 1.) AN UPDATED SURVEY (<1 YEAR OLD) OF THE PROPERTY IS
 NEEDED TO EXAMINE THE EXISTING FEATURES IN THE AREA OF
 THE PROPOSED BUILDING ADDITION.
  
 2.) A LETTER FROM PALM BEACH COUNTY TRAFFIC DIVISION
 (561-684-4030), ESTABLISHING CONCURRENCY IS REQUIRED.
  
 3.) A LANDSCAPE PLAN, SHOWING THE PROPOSED LANDSCAPING
 IMPROVEMENTS SHALL BE SUBMITTED PRIOR TO FINAL APPROVAL
 OF THIS PROJECT.
  
  
 SITE PLAN COMMENTS:
  
 1.) PURSUANT TO THE DEVELOPMENT APPLICATION, PROVIDE A
 DATA TABLE WHICH INDICATES THE FOLLOWING:
 EXISTING/PROPOSED LAND USE AND ZONING; TOTAL ACRES OF
 THE PROJECT; TOTAL GROSS BUILDING SQUARE FOOTAGE;
 PERCENT OF OPEN SPACE, LANDSCAPING, BUILDING COVERAGE
 AND IMPERMEABLE SURFACE; PARKING COMPUTATIONS (PARKING
 REQUIRED, PROVIDED, ETC.); LOT COVERAGE CALCULATIONS
 (BUILDING AREA; PARKING AND SIDEWALK; TOTAL IMPERVIOUS;
 TOTAL PERVIOUS, ETC.); FLOOR AREA RATIO (FAR).
  
 2.) PROVIDE TENANT INFORMATION, INCLUDING THE BREAKDOWN
 IN SQUARE FOOTAGE FOR EACH TENANT BAY AND OUTPARCEL
 BUILDING. INFORMATION IS NEEDED TO CALCULATE THE
 PARKING REQUIREMENTS FOR THE SITE.
  
 3.) THE PROPOSED ADDITION WILL GENERATE AN ADDITIONAL
 FOURTEEN (14) PARKING SPACES REQUIRED FOR THE SITE.
 ILLUSTRATE HOW THIS PARKING REQUIREMENT WILL BE MET IN
 THE PARKING CALCULATIONS AND IN THE SITE PLAN (IF
 NECESSARY).
  
 4.) SHOW DIMENSIONS FOR THE LOADING ZONE AREA. PURSUANT
 TO SECTION 94-485(P) OF THE ZONING AND LAND DEVELOPMENT
 REGULATIONS A MINIMUM 10 FT. BY 50 FT. LOADING ZONE IS
 REQUIRED.
  
 5.) IDENTIFY THE LOCATION OF THE NEW TRASH COMPACTOR
 THAT WILL BE ELIMATED BY THE BUILDING ADDITION. PLEASE
 WORK WITH SANITATION ON AN APPROPRIATE LOCATION.
  
  
 LANDSCAPE COMMENTS:
  
 1.) PROVIDE TABULATION NECESSARY FOR THE EVALUATION OF
 COMPLIANCE WITH ARTICLE XIV (CLEARLY INDICATE THE
 AMOUNT OF PLANT MATERIAL THAT WILL BE REMOVED, ETC.)
  
 2.) SHOW THE LOCATION OF ALL EXISTING AND PROPOSED
 TREES, SHRUBS, GROUND COVERS, PLANT COMMUNITIES AND
 OTHER LANDSCAPE MATERIALS. IDENTIFY ALL PALMS AND/OR
 CANOPY TREES ON NEIGHBORING PROPERTY THAT ARE LOCATED
 IN CLOSE PROXIMITY TO THE SUBJECT PROPERTY.
  
 3.) SHOW THE LOCATION OF ALL UTILITY AND DRAINAGE
 EASEMENTS, OVERHEAD LINES, WATER METERS, TRANSFORMER
 CHECK VALVES, CLEAN-OUTS, FIRE HYDRANTS, LIGHT POLES
 AND OTHER STRUCTURES THAT MAY IMPACT LANDSCAPING.
  
 4.) ONE (1) SHADE TREE SHALL BE PLANTED FOR EACH 1,600
 SQ. FT. OF OPEN SPACE. [ZLDR S.94-442(B)(2)(B)]
  
 5.) ONE (1) FLOWERING TREE SHALL BE PLANTED FOR EACH
 6,400 SQ. FT. OF OPEN SPACE. [ZLDR S.94-442(B)(2)(B)]
  
 6.) ONE (1) SHRUB SHALL BE PLANTED FOR EACH 500 SQ. FT.
 OF OPEN SPACE. [ZLDR S.94-442(B)(2)(B)]
  
 7.) ALL LANDSCAPED AREAS AND PLANT MATERIALS WITHIN OR
 ADJACENT TO VEHICULAR USE AREAS SHALL BE PROTECTED FROM
 VEHICULAR ENCROACHMENT BY WHEEL STOPS OR A 2 FT. CURB
 OVERHANG ILLUSTRATED IN THE PLANS. [ZLDR

 8.) PALM TREES MAY NOT BE SUBSTITUTED FOR MORE THAN 35
 PERCENT OF THE SHADE OR FLOWERING TREES REQUIRED FOR
 THE SITE. PLEASE PROVIDE CALCULATIONS TO SHOW THAT THIS
 REQUIREMENT HAS BEEN MET. [ZLDR S.94-422(C)]
  
 9.) EACH TERMINAL ISLAND SHALL CONTAIN AT LEAST ONE (1)
 SHADE OR FLOWERING TREE. [ZLDR S.94-443(C)(3)(A)]
  
 10.) EACH INTERIOR ISLAND SHALL CONTAIN ONE (1) SHADE
 OR FLOWERING TREE. [ZLDR S.94-443(C)(3)(B)]
  
 11.) PROVIDE VISIBILITY TRIANGLES IN ACCORDANCE WITH
 ZLDR S.94-305(E)]
  
 12.) PRIOR TO THE REMOVAL OF ANY TREES ON THE PROPERTY,
 THE APPLICANT SHALL OBTAIN A TREE ALTERATION PERMIT
 FROM THE DEVELOPMENT SERVICES ? PLANNING DIVISION.

 ELECTRONIC COPY IN .PNG FORMAT OF ALL PLANS. PLEASE
 NOTE THAT RE-SUBMITTALS MAY BE SUBJECT TO ADDITIONAL
 COMMENTS.
  
 * PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ACCESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% ($60) OF THE ORIGINAL APPLICATION FEE.
