 GENERAL COMMENTS:
  
 1.) ON-STREET PARKING SHALL BE REVIEWED BY THE
 ENGINEERING SERVICES DEPARTMENT. (REPEAT COMMENT)
  
 2.) PLEASE REVIEW SITE DATA CALCULATIONS IN THE SITE
 PLAN (SHEET SP-1) AND LANDSCAPE PLAN (SHEET LP-1).
 THERE SEEMS TO BE DISCREPANCIES WITH THE CALCULATIONS
 PROVIDED. CORRECT WHERE NECESSARY. (REPEAT COMMENT:
 INCONSISTENCIES INCLUDE THE FOLLOWING: SITE AREA =
 11,500 SQ. FT.; CALCULATIONS WITH THE EXISTING AND
 PROPOSED SQUARE FOOTAGE DOES NOT ADD-UP; OFFICE PARKING
 REQUIREMENT IS 1/350 SQ. FT. NOT 1/250 SQ. FT., ETC.)
  
 3.) DUMPSTER ENCLOSURE AND LOCATION MUST BE APPROVED BY
 FERDINAND RIVERA, SANITATION SUPERVISOR (561) 822-2076.
  
 4.) HAS THE WOOD DECKING AND FENCE BEEN PERMITTED BY
 FEC?
  
  
 SITE PLAN:
  
 1.) ON-STREET PARKING USED FOR REQUIRED PARKING MAY NOT
 BE PROVIDED WHERE THERE IS A "NO PARKING SIGN." THERE
 MAY BE A "NO PARKING" SIGN LOCATED ADJACENT TO THE
 PROPERTY WHERE THERE ARE TWO (2) ON-STREET PARKING
 SPACES AT THE NORTHWEST CORNER.
  
  
 LANDSCAPE PLAN:
  
 1.) PROVIDE A CERTIFIED COST ESTIMATE OF THE PROPOSED
 CONSTRUCTION. IF THE COST ESTIMATE EXCEEDS 50 PERCENT
 OF THE STRUCTURE'S VALUE ACCORDING TO THE PBC PROPERTY
 APPRAISER'S OFFICE ($106,815), THEN THE SITE SHALL COME
 INTO FULL COMPLIANCE WITH THE ARTICLE XIV OF THE ZLDR.
 (ZLDR S.94-441(C)(2))
  
 2.) PALM TREES MAY NOT BE SUBSTITUTED FOR MORE THAN 35
 PERCENT OF REQUIRED SHADE OR FLOWERING TREES. (ZLDR
 S.94-442(C))
  
 3.) LANDSCAPE AREAS AND PLANT MATERIALS MUST BE
 PROTECTED FROM VEHICULAR ENCROACHMENT. PARKED VEHICLES
 SHALL NOT EXTEND INTO A LANDSCAPE AREA THAT IS 5 FT.
 WIDE UNLESS TWO ADDITIONAL FEET ARE ADDED TO THE
 BUFFER. THE TWO ADDITIONAL FEET OF LANDSCAPING SHALL
 CONTAIN NO PLANT, IRRIGATION DEVICES OR OTHER OBJECT
 HIGHER THAN 6-INCHES ABOVE THE TOP OF THE CURB. PLEASE
 ILLUSTRATE THAT THIS REQUIREMENT WILL BE MET. (ZLDR
 S.94-443(C)(5))
  
 4.) THE LANDSCAPE PLAN INDICATES THAT A SCHEFFLERA TREE
 WILL BE REMOVED AND REPLACED WITH A GREEN BUTTONWOOD
 TREE AT THE SOUTHWEST CORNER OF THE PROPERTY. NO TREE
 SHALL BE REMOVED UNLESS A TREE ALTERATION PERMIT IS
 GRANTED. PLEASE SUBMIT AN APPLICATION FOR A TREE
 ALTERATION PERMIT. (ZLDR S.94-448(D))
  
 5.) ALL NEWLY INSTALLED TREES SHALL BE A MINIMUM OF 8
 FT. IN HEIGHT AND POSSESS A MINIMUM OF 5 FT. OF CLEAR
 TRUNK. (ZLDR S.94-445(4)A.)
  
 6.) PROVIDE LANDSCAPE DETAILS (INCLUDING LANDSCAPE
 INSTALLATION, STAKING, AND TREE PROTECTIVE BARRIERS)
 SUFFICIENT TO COMPLY WITH ARTICLE XIV OF THE ZLDR.
  
 7.) THERE IS CONFLICTING INFORMATION IN THE PLANT LIST
 AND WHAT IS PROVIDED IN THE PLAN. PLEASE ADDRESS.
  
 8.) NOT ALL LANDSCAPE PLAN REQUIREMENTS HAVE BEEN
 PROVIDED IN THE LANDSCAPE PLAN. PLEASE REFER TO P.18 OF
 THE DEVELOPMENT APPLICATION FOR SPECIFICATIONS.
