 - PLEASE NOTE THAT IF THE PLANNING DIVISION HAS NOT
 RECEIVED A RESPONSE TO THE PPRC COMMENTS WITHIN 60 DAYS
 FROM THE DATE OF THE COMMENTS (BY MARCH 23, 2015), THE
 CASE SHALL BE CONSIDERED WITHDRAWN. ANY FURTHER ACTION
 SHALL REQUIRE A NEW DEVELOPMENT APPLICATION.
  
 - PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ACCESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE ($60).
  
 1) THE ZONING DIVISION REQUIRES A FEE IN THE AMOUNT OF
 $50 TO PROCESS THE RELEASE OF UNITY OF TITLE.
  
 2) REVISED COMMENT: THE PLAT HAS BEEN REVISED TO SHOW
 THE FULL UPLAND NORTH OF THE BULKHEAD ON LOT 2. THE
 BULKHEAD ITSELF IS SHOWN AS PART OF LOT 1. IN ORDER TO
 LIMIT FUTURE DISPUTES BETWEEN PROPERTY OWNERS WITH
 REGARDS TO THE BULKHEAD, THE CITY IS REQUIRING THE
 RECORDATION OF A BULKHEAD/SEA WALL MAINTENANCE
 AGREEMENT BETWEEN LOTS 1 AND 2. THE MAINTENANCE
 AGREEMENT SHALL BE RECORDED WITH THE PLAT AND COPIES
 PROVIDED TO THE PLANNING DIVISION.
  
 3) NEW COMMENT: PROVIDE A CURRENT PHOTOGRAPH AT THE BBQ
 AREA SHOWING THE NORTH FACADE OF THE HOUSE TO VERIFY
 THE REMOVAL OF THE CANVAS ROOF SHOWN ON THE AERIAL.
  
 4) CONDITIONS: THE FOLLOWING CONDITIONS SHALL BE MET
 PRIOR TO THE SUBMITTAL OF THE MYLAR TO THE CITY FOR
 FINAL SIGN-OFF (PLEASE NOTE THAT ANY DEMOLITION SHALL
 OCCUR ONLY AFTER THE REQUIRED PERMITS HAVE BEEN
 APPROVED BY THE CITY AND PASS FINAL INSPECTIONS):
  
 A. THE BRICK WALK AND OTHER PATIOS/TERRACES MAY NOT
 ENCROACH CLOSER TO TWO (2) FEET TO THE SIDE PROPERTY
 LINE. ADDITIONALLY, PROVIDE VERIFICATION THAT DRAINAGE
 DISCHARGE FROM THE NEW LOT 1 WILL NOT OCCUR ONTO NEW
 LOT 2 AND VICE VERSA.
  
 B. THE EXISTING DRIVEWAY ON LOT 1 REQUIRES A THREE (3)
 FOOT SETBACK FROM THE NEW NORTHERN PROPERTY LINE. THE
 BRICK PAVERS WITHIN THIS SETBACK SHALL BE REMOVED.
  
 C. THE DRIVEWAY AND WALKWAYS ON NEW LOT 2 ARE NOT
 PERMITTED WITHOUT SERVING A PRIMARY STRUCTURE AND SHALL
 BE REMOVED.
  
 D. THE DOCK AND ALL PILINGS APPROVED BY CITY OF WEST
 PALM BEACH BUILDING PERMIT 06090696 AND THE DEP DOCK
 PERMIT, DATED AUGUST 21, 2006, LOCATED WITHIN THE
 NORTHERN ONE THIRD OF THE LOT SHALL BE REMOVED, UNLESS
 THE WAIVER REQUESTED AS PART OF THE SUBMITTED CLASS A
 SPECIAL USE PERMIT IS GRANTED.
  
 E. THE EXISTING BOATHOUSE ROOF, THE PILINGS EAST OF NEW
 LOT 2 AND THE WOOD PILING EAST OF THE DOCK SHALL BE
 REMOVED AS NONE OF THESE WERE INSTALLED IN ACCORDANCE
 WITH A PERMIT ISSUED BY THE CITY.
  
 5) REVISED COMMENT: PROVIDE THE CALCULATIONS TO VERIFY
 THAT THE MINIMUM NUMBER OF TREES AND SHRUBS ARE
 PROVIDED ON LOT 1 BASED ON THE AMOUNT OF OPEN SPACE
 PROVIDED. ANY LANDSCAPE DEFICIENCY SHALL BE CORRECTED
 PRIOR TO THE FINAL PLAT APPROVAL.
