 14. ON SHEET L2.01, HOW DOES THE 'LIMITS OF CLEAR
 SIGHT' WORK ON PARK PLACE SIDE OF THE PROPERTY WORK?
 PLEASE REVIEW.
  
 15. DUE TO THE LARGE CURB-CUT/DRIVEWAY WIDTHS, PLEASE
 PROVIDE TREATMENT FOR CROSSWALKS ACROSS ALL DRIVEWAYS

 BE REDUCED TO MINIMIZE THE DISTANCE A PEDESTRIAN HAS TO
 CROSS THE DRIVEWAY? ADDITIONALLY, MAXIMUM WIDTH OF A
 CURB CUT PER ZLDR SEC. 94-111(O)(3) IS 25'. A VARIANCE
 WILL BE REQUIRED FOR ANY CURB CUT GREATER THAN THIS
 WIDTH.
  
 18. WILL THE ACCESS GATES BE AUTOMATIC WITH KEY CARD OR
 OPEN DURING CERTAIN HOURS? IF AUTOMATIC WITH KEY CARD,
 CAN AN EMERGENCY VEHICLE PULL UP TO THE ACCESS GATE AND
 WAIT FOR THE GATE TO OPEN WITHOUT BLOCKING VEHICLE
 TRAFFIC ON PARK PLACE?
  
 19. RECONFIGURED PARKING OFF OF PARK PLACE WILL REQUIRE
 APPROVAL BY THE CITY'S TRAFFIC ENGINEER. PLANNING HAS
 CONCERN REGARDING MIXING THE ANGLED PARKING WITH 90
 DEGREE HANDICAP PARKING SPACE AS WELL AS THE PROXIMITY
 OF THE HANDICAP SPACE TO THE INTERSECTION. IF THE
 ANGLED PARKING AS SHOWN ON THE PLAN WILL BE PERMITTED,
 WHAT PATH WILL VEHICLE PASSENGERS TAKE TO GET TO THE
 BUILDING AS IT APPEARS THEY WILL BE WALKING THROUGH THE
 LANDSCAPE AREA. STAFF SUGGESTS LOOKING AT PARALLEL
 PARKING IN THIS LOCATION RATHER THAN THE ANGLED OR 90
 DEGREE PARKING.
  
 20. PLANS SHOW KNEE WALLS AND STAIRS ON THE WESTERN AND
 SOUTHERN SIDE OF THE BUILDING. THESE WERE NOT INCLUDED
 IN THE BUILDING ELEVATIONS/MODELS. PLEASE REVISE MODELS
 TO DEPICT THESE ELEMENTS OF THE BUILDING.
  
 21. SITE PLAN PACKET INCLUDES DUPLICATE BUILDING
 ELEVATIONS, ONE WITH BARREL TILE ROOF AND THE OTHER
 WITH STANDING SEAM METAL ROOF. THE BARREL TILE STYLE
 ROOF IS MORE APPROPRIATE TO THE BUILDING DESIGN AND THE
 RECOMMENDED STYLE. PLEASE CLARIFY OR REMOVE ELEVATIONS
 WITH STANDING SEAM METAL ROOF. ADDITIONALLY, PLEASE
 CLARIFY ON THE BARREL TILE STYLE ROOF ELEVATIONS IF THE
 ROOF MATERIAL IS BARREL TILES OR METAL ROOF FABRICATED
 TO LOOK LIKE BARREL TILES.
  
 22. A THREE-DIMENSIONAL RENDERING FROM A BIRD'S EYE
 VIEW WAS SUBMITTED, HOWEVER, YOU WILL ALSO NEED TO
 SUBMIT "STREET-LEVEL THREE-DIMENSIONAL RENDERINGS FOR
 THE PROPOSED DEVELOPMENT AND ALL BUILDINGS ON ADJACENT
 SITES, PUBLIC SPACES AND STREETS TO ILLUSTRATE HOW THE
 NEW BUILDING RELATES TO THE SURROUNDING AREA." (ZLDR
 SEC. 94-54(B)(2))

 COMPLIANCE WITH ZLDR SEC. 94-113(B) - "ALL BUILDING
 SHALL PROVIDE EXTERIOR LIGHTING EVERY NIGHT FROM DUSK
 TO DAWN TO ILLUMINATE BUILDING ENTRANCES, SIDEWALKS,
 AND PATHS, AT A MINIMUM OF 0.6 FOOTCANDLES AS MEASURED
 AT THE BACK EDGE OF THE CURB AND ONE FOOT ABOVE THE
 SIDEWALK. THIS MEASUREMENT SHALL INCLUDE LIGHT
 EMANATING FROM PUBLIC AND PRIVATE SOURCES. UNSHIELDED
 LIGHT FIXTURES SHALL BE PROHIBITED. THE MAXIMUM MEASURE
 SHALL BE NO MORE THAN 1.0 FOOTCANDLE."
  
 24. LIGHT POLES SHOULD COMPLY WITH NEIGHBORHOOD
 LIGHTING STANDARDS, IF ANY HAVE BEEN ESTABLISHED.
  
  
 LANDSCAPING COMMENTS:
  
 25. THERE ARE OVERHEAD ELECTRIC LINES LOCATED ON THE
 NORTHERN PORTION OF THE SITE. PLEASE REVIEW TREE
 PLACEMENT FOR COMPLIANCE WITH 'RIGHT TREE, RIGHT PLACE'
 STANDARDS TO AVOID FUTURE TREE GROWTH CONFLICTING WITH
 THE OVERHEAD POWER LINES.
  
 26. PLEASE INDICATE ON LANDSCAPE PLAN THAT PROPOSED
 TREES WILL HAVE A MINIMUM 5' CLEAR TRUNK (ZLDR SEC.
 94-445(4)(A)).
  
 27. A MINIMUM 5' LANDSCAPE BUFFER IN ACCORDANCE WITH
 94-113(F)(1) SHALL BE PROVIDED AROUND THE PARKING AREA.
 PLEASE REVIEW NORTHERN LIMITS OF THE EMPLOYEE PARKING
 AREA WHICH DOES NOT APPEAR TO MEET THE 5' BUFFER.
 BUFFER SHOULD BE MEASURED FROM THE ARMORY ARTS CENTER
 LEASE LINE. ADDITIONALLY, NEW ARECA PALMS SHOULD BE
 PROVIDED TO FILL IN THE GAPS BETWEEN THE EXISTING ARECA
 PALMS ALONG THE BUFFER AREA.
  
 28. FOR THE TREE MITIGATION REQUIREMENTS YOU MAY COUNT
 REQUIRED NEW TREES AS PART OF YOUR REPLACEMENT NUMBERS.
 PLEASE REVISE TREE REPLACEMENT CHART ON L2.02.
  
 29. CONSIDER A MORE FREEFORM DESIGN OF THE LANDSCAPING
 IN THE NORTHERN MOST LANDSCAPE AREA TO ALLOW FOR A
 VISUAL CONNECTION WITH THE PARK.

 31. THE DEVELOPMENT IS SUBJECT TO SPECIAL REVIEW AND
 APPROVAL BY DAC WILL BE REQUIRED PURSUANT TO ZLDR SEC.
 94-54(B)(C).
  
 32. ALTHOUGH NONE ARE BEING PROPOSED AT THIS TIME, ANY
 PROPOSED SIGNAGE SHALL NOT BE INTERNALLY ILLUMINATED
 BOX SIGNS.
  
 33. PLEASE KEEP IN MIND THAT DURING BUILDING
 PERMITTING, THE APPLICABILITY OF THE REQUEST WILL BE
 REVIEWED FOR COMPLIANCE WITH THE CITY'S ART IN PUBLIC
 PLACES REGULATIONS. VERTICAL CONSTRUCTION EXCEEDING
 $500,000 WILL BE REQUIRED TO PROVIDE ART OR MAKE A
