THERE WAS TO BE PLANTING ON THE
 WESTERN PATIO AREA WALL, YET CLIMBING VINES ARE NOT
 SHOWN HERE NOR IS IT REFERENCED ON THE PLANS. PLEASE
 EXPLAIN.
  
 27) OPEN SPACE/PARK CALCULATIONS
  
 A. THE AREA WITH THE BACKFLOW PREVENTERS MAY NOT BE
 COUNTED.
  
 B. THE SOD AREA BEHIND THE BENCHES MAY NOT BE COUNTED
 AS CURRENTLY DESIGNED. IT IS CURRENTLY AN INACCESSIBLE
 SODDED AREA. THE NORTHERN AREA COULD WORK WITH
 ADDITIONAL PLANTINGS (IT HAS A STEEP SLOPE, SO
 FUNCTIONAL USE MAY NOT BE PRACTICAL) THAT ARE ROTATED
 THROUGHOUT THE YEAR. THE SOUTH AREA APPEARS FLATTER AND
 THERE MAY BE AN OPPORTUNITY TO REPOSITION OR ADD
 ANOTHER BENCH SO THAT THE SOD AREA CAN FUNCTION AS A
 BREAK AREA FOR EMPLOYEES.
  
 C. THE BICYCLE PARKING/ADA RAMP MAY NOT BE COUNTED.
  
 D. CURRENTLY STAFF CALCULATES 8,583 SQ. FT. BASED ON
 THE WESTERN AREA OF PUBLIC SPACE. ADDITIONAL AREA MAY
 BE ADDED FOR THE AREAS IN B., ABOVE, BUT STAFF NEEDS
 THE APPLICANT TO PROVIDE THE EXACT NUMBERS BASED ON
 ADDRESSING COMMENT B.
  
 28) STAFF IS STILL VERIFYING THE OVERALL PARKING COUNTS
