 - PLEASE NOTE THAT IF THE PLANNING DIVISION HAS NOT
 RECEIVED A RESPONSE TO THE PPRC COMMENTS WITHIN 60 DAYS
 FROM THE DATE OF THE PPRC MEETING (BY JANUARY 11,
 2015), THE CASE SHALL BE CONSIDERED WITHDRAWN. ANY
 FURTHER ACTION SHALL REQUIRE A NEW DEVELOPMENT
 APPLICATION.
  
 - PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ACCESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE ($60).
  
 1) THE ZONING DIVISION REQUIRES A FEE IN THE AMOUNT OF
 $50 TO PROCESS THE RELEASE OF UNITY OF TITLE.
  
 2) THE PROPOSED PLAT SHOWS A SLIVER OF LAND, INCLUDING
 THE BULKHEAD, ABUTTING THE SOUTHEAST CORNER OF LOT 2
 THAT WILL PART OF LOT 1, BUT IS NOT ACCESSIBLE FROM LOT
 1. PLEASE EXPLAIN WHY THIS SLIVER OF LAND AND THE
 BULKHEAD ARE NOT INCLUDED WITH LOT 2. STAFF IS
 CONCERNED WITH FUTURE PROBLEMS ARISING WITH MAINTENANCE
 AND USE OF THIS SLIVER OF LAND DISPUTES. IF THE SLIVER
 OF LAND WILL REMAIN AS SHOWN ON THE PLAT WITH LOT 1,
 THEN PRIOR TO THE CITY APPROVING THE PLAT, THE
 APPLICANT WILL NEED TO PROVIDE THE CITY ATTORNEY?S
 OFFICE WITH A COPY OF A MAINTENANCE AND EASEMENT
 AGREEMENT FOR THE SLIVER OF LAND AND THE BULKHEAD FOR
 REVIEW AND APPROVAL. THE AGREEMENT SHALL BE RECORDED
 WITH THE PLAT AND COPIES PROVIDED TO THE PLANNING
 DIVISION.
  
 3) THE LEGAL DESCRIPTION FOR LOT 2 ON THE PLAT STATES
 ?NORTH 76.92 FEET OF SOUTH 78 FEET? WHICH WOULD LEAVE
 1.08 FEET FOR LOT 1, NOT 1.90 FEET AS STATED IN THE
 LEGAL DESCRIPTION FOR LOT 1 (AND SHOWN ON THE PLAT).
  
 4) PROVIDE SIGNED AND SEALED COPIES OF THE SURVEY.
  
 5) THE BUILDING SETBACK DIMENSIONS SHOWN ON THE SURVEY
 AND THE SITE PLAN DO NOT MATCH ALONG THE NORTH PROPERTY
 LINE. THE SURVEYOR SHALL PROVIDE A SKETCH WHICH SHOWS
 THE EXISTING FEATURES ON FUTURE LOT 1 AND THEIR SETBACK
 TO THE NORTHERN PROPERTY LINE OF PROPOSED LOT 1. THE
 DIMENSION LINES SHALL BE PROVIDED FOR THE BUILDING
 WALL, THE A/C, THE BRICK WALK, THE DOCK, ETC. ANY
 FEATURES NOT MEETING SETBACKS SHALL BE REMOVED OR
 RELOCATED PRIOR TO THE FINAL PLAT APPROVAL.
  
 6) THE SURVEY SHOWS AN L SHAPED FEATURE NORTH OF THE
 BRICK BBQ. WHAT IS THIS? IF IT IS A WING WALL,
 EXTENSION OF THE BBQ OR ANY OTHER ABOVE GROUND FEATURE,
 IT SHALL COMPLY WITH BUILDING SETBACK OF 6.4 FEET.
  
 7) PLEASE NOTE THAT THE A/C MAY NOT ENCROACH INTO A
 SETBACK BY GREATER THAN FOUR (4) FEET; THEREFORE, IT
 SHALL HAVE A MINIMUM SETBACK OF 2.4 FEET.
  
 8) THE BRICK WALK AND OTHER PATIOS/TERRACES MAY NOT
 ENCROACH CLOSER TO TWO (2) FEET TO THE SIDE PROPERTY
 LINE. ADDITIONALLY, PROVIDE VERIFICATION THAT DRAINAGE
 DISCHARGE FROM THE NEW LOT 1 WILL NOT OCCUR ONTO NEW
 LOT 2 AND VICE VERSA.
  
 9) THE EXISTING DRIVEWAY ON LOT 1 REQUIRES A THREE (3)
 FOOT SETBACK FROM THE NEW NORTHERN PROPERTY LINE. THE
 BRICK PAVERS WITHIN THIS SETBACK SHALL BE REMOVED PRIOR
 TO THE FINAL APPROVAL OF THE PLAT.
  
 10) THE DRIVEWAY AND WALKWAYS ON NEW LOT 2 ARE NOT
 PERMITTED WITHOUT SERVING A PRIMARY STRUCTURE AND SHALL
 BE REMOVED PRIOR TO THE FINAL APPROVAL OF THE PLAT.
  
 11) THE DOCK AND ALL PILINGS APPROVED BY CITY OF WEST
 PALM BEACH BUILDING PERMIT 06090696 AND THE DEP DOCK
 PERMIT, DATED AUGUST 21, 2006, LOCATED WITHIN THE
 NORTHERN ONE THIRD OF THE LOT SHALL BE REMOVED PRIOR TO
 THE APPROVAL OF THE FINAL PLAT, UNLESS THE WAIVER
 REQUESTED AS PART OF THE SUBMITTED CLASS A SPECIAL USE
 PERMIT IS GRANTED.
  
 12) THE EXISTING BOATHOUSE ROOF, THE PILINGS EAST OF
 NEW LOT 2 AND THE WOOD PILING EAST OF THE DOCK SHALL BE
 REMOVED AS NONE OF THESE WERE INSTALLED IN ACCORDANCE
 WITH A PERMIT ISSUED BY THE CITY. THE ORIGINAL
 BOATHOUSE ROOF, WHILE INCLUDED ON THE ORIGINAL 1963
 DOCK PERMIT, WAS REMOVED FROM THE DOCK FOR A PERIOD IN
 EXCESS OF 12 AND THUS LOST ANY GRANDFATHERED STATUS.
  
 13) ALL DEMOLITION SHALL OCCUR WITH A PERMIT AND PASS
 FINAL INSPECTIONS PRIOR TO FINAL APPROVAL OF THE PLAT.
  
 14) PROVIDE ELEVATION SECTION DRAWINGS OF THE NORTH
 SIDE OF THE HOUSE VERIFYING THAT NO PORTION OF THE
 NORTHERN ROOF OF THE STRUCTURE ENCROACHES INTO THE NEW
 NORTHERN SETBACK FOR LOT 1. THE AERIALS OF THE PROPERTY
 SHOW LARGE OVERHANGS ON THE HOUSE AND A ROOF EXTENDING
 NORTH OF THE BBQ.
  
 15) PROVIDE VERIFICATION THAT THE MINIMUM NUMBER OF
 TREES AND SHRUBS ARE PROVIDED ON LOT 1 BASED ON THE
 AMOUNT OF OPEN SPACE PROVIDED. ANY LANDSCAPE DEFICIENCY
 SHALL BE CORRECTED PRIOR TO THE FINAL PLAT APPROVAL.
