 - PLEASE NOTE THAT IF THE PLANNING DIVISION HAS NOT
 RECEIVED A RESPONSE TO THE PPRC COMMENTS WITHIN 60 DAYS
 FROM THE DATE OF THE PPRC MEETING (MARCH 7, 2014), THE
 CASE SHALL BE CONSIDERED WITHDRAWN. ANY FURTHER ACTION
 SHALL REQUIRE A NEW DEVELOPMENT APPLICATION.
  
 - PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ACCESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE ($300).
  
 1) THE REVISED PALM BEACH COUNTY TRAFFIC CONCURRENCY
 LETTER APPROVING THE CONVERSION OF USE IS REQUIRED.
  
 2) PROVIDE A COPY OF THE FDOT ROW PERMIT FOR THE NEW
 DRIVEWAY CONNECTION.
  
 3) THE FPU, FPL AND CITY SERVICE LETTERS ARE REQUIRED.
  
 4) THE SCHOOL IS PROPOSED TO HAVE BOTH ELEMENTARY AND
 MIDDLE SCHOOL CHILDREN; THEREFORE, THE REQUIRED SPACE
 CALCULATION SHALL INCLUDE BOTH THE ELEMENTARY 5
 VISITORS AND THE MIDDLE SCHOOL 10 VISITORS. THE TOTAL
 NUMBER OF SPACES REQUIRED IS 75 SPACES.
  
 5) FOR CLARITY PURPOSES, PLEASE PUT (159 PLUS 8
 TRANSIENT SPACES) NEXT TO THE 167 REQUIRED NUMBER AND
 (196 PLUS 8 TRANSIENT SPACES) NEXT TO THE 204 PROVIDED
 SPACES.
  
 6) PER THE OAKTON COMMONS DESIGN GUIDELINES, NO
 OVERNIGHT BUS PARKING IS PERMITTED ON-SITE.
  
 7) THE PLAN VIEW OF THE BICYCLE RACK DETAIL DOES NOT
 MATCH THE APPROVED ELEVATION VIEW STYLES. THE PROPOSED
 BICYCLE PARKING TABLE STATES THAT THERE WILL BE 6
 SPACES ON ONE RACK, WHICH WILL NOT WORK WITH THE
 APPROVED STYLES - REMEMBER THE WAVE STYLE RACK IS NOT
 PERMITTED IN WEST PALM BEACH. WHILE STAFF COMMENDS THE
 APPLICANT FOR PROPOSING 12 BICYCLE PARKING SPACES, THE
 SITE SHALL BE DESIGNED TO ACCOMMODATE THE EXPANSION OF
 THE NUMBER OF SPACES IF IT BECOMES EVIDENT THAT THERE
 IS A GREATER DEMAND THAN 12 SPACES.
  
 8) THE BICYCLE PARKING SPACES ON THE SOUTH SIDE OF THE
 BUILDING SHALL BE RELOCATED TO BE NEXT TO THE SPACES ON
 THE NORTH SIDE OF THE BUILDING IN ORDER TO BE LOCATED
 CLOSE TO THE PRINCIPAL ENTRANCE TO THE BUILDING, IN
 ACCORDANCE WITH THE ZONING AND LAND DEVELOPMENT
 REGULATIONS.
  
 9) THE PARCEL B PROVIDED BICYCLE RACK NOTE SHOULD STATE
 4 SPACES ON 2 RACKS.
  
 10) THE SITE PLAN SHOWS THE BOARDWALK CONFIGURATION IN
 THE PRESERVE THAT WAS PROPOSED BY THE RESIDENTIAL
 DEVELOPER BUT DENIED BY THE CITY COMMISSION. PLEASE
 SHOW CORRECT DETAILS AND A REVISED TIE IN TO THE
 RESIDENTIAL PROPERTY.
  
 11) CONSTRUCT NORTHERN SIDEWALK AT 5 FEET IN WIDTH.
  
 12) PROVIDE A WRITTEN NARRATIVE VERIFYING HOW THE
 BUILDING MEETS THE DESIGN ELEMENTS FROM MASTER DESIGN
 GUIDELINES?
  
 13) PROVIDE LINE OF SIGHT DRAWING FROM THE EAST
 PROPERTY LINE OF THE BENOIST FARMS ENTRY DRIVEWAY, NOT
 THE PARCEL BOUNDARY TO VERIFY THAT THE ROOFTOP
 MECHANICAL EQUIPMENT IS SCREENED FROM THE EAST..
  
 14) THE DESCRIPTIVE TAGS FOR THE TREES LAYER DOES NOT
 APPEAR TO HAVE BEEN TURNED ON FOR THE PAPER COPY PRINT.
  
 15) PROVIDE THE SPECIFIC DETAILS FOR THE TRACT P 10
 FOOT WIDE PLANTING AREA AND THE APPROVAL OF THE
 PLANTING PLAN BY THE CITY'S ENVIRONMENTAL RESOURCE
 MANAGER. THE GENERIC CROSS SECTION DRAWING ON SHEET
 LP-3 IS NO LONGER SUFFICIENT.
  
 16) THE RIGHT-OF-WAY BUFFER ALONG OKEECHOBEE BOULEVARD
 IS 620 FEET, WHICH REQUIRES 16 TREES NOT 15 AS STATED
 ON THE PLANS. PLEASE PROVIDE A LIST OF THE PRESERVED
 TREES WHICH CORRESPOND TO THE NUMBER ON THE PLAN SO
 THAT STAFF MAY VERIFY THE 16 BUFFER TREES HAVE BEEN
 PROVIDED.
  
 17) PROVIDE VERIFICATION THAT THE CODE COMPLIANT BUFFER
 MATERIAL IS INSTALLED BETWEEN TRACTS C-2 REPLAT AND
 TRACTS B, C-1 AND OAKTON PRESERVE (EXCLUDING THE TREE
 PRESERVE AREA).
  
 18) THE RELOCATION OF LANDSCAPE MATERIAL OFF OF TRACT B
 WILL REQUIRE VERIFICATION THAT TRACK B STILL MEETS
 MINIMUM LANDSCAPE REQUIREMENTS. PLEASE NOTE THAT THE
 PLANS SHOW THE TERMINAL ISLAND TREE REMAINING AT THE
 WEST END OF TRACT B, BUT THE TEXT SAYS THE LANDSCAPE
 MATERIAL WILL BE RELOCATED. THE TERMINAL TREE MAY NOT
 BE RELOCATED.
  
 19) PLEASE CLARIFY WHY THE LIGUSTRUM TREES ARE
 SPECIFIED AT 10 FEET IN HEIGHT WHEN THE DESIGN
 GUIDELINES REQUIRE 14 FOOT HEIGHT.
  
 20) PROVIDE THE FOUNDATION PLANTING CALCULATIONS.
  
 21) STAFF DOES NOT SUPPORT THE 95 FOOT GAP IN TREES
 ALONG OKEECHOBEE BOULEVARD. THIS GAP IS TOO LARGE TO
 JUSTIFY IMPROVED AESTHETICS.
  
 22) A SOLITARY ALEXANDER PALM MAY NOT COUNT AS A
 TERMINAL ISLAND TREE (ADA SPACES NORTH OF BUILDING).
  
 23) THE BACKFLOW PREVENTOR, FIRE HYDRANTS AND
 TRANSFORMERS SHALL BE SHOWN ON THE LANDSCAPE PLAN.
  
 24) HE PHOTOMETRIC CALCULATIONS SHALL EXTEND TO THE
 PROPERTY COMMERCIAL PLANNED DEVELOPMENT PROPERTY LINES
 AND SHALL NOT EXCEED 1 FOOT CANDLE AT THE PROPERTY
 LINE.
  
 25) THERE SHALL BE PEDESTRIAN SCALE LIGHTING INSTALLED
 ALONG THE PATH TO THE RESIDENTIAL TOWNHOUSES.
  
 26) PROVIDE DETAILS ON THE LIGHT POLES AND FIXTURES.
  
 27) PLEASE EXPLAIN HOW PARENTS SHOWING UP BETWEEN THE
 TWO DROP OFF TIMES ARE HANDLED. AT THE SITE ON SUMMIT
 BOULEVARD, STAFF OBSERVED PARENTS DROPPING CHILDREN OFF
 IN FRONT OF THE SCHOOL WITH THE QUEUE LINE BLOCKED WITH
 CONES AND NO SCHOOL PERSONNEL MONITORING THE SITUATION
 BETWEEN DROP OFF TIMES. THIS IS NOT EXPLAINED IN THE
 OPERATIONAL PLAN PROVIDED.
  
 28) PLEASE PROVIDE A CONCEPTUAL APPROVAL LETTER FROM
 FDOT FOR THE PROPOSED CIRCULATION PLAN (NO NEGATIVE
 IMPACT TO OKEECHOBEE BOULEVARD).
  
 29) WHAT HAPPENS IF A PERSON MISSES THE MIDDLE ENTRANCE
 FOR DROP OFF/PICK UP?
