 1.) RE-PLAT IS REQUIRED. PLEASE SUBMIT A SEPARATE
 APPLICATION FOR A MAJOR SUBDIVISION. THE SUBDIVISION
 SHALL BE DESIGNED IN ACCORDANCE WITH THE REGULATIONS

 - ARTICLE XVII - FLOOD PREVENTION AND CONTROL
  
 2.) UNIFIED CONTROL: IS THERE A PLAN TO UNIFY THE
 PARCELS? [ZLDR S.94-207(B)(8)]
  
 3.) SUBMIT A PROPOSED SCHEDULE OF DEVELOPMENT WHICH
 IDENTIFIES THE ANTICIPATED PROJECT START AND COMPLETION
 DATES, STAGES OF DEVELOPMENT AND THE AREA AND LOCATION
 OF COMMON OPEN SPACE TO BE PROVIDED AT EACH STAGE.

 SITE PLAN:
  
 1.) ADD THE FOLLOWING INFORMATION IN THE SITE DATA
 TABULAR: TOTAL GROSS BUILDING SQUARE FOOTAGE;
 PERCENTAGE OF OPEN SPACE, LANDSCAPING, BUILDING
 COVERAGE AND IMPERMEABLE SURFACES; ACRES AND PERCENT OF
 WATER BODIES; PARKING COMPUTATIONS (PARKING
 REQUIRED/PROVIDED), AND THE MINIMUM DESIGN STANDARDS
 FOR SUCH FEATURES AS LOT SHAPE AND SIZE, BUILDING SIZE
 AND LOT COVERAGE. INCLUDE INFORMATION OF WAIVERS THAT
 HAVE BEEN APPROVED/PROPOSED.
  
 2.) PARKING FOR LESS THAN THREE (3) RESIDENTIAL
 DWELLING UNITS SHALL BE ACHIEVED BY ONE OF THE
 FOLLOWING: 1.) A SINGLE DRIVEWAY WITH A WIDTH OF NO
 GREATER THAN 20 FT. AT THE PROPERTY LINE, OR 2.) WHERE
 THE DRIVEWAY ADJOINS THE APRON IF THE APRON IS NOT
 LOCATED WHOLLY WITHIN THE RIGHT-OF-WAY. PARKING FOR THE
 PROPOSED FEE SIMPLE LOTS DO NOT COMPLY WITH THIS
 REQUIREMENT. [ZLDR S.94-313(1)(C)]
  
 3.) THE WAVE RACK PROPOSED FOR BICYCLE PARKING (DETAIL
 "H") IS NOT PERMITTED. PLEASE REFER TO THE CITY'S
 BICYCLE PARKING GUIDELINES FOR RECOMMENDED BICYCLE RACK
 ELEMENTS.
  
 4.) REVISE THE PARKING STALL PAINTING DETAIL TO
 ILLUSTRATE COMPLIANCE WITH THE DIMENSIONS ILLUSTRATED
 IN ZLDR S. 94-485(J).
  
 5.) THE BUILDING TYPICALS DO NOT CORRESPOND WITH THE
 BUILDING TYPES IN THE SITE PLAN, AND THE BUILDING
 NUMBERS IN THE TYPICAL DO NOT CORRESPOND WITH THE
 BUILDING NUMBERS IN THE SITE PLAN. PLEASE ADDRESS FOR
 CONSISTENCY.
  
 6.) THE 4 FT. HIGH DECORATIVE FENCE WITH COLUMNS IS NOT
 CONSISTENT WITH DETAIL "G". ADDRESS FOR CONSISTENCY.
  
 7.) PROVIDE A BUILDING TYPICAL FOR THE 7-UNIT BUILDING
 IN PHASE I.
  
 8.) HOW WILL GARBAGE COLLECTION SERVICES BE PROVIDED
 FOR THE UNITS IN PHASE II?
  
 9.) PLEASE ILLUSTRATE THE LOCATION OF THE A/C UNIT FOR
 EACH TOWNHOUSE UNIT IN PHASE II.
  
 10.) PROVIDE ARCHITECTURAL ELEVATIONS AND FLOOR PLANS
 FOR THE CABANA, GUARDHOUSE AND STRUCTURE FOR THE
 MAILBOXES.
  
 11.) WHAT IS THE STRUCTURE AT THE REAR OF ALL UNITS IN
 PHASE II? PLEASE IDENTIFY/LABEL THIS STRUCTURE IN THE
 PLANS.
  
 12.) WILL THERE BE AN OUTDOOR TRASH RECEPTACLE? IF SO,
 WHERE WILL IT BE LOCATED?
  
  
 LANDSCAPE PLAN:
  
 1.) PROVIDE A LANDSCAPE DATA TABULAR CLEARLY DISPLAYING
 THE RELEVANT STATISTICAL INFORMATION NECESSARY FOR THE
 EVALUATION OF COMPLIANCE WITH THE PROVISIONS OF ARTICLE
 XIV OF THE ZONING AND LAND DEVELOPMENT REGULATIONS.
 THIS INCLUDES GROSS ACREAGE OR SQUARE FOOTAGE, GROSS
 OPEN SPACE, AND SQUARE FOOTAGE OF PAVED AND LANDSCAPED
 AREAS, ETC.
  
 2.) EACH TOWNHOUSE UNIT SHALL COMPLY WITH THE FOLLOWING
 LANDSCAPING REQUIREMENTS PER SECTION 94-442(B)(2)(A) OF
 THE ZONING AND LAND DEVELOPMENT REGULATIONS:
 - ONE (1) SHADE OR FLOWERING TREE PROVIDED PER 1,200
 SQ. FT. OF OPEN SPACE.
 - ONE (1) SHRUB PER 500 SQ. FT. OF OPEN SPACE.
  
 3.) 1,000 SQ. FT. OR 75 PERCENT OF THE FRONT YARD AREA
 SHALL BE LANDSCAPED WITH LIVING PLANT MATERIAL (I.E.
 GRASS, GROUND COVER, SHRUBS, HEDGES, VINES OR TREES).

 4.) THE RECREATION AREA SHALL COMPLY WITH THE FOLLOWING
 LANDSCAPING REQUIREMENTS PER ZLDR S.94-442(B)(2)(B):

 SQ. FT. OF OPEN SPACE.
 - ONE (1) FLOWERING TREE SHALL BE PLANTED FOR EACH
 6,400 SQ. FT.
 - ONE (1) SHRUB PER 500 SQ. FT. OF OPEN SPACE.
  
 5.) PALM TREES CAN ONLY BE SUBSTITUTED FOR 35 PERCENT
 OF THE REQUIRED SHADE OR FLOWERING TREES. [ZLDR

 8.) CORRECT LANDSCAPE NOTE #4. VISIBILITY SHALL NOT BE

 1.) THE MINIMUM LOT AREA FOR EACH TOWNHOUSE UNIT SHALL

 2.) SUBMIT SCALED ELEVATIONS OF EACH TYPE OF TOWNHOUSE
 BUILDING. THE BUILDINGS SHALL NOT EXCEED 35 FT. IN
 HEIGHT. [ZLDR S.94-309(G)(6)C)]
  
 3.) THE FLOOR AREA FOR EACH TOWNHOUSE UNIT SHALL BE A
 MINIMUM OF 900 SQ. FT. OF NET FLOOR AREA, EXCLUDING
 ATTIC, GARAGE AND UTILITY AREAS. PROVIDE ARCHITECTURAL
 FLOOR PLANS AND CALCULATIONS ILLUSTRATING THAT THIS

 1.) PROVIDE SCALED FLOOR PLANS, ELEVATIONS,
 PERSPECTIVES, ETC. OF ALL PROPOSED STRUCTURE TYPES AND

 SIGNAGE:
  
 1.) PROVIDE SETBACK DIMENSIONS FROM THE PROPERTY LINE.
  
  
 LIGHTING:
  
 1.) ARE STREET LIGHTS PROPOSED FOR PHASE II? IF SO,
 PLEASE ILLUSTRATE THE LOCATION OF THE LIGHT FIXTURES
 AND PROVIDE A PHOTOMETRIC PLAN SHOWING THE LEVEL OF
 INTENSITY AT THE PROPERTY LINES FOR ALL OUTDOOR
 ILLUMINATION.
  
  
 SUGGESTED IMPROVEMENTS:
  
 1.) CONSIDER ADDING A WALKING PATH AROUND THE LAKE.
  
 2.) CROSSWALKS THROUGHOUT THE DEVELOPMENT AND
 CONNECTING TO RECREATION AREAS ARE DESIRED.
  
 3.) CONSIDER ADDING A SECONDARY ACCESS POINT INTO THE
 PROPOSED DEVELOPMENT.
