 WRITTEN FORMAT.
  
 - WHEN RESUBMITTING, PLEASE PROVIDE A MINIMUM OF FOUR
 (4) PAPER COPIES AND AN ELECTRONIC COPY IN .PDF FORMAT
 OF ALL PLANS. PLEASE NOTE THAT CHANGES ON THE
 RESUBMITTED PLANS MAY RESULT IN ADDITIONAL COMMENTS.
  
 - PLEASE NOTE THAT IF THE PLANNING DIVISION HAS NOT
 RECEIVED A RESPONSE TO THE PPRC COMMENTS WITHIN 60 DAYS
 FROM THE DATE OF THE PPRC MEETING (MARCH 8, 2014), THE
 CASE SHALL BE CONSIDERED WITHDRAWN. ANY FURTHER ACTION
 SHALL REQUIRE A NEW DEVELOPMENT APPLICATION.
  
 - PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ACCESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE ($60).
  
 1) THE PLANS WERE NOT PROVIDED IN ELECTRONIC FORMAT.
  
 2) THE PLAT SHEET SHALL REFLECT 2014 SIGNATURE DATES
 AND USE GERALDINE MUOIO FOR THE MAYOR'S SIGNATURE LINE.
  
 3) PROVIDE A GRAPHIC, TO SCALE, WHICH SHOWS THE
 PROPOSED LOT CONFIGURATION WITH THE EXISTING CONDITIONS
 INCLUDED.
  
 4) STAFF DID A ROUGH OVERLAY AND IT APPEARS THAT THE
 LOT LINE BETWEEN 3A AND 3B WILL REQUIRE THE REMOVAL OF
 THE NORTHERN PORTION OF THE MAIN STRUCTURE AS IT WILL
 STRADDLE THE PROPERTY LINE AND NOT MEET THE REQUIRED
 SIDE SETBACK. THIS PORTION OF THE STRUCTURE WILL NEED
 TO BE REMOVED, WITH PERMITS, PRIOR TO THE APPROVAL OF
 THE SUBDIVISION.
  
 5) THE SURVEY LISTS THE BUILDING ON THE FUTURE LOT 3D
 AS A 2-STORY GARAGE, YET THE CITY CLASSIFIES THIS AS A
 GARAGE APARTMENT. PLEASE CLARIFY. IF IT IS ONLY A
 GARAGE, THEN PRIOR TO THE APPROVAL OF A SUBDIVISION OF
 THE PROPERTY, IT WILL NEED TO BE DEMOLISHED, WITH
 PERMITS, AS THE CITY DOES NOT PERMIT A LOT WITH ONLY AN
 ACCESSORY STRUCTURES SITUATED ON IT.
  
 6) PRIOR TO THE APPROVAL OF A SUBDIVISION OF THE
 PROPERTY, LEGAL VEHICULAR ACCESS TO LOT 3B SHALL BE
 PROVIDED, WITH PERMITS. PLEASE BE AWARE THAT LOT 3B
 SHALL GRAPHICALLY VERIFY THAT IT HAS AT LEAST TWO
 PARKING SPACES ON IT.
  
 7) PRIOR TO THE APPROVAL OF A SUBDIVISION OF THE
 PROPERTY, VERIFICATION SHALL BE PROVIDED THAT THE NEW
 LOTS 3C AND 3D HAVE A MINIMUM OF 1,000 SQUARE FEET OF
 LANDSCAPE IN THE FRONT YARD OR SUFFICIENT DRIVEWAY WILL
 NEED TO BE REMOVED UNTIL THE STANDARD IS MET.
  
 8) HOW WILL IS WATER AND SEWER SERVICE PROVIDED TO THE
 MAIN STRUCTURE AND THE ACCESSORY STRUCTURE (IF IT IS TO
 REMAIN)? IF THE SERVICES CURRENTLY CROSS A PROPOSED
 PROPERTY LINE, THEN THEY WILL NEED TO BE RELOCATED,
 WITH A PERMIT, SO THAT THEY DO NOT CROSS PROPERTY
 LINES.
  
 9) THE FENCE THAT ENCROACHES INTO THE ELLAMAR
 RIGHT-OF-WAY SHALL BE REMOVED, WITH A PERMIT, PRIOR TO
 THE APPROVAL OF A SUBDIVISION OF THE PROPERTY.
  
 10) PRIOR TO THE APPROVAL OF A SUBDIVISION OF THE
 PROPERTY, THE EXISTING POOL SHALL BE FENCED IN
 ACCORDANCE WITH THE ZONING AND LAND DEVELOPMENT
 REGULATIONS, WITH A PERMIT.
  
 11) PRIOR TO THE APPROVAL OF A SUBDIVISION OF THE
 PROPERTY, PROVIDE VERIFICATION THAT LOT 3B WILL CONTAIN
 THE MINIMUM AMOUNT OF LANDSCAPE REQUIRED BY THE ZONING
 AND LAND DEVELOPMENT REGULATIONS.
  
 12) PRIOR TO THE APPROVAL OF A SUBDIVISION OF THE
 PROPERTY, ANY PORTION OF THE PEA ROCK DRIVE CLOSER THAN
 THREE (3) FEET FROM A FUTURE LOT LINE SHALL BE REMOVED
 TO COMPLY WITH THE DRIVEWAY SETBACK IN THE ZONING AND
 LAND DEVELOPMENT REGULATIONS.
  
 13) PRIOR TO THE APPROVAL OF A SUBDIVISION OF THE
 PROPERTY, THE DOCK SHALL BE REMOVED AS IT IS NOT IN THE
 MIDDLE ONE-THIRD OF EITHER OF THE NEWLY CREATED LOTS OR
 THE CLASS A SPECIAL USE WAIVER APPLICATION SHALL BE
 APPROVED.
  
 14) PROVIDE THE CITY SERVICE AND UTILITY LETTERS.
  
 15) PROVIDE A COPY OF THE PALM BEACH COUNTY SCHOOL
 CONCURRENCY APPLICATION FOR SIGNATURE BY THE CITY AND
 PRIOR TO THE APPROVAL OF A SUBDIVISION OF THE PROPERTY,
 PROVIDE THE APPROVAL LETTER.
  
 16) SECTION 94-342(G) OF THE ZONING AND LAND
 DEVELOPMENT REGULATIONS REQUIRES THAT THE PPRC REVIEWS
 THE CHARACTER OF THE SURROUNDING DEVELOPMENT, WHICH
 INCLUDES THE SIZE AND DIMENSION OF LOTS IN THE AREA.
 WHILE THE MAJORITY OF THE SURROUNDING INTERIOR LOTS
 HAVE A MINIMUM LOT WIDTH OF 100 FEET, THE CITY APPROVAL
 OF THE CHURCHILL ESTATES PLAT DETERMINED THAT 85 FOOT
 WIDE INTERIOR LOTS MEETS THE AREA?S CHARACTER OF
 DEVELOPMENT. THEREFORE, LOTS 3C AND 3D SHALL BE
 INCREASED IN WIDTH TO 85 FEET.
  
 SUBMITTAL OF THE INFORMATION REQUIRED ABOVE MAY
 GENERATE ADDITIONAL COMMENTS.
