 PLEASE PROVIDE A WRITTEN RESPONSE TO THE FOLLOWING
 REVIEW COMMENTS:
  
 1. OUTSTANDING UTILITY LETTERS SHALL BE PROVIDED.
  
 2. UNITY OF TITLE SHALL BE RECORDED IN THE PUBLIC
 RECORDS OF PALM BEACH COUNTY PRIOR TO THE ISSUANCE OF
 ANY PERMIT.
  
 3. STAFF RECOMMENDS THAT THE LENGTH OF THE PARKING
 SPACES BE REDUCED TO 16 FEET, AND THAT 2 FEET OF
 OVERHANG BE PROVIDED BEYOND THE CURB LINE. THE OVERHANG
 MAY BE PLANTED WITH SOD OR OTHER LOW GROUNDCOVER.
  
 4. KEYNOTE #11 INDICATES A PYLON SIGN, BUT THIS IS NOT
 SHOWN ON THE SITE PLAN. PLEASE CLARIFY.
  
 5. PLEASE REFERENCE PARKING SPACE STRIPING TO THE
 DETAIL. KEYNOTE #12 INDICATES A 4 INCH WIDE STRIPE,
 THIS MAY BE CONFUSING AS DOUBLE-STRIPING IS TO BE
 PROVIDED.
  
 6. PLEASE UPDATE THE PARKING STRIPING DETAIL ON SHEET
 C1.A?COPY WILL BE PROVIDED BY CITY STAFF.
  
 7. IMPERVIOUS AREA IN THE DATA TABLE ON SHEET C1.0
 SHOULD INCLUDE BUILDING COVERAGE.
  
 8. ?REQUIREMENTS? IS SPELLED INCORRECTLY IN THE TABLE
 ON SHEET L1.0.
  
 9. GENERAL OPEN SPACE REQUIREMENTS SHALL BE INCLUDED IN
 THE LANDSCAPE TABLE. ONE (1) SHADE TREE SHALL BE
 PLANTED FOR EVERY 1,600 SQUARE FEET OF OPEN SPACE; ONE
 (1) FLOWERING TREE SHALL BE PLANTED FOR EVERY 6,400
 SQUARE FEET OF OPEN SPACE; AND ONE (1) SHRUB SHALL BE
 PLANTED FOR EVERY 500 SQUARE FEET OF OPEN SPACE.
  
 10. OPEN SPACE LANDSCAPING SHALL BE CALCULATED FOR THE
 ENTIRE PROPERTY (EXISTING + PROPOSED) AND EXISTING
 LANDSCAPING MAY COUNT TOWARD THIS REQUIREMENT.
  
 11. THERE APPEARS TO BE A DEFICIENT NUMBER OF TREES
 WITHIN THE LANDSCAPE BUFFER ALONG SOUTH DIXIE HIGHWAY.
 PALMS MAY ONLY BE UTILIZED TOWARD A REQUIRED SHADE TREE
 AT A RATIO OF THREE (3) PALMS FOR ONE (1) SHADE TREE.
  
 12. PLEASE CLARIFY THE NEED TO REMOVE THE TWO (2) LARGE
 LIVE OAK TREES ALONG SOUTH DIXIE HIGHWAY. STAFF HAS
 CONCERNS WITH THE REMOVAL OF THESE TREES AS THEY APPEAR
 TO BE HEALTHY AND ARE NOT IMPACTED BY THE PROPOSED
 CONSTRUCTION.
  
 13. STAFF WOULD LIKE TO DISCUSS OPTIONS WITH REGARD TO
 PLACEMENT OF THE BUILDING AND THE RETENTION AREA AND
 THEIR RELATIONSHIP TO THE SOUTH DIXIE HIGHWAY
 STREETSCAPE. ADDITIONALLY, OPTIONS SHOULD BE LOOKED AT
 REGARDING THE ARCHITECTURE OF THE BUILDING SHOULD BE
 EXPLORED. STAFF WANTS TO ENSURE THAT THE BUILDING HAS A
 PRESENCE ON THE STREET, INCLUDING THE CORNER OF SOUTH
 DIXIE HIGHWAY AND DESOTA ROAD, AND THAT ARCHITECTURAL
 CHARACTER EXIST IN THE DESIGN OF THE BUILDING.
 FENESTRATION, AWNINGS, PROJECTIONS OR CANOPIES, ETC.
 COULD ALL BE LOOKED AT. SOME IMPROVEMENTS TO THE
 EXISTING BUILDING COULD BE INCLUDED.
  
 14. BICYCLE PARKING SHALL BE PROVIDED AT A RATIO OF ONE
 (1) SPACE PER 20 VEHICULAR PARKING SPACES. PLEASE
 PROVIDE SUCH, OR NOTE THE LOCATION OF EXISTING BICYCLE
 PARKING.
  
 15. THE TABLE ON SHEET C1.0 INDICATES THAT THERE ARE
 TWO (2) LOADING SPACES (1 PROPOSED + 1 EXISTING), BUT
 ONLY ONE (1) IS SHOWN ON THE PLANS. PLEASE CLARIFY.
  
 16. THE ARCHITECTURAL PLANS INDICATE AN ADDITION OF
 7,627 SQUARE FEET, WHILE THE CIVIL PLANS INDICATE 7,643
 SQUARE FEET; PLEASE ENSURE THAT ALL PLANS ARE
 CONSISTENT.
  
 17. FOR REFERENCE, PLANS FOR THE PROPOSED PROJECT MAY
 BE PROVIDED TO THE SOUTH DIXIE HIGHWAY IMPLEMENTATION
 COMMITTEE. WHILE NO FORMAL REQUIREMENTS WILL RESULT,
 SOME THOUGHTS OR SUGGESTIONS MAY BE PROVIDED FROM THIS
 AND WILL BE PROVIDED AT THAT TIME.
  
 18. SAFETY CONCERNS HAVE BEEN EXPRESSED REGARDING
 PEDESTRIAN AND VEHICULAR CIRCULATION IN THE AREA OF
 DESOTA ROAD AND SOUTH DIXIE HIGHWAY, SPECIFICALLY
 RELATING TO THE SCHOOL. AS A NEW CURB CUT AND
 ADDITIONAL TRAFFIC IS BEING PROPOSED FOR DESOTA ROAD,
 THIS SHOULD ALL BE LOOKED AT IN CONTEXT WITH THE CITY?S
 TRAFFIC ENGINEER (BRIAN COLLINS).

 C) PLEASE NOTE THAT RE-SUBMITTALS MAY BE SUBJECT TO
 ADDITIONAL COMMENTS.
  
 D) IF NO RESPONSE IS RECEIVED WITHIN 60 DAYS OF THE
 ISSUANCE OF THESE COMMENTS, THE APPLICATION WILL BE
 CONSIDERED WITHDRAWN AND ANY FURTHER ACTION WILL
 REQUIRE SUBMISSION OF A NEW DEVELOPMENT APPLICATION.
  
 E) PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
