 LAND DEVELOPMENT REVIEW
  
 THIS IS A CONCEPTUAL LEVEL REVIEW. CONSTRUCTION DETAILS
 WILL BE REVIEWED AS PART OF THE ENGINEERING DEVELOPMENT
 APPROVAL AND BUILDING PERMIT APPLICATION PROCESSES. THE
 ENGINEERING DEVELOPMENT APPROVAL APPLICATION FORMS CAN
 BE DOWNLOADED AT
 HTTP://WPB.ORG/ENGINEERING/FORMS-AND-PUBLICATIONS/
  
 THE FOLLOWING COMMENTS MUST BE ADDRESSED PRIOR TO SITE
 PLAN APPROVAL.
  
 1. THE SUBMITTED SURVEY REFERENCES NGVD 29 . REVISE THE
 SURVEY TO COMPLY WITH SECTION 78-9 OF THE CITY?S CODE
 OF ORDINANCES, WHICH SPECIFIES NGVD 1929 AS THE
 OFFICIAL CITY VERTICAL DATUM. PLEASE ALSO REFERENCE THE
 VERTICAL DATUM ON THE PAVING, GRADING AND DRAINAGE
 PLANS.
  
 2. REVISE THE LANDSCAPE PLAN TO SHOW LOCATIONS OF ALL
 WATER METERS, VALVES, CLEAN-OUTS, LIGHT POLES, ETC.
 ROOT BARRIERS MAY BE REQUIRED WHERE PLANTINGS ARE NEAR
 UNDERGROUND STORMWATER, SANITARY, OR POTABLE WATER
 LINES.
  
 3. ON SHEET LP-3, A LIVE OAK IS PROPOSED WITHIN THE DRY
 DETENTION AREA OFF OF FLAGLER DRIVE. THE OAK TRUNK IS
 SHOWN THREE FEET FROM THE DRAINAGE PIPE. PLEASE VERIFY
 THAT THIS TYPE OF OAK WILL SURVIVE IN DAMP SOILS AND
 WITH ROOT BARRIERS AT THE EDGE OF THE PIPE TRENCH (I.E.
 TRUNK LOCATION).
  
 4. PLEASE SHOW THE SANITARY SEWER LINES FOR THE
 APARTMENT AND ADMINISTRATION BUILDINGS.
  
  
 THE FOLLOWING COMMENTS MUST BE ADDRESSED IN THE
 CONSTRUCTION PLANS SUBMITTED FOR DEVELOPMENT APPROVAL
 FROM THE ENGINEERING DEPARTMENT.
  
 1. A SITE SPECIFIC STORMWATER POLLUTION PREVENTION PLAN
 (SWPPP) MUST BE SUBMITTED. THE PLAN WILL NEED TO
 ADDRESS PREVENTING TURBID WATER, DIRT, DUST AND OTHER
 CONSTRUCTION DEBRIS FROM LEAVING THE SITE EXCEPT IN
 SEALED CONTAINERS. GUIDELINES FOR PREPARING THE SWPPP
 ARE UNDER:

 2. INDICATE WHICH PORTIONS OF THE POTABLE WATER,
 SANITARY SEWER, AND STORMWATER SYSTEM WILL BE
 PUBLICALLY OWNED AND WHICH SECTIONS WILL BE MAINTAINED
 BY THE APPLICANT. TYPICALLY, THE CITY'S OWNERSHIP STOPS
 AT THE RIGHT-OF-WAY LINE UNLESS EXTENUATING
 CIRCUMSTANCES REQUIRED THE OWNERSHIP DIVISION TO TAKE
 PLACE AT ANOTHER LOCATION.
  
 3. STORMWATER CALCULATIONS WILL NEED TO BE SUBMITTED AS
 PART OF THE ENGINEERING DEVELOPMENT APPROVAL. IN
 ADDITION TO DEMONSTRATING THAT THE REQUIRED FLOOD
 PROTECTION AND WATER QUALITY TREATMENT IS PROVIDED, THE
 CALCULATION SHOULD INCLUDE AN EVALUATION OF THE IMPACT
 (IF ANY) OF THE ROOF DRAIN VELOCITY INTO THE STORMWATER
 SYSTEM.
  
 4. SUBMIT DETAILS OF THE LIFT STATION DESIGN AND PEAK
 CAPACITY.
