 GENERAL NOTES
  
 1.) A RIGHT-OF-WAY PERMIT FROM THE COUNTY FOR THE
 PROPOSED INGRESS/EGRESS ON 45TH STREET SHALL BE
 SUBMITTED PRIOR TO SITE PLAN APPROVAL.
  
 2.) A RIGHT-OF-WAY PERMIT FROM FDOT FOR THE PROPOSED
 INGRESS/EGRESS ON MILITARY TRAIL SHALL BE SUBMITTED
 PRIOR TO SITE PLAN APPROVAL.
  
 3.) THE SURVEY DOES NOT SHOW ANY EASEMENTS ON THE
 PROPERTY; HOWEVER, THE UTILITY LETTERS STATE OTHERWISE.
 PLEASE VERIFY. ALL EXISTING AND PROPOSED EASEMENTS MUST
 BE SHOWN IN THE PLANS.
  
  
 SITE PLAN:
  
 1.) TRAFFIC CIRCULATION MOVEMENTS SHALL BE PROVIDED ON
 THE PAVEMENT TO ENSURE SAFE AND EFFICIENT TRAFFIC
 MOVEMENT WITHIN THE PROJECT. PLEASE ILLUSTRATE IN THE
 PLANS. (ZLDR S.94-485(G))
  
 2.) THE PROPOSED TURNAROUND IN THE PARKING AREA SEEMS
 SHORT AND MAY BE INADEQUATE FOR VEHICLES TO BACK OUT. A
 DETERMINATION BY THE ENGINEERING SERVICES DEPARTMENT IS
 REQUIRED.
  
 3.) THE SURVEY SHOWS AN EXISTING CONCRETE PAD AT THE
 SOUTHEAST CORNER OF THE PROPERTY. PLEASE CLARIFY WHAT
 THIS PAD IS UTILIZED FOR. APPROPRIATE SCREENING MAY BE
 REQUIRED.
  
 4.) THE SITE PLAN SHOWS A NEW 5 FT. X 5 FT. CONCRETE
 PAD AT THE NORTH SIDE OF THE PROPERTY (LABELED AS #18
 ON SHEET C1.0). CLARIFY IN THE PLANS TO WHAT THIS
 CONCRETE PAD WILL BE UTILIZED FOR. APPROPRIATE
 SCREENING MAY BE REQUIRED.
  
  
 PARKING AND LOADING:
  
 1.) PARKING STALL PAINTING DETAIL SHALL COMPLY WITH THE
 DIMENSIONS ILLUSTRATED IN ZLDR S.94-485(J), STALL
 PAINTING DETAIL. A STANDARD PARKING STALL PAINTING
 DETAIL SHALL BE PROVIDED ON SHEET C1.A (SITE DETAILS)
 FOR CONSISTENCY.
  
 2.) THE PROPOSED 20 FT. X 16 FT. LOADING ZONE DOES NOT
 MEET CODE. A MINIMUM 10 FT. X 25 FT. LOADING ZONE IS
 REQUIRED. (ZLDR S.94-485(P), TABLE XV-4)
  
 3.) PROVIDE BICYCLE PARKING. AT LEAST ONE (1) BICYCLE
 PARKING IS REQUIRED FOR THIS PROJECT PER ZLDR
 S.94-485(Q)(1). THE DESIGN OF THE BICYCLE PARKING SHALL
 COMPLY WITH THE REQUIREMENTS OF ZLDR S.94-485(Q)(2).
  
 4.) DIMENSIONS FOR A WHEEL STOP SHALL COMPLY WITH ZLDR
 S.94-443(C)(5), FIGURE XIV. THE DETAIL IN SHEET C1.A,
 SITE DETAILS, DOES REFLECT THE MINIMUM REQUIRED
 DIMENSIONS FOR A WHEEL STOP.
  
  
 LANDSCAPING:
  
 1.) VERIFY WITH FLORIDA POWER & LIGHT (FP&L) THAT THE
 PROPOSED 5 FT. WIDE LANDSCAPE BUFFER IS NOT IN CONFLICT
 WITH ITS OVERHEAD AND UNDERGROUND FACILITIES TO THE
 NORTH AND EAST SIDES OF THE PROPERTY.
  
 2.) VERIFY THAT THAT THE 5 FT. WIDE LANDSCAPE BUFFER IS
 NOT IN CONFLICT WITH THE PROPOSED DRAINAGE SYSTEM. THE
 LANDSCAPE PLAN SHOWS A PROPOSED OAK TREE IN THE 5 FT.
 BUFFER THAT MAY BE IN CONFLICT WITH THE DRAINAGE
 SYSTEM. A DETERMINATION BY THE PUBLIC WORKS AND
 ENGINEERING SERVICES DIVISION IS REQUIRED.
  
 3.) ALL TREES SHALL HAVE A MINIMUM OF 5 FT. OF CLEAR
 TRUNK SPACE. PLEASE INCLUDE THIS NOTATION IN THE PLANT
 SCHEDULE. (ZLDR S.94-445(4) A.)
  
 4.) THE REQUIRED LANDSCAPE BUFFER STRIP MAY NOT BE
 INTERRUPTED BY MORE THAN 25 PERCENT OF ITS REQUIRED
 LENGTH FOR SIGNS OR VEHICULAR INGRESS AND EGRESS. THE
 PROPOSED CURB CUT ON MILITARY TRAIL EXCEEDS THE 25
 PERCENT. (ZLDR S.94-443(B)(2))
  
 5.) AT LEAST 30 PERCENT OF THE LINEAR FEET AROUND THE
 EXTERIOR OF ALL COMMERCIAL STRUCTURES SHALL BE PLANTED
 WITH TREES, SHRUBS OR HEDGES. (ZLDR S.94-443(E)(1))
  
 6.) THE LANDSCAPED TERMINAL ISLANDS AT THE END OF EACH
 ROW OF PARKING SPACES SHALL NOT BE LESS THAN 5 FT. IN
 WIDTH AND NOT LESS THAN THE LENGTH OF THE ADJACENT
 PARKING STALL. PROVIDE DIMENSIONS FOR THE TERMINAL
 ISLANDS. MOST OF THE TERMINAL ISLANDS SEEM TO FALL
 SHORT OF THIS REQUIREMENT. (ZLDR S.94-443(C)(3)A.)
  
 7.) THE WALLS OF THE DUMPSTER ENCLOSURE SHALL BE
 LANDSCAPED WITH SHRUBS AND HEDGES PLANTED AT 2 FT.
 INTERVALS. THERE DOES NOT SEEM TO BE ADEQUATE
 LANDSCAPING AROUND THE DUMPSTER ENCLOSURE TO MEET THIS
 REQUIREMENT. (ZLDR S.94-444(B))
  
 8.) THE SITE PLAN INDICATES THAT TREES/PALMS WILL BE
 REMOVED FROM THE PROPERTY. NO TREE OR PALM SHALL BE
 REMOVED FROM THE PROPERTY WITHOUT FIRST OBTAINING A
 TREE ALTERATION PERMIT FROM THE CITY. PLEASE SUBMIT AN
 APPLICATION FOR A TREE ALTERATION PERMIT. (ZLDR

 9.) ILLUSTRATE THAT THE PROPOSED LANDSCAPING AT THE
 ROADWAY INTERSECTIONS FOR THE PROJECT, WILL NOT OBSCURE

 ZLDR S.94-443(C)(3) FOR INTERIOR LANDSCAPED AREAS IN
 SHEET L1.0, LANDSCAPE PLAN, UNDER THE LANDSCAPE
 REQUIREMENTS, DOES NOT APPLY FOR THIS PROJECT. THE
 PROJECT MUST MEET ALL INTERIOR LANDSCAPING
 REQUIREMENTS.
  
 11.) LANDSCAPE PLAN NOTE 32 SPECIFIES ?PERMANENT
 AUTOMATIC IRRIGATION, INCLUDING ADJACENT RIGHT-OF-WAY?;
 HOWEVER, NO IRRIGATION PLANS WERE SUBMITTED. SUBMIT AN
 IRRIGATION PLAN.

 1.) THE LIGHTING NOTES IN THE PHOTOMETRIC PLAN (SHEET
 P1.0) REFERENCES THE CITY OF NORTH LAUDERDALE'S
 LIGHTING STANDARDS. PLEASE CORRECT.
  
  
 SIGNAGE:
  
 1.) PROVIDE SETBACK DIMENSIONS FOR THE PROPOSED 30 FT.
 HIGH PYLON SIGN AT THE SOUTHWEST CORNER OF THE
 PROPERTY.
  
 2.) THE WALL SIGN ON THE SOUTH ELEVATION SHALL NOT
 EXCEED 102.13 SQ. FT. THE PROPOSED WALL SIGN ON THE
 SOUTH FACADE HAS BEEN CALCULATED AT 127.26 SQ. FT.

 EXPLORED, SUCH AS PLACING THE BUILDING CLOSER TO THE
 STREET FRONTAGES?
  
 2.) IT IS STRONGLY ENCOURAGED THE ARCHITECT WORKS WITH
 STAFF TO PROVIDE ARCHITECTURAL ENHANCEMENTS (I.E.
 WINDOWS, FENESTRATIONS, RECESSES, ETC.) TO THE
 BUILDINGS STREET FACADES.
  
 3.) WHY IS THE PEDESTRIAN CONNECTION LOCATED ON THE
 WEST SIDE OF THE BUILDING NEXT TO THE LOADING ZONE
 (FROM MILITARY TRAIL), AND NOT FROM 45TH STREET WHICH
 WOULD PROVIDE PEDESTRIAN ACCESS FROM THE STREET TO THE
 MAIN ENTRANCE OF THE BUILDING?
  
 4.) HAVE OTHER ALTERNATIVES FOR THE FREE-STANDING SIGN
 BEEN EXPLORED? THE 30 FT. PYLON SIGN SEEMS OUT OF SCALE
