 PLEASE PROVIDE A WRITTEN RESPONSE TO THE FOLLOWING
 REVIEW COMMENTS:
  
 1. WHAT IS PROPOSED TO OCCUR WITH THE EXISTING TREES ON
 THE PROPERTY? THERE APPEARS TO BE A FEW LARGER TREES ON
 THE SITE; COULD THESE BE SAVED/RELOCATED? ARE THEY IN A
 CONDITION WORTH PRESERVING? CAN THEY BE INCORPORATED
 INTO THE PROPOSED SITE PLAN?
  
 2. TREES BEING REMOVED/RELOCATED REQUIRE A TREE
 ALTERATION PERMIT.
  
 3. A MAJOR SUBDIVISION WILL BE REQUIRED TO
 REPLAT/SUBDIVIDE THE PROPERTY. AS THERE ARE LESS THAN
 EIGHT (8) TOWNHOUSE UNITS, 100% OF THE LOT AREA WILL
 NEED TO BE CONVEYED TO THE OWNERS OF THE UNITS AND
 THERE SHALL BE NO COMMON AREAS. A PROPERTY OWNER?S
 MAINTENANCE ASSOCIATION SHALL BE ESTABLISHED.
  
 4. PLEASE SHOW THE LOCATION OF THE FUTURE PROPERTY
 LINES ON THE SITE/LANDSCAPE PLANS.
  
 5. PLEASE NOTE THE OVERALL BUILDING HEIGHT, AS DEFINED
 BY THE ZONING AND LAND DEVELOPMENT REGULATIONS.
  
 6. STAFF WOULD LIKE TO WORK WITH THE ARCHITECT ON THE
 PROPOSED ARCHITECTURE OF THE BUILDING TO CREATE A
 PROJECT THAT CREATES A BETTER TRANSITION TO THE
 EXISTING SINGLE FAMILY HOMES TO THE EAST AND WEST (I.E.
 ALTERATION OF THE ROOF LINES, ROOF PITCH, ETC.).
  
 7. PLEASE SEPARATE THE PLANT AND MATERIALS LIST INTO
 SHADE TREES, FLOWERING TREES, PALMS, SHRUBS, ETC.
  
 8. VARIANCE/WAIVER FROM THE 20% MAXIMUM INTERRUPTION
 ALONG THE FRONT LANDSCAPE BUFFER SHALL REQUIRE APPROVAL
 BY THE CITY?S ZONING BOARD OF APPEALS. AN APPLICATION
 WILL BE REQUIRED TO BE SUBMITTED.
  
 9. PLEASE PROVIDE DIMENSIONS BETWEEN THE DRIVEWAYS AND
 THE FUTURE PROPERTY LINES.
  
 10. THE DRIVEWAY LENGTHS FOR THE MIDDLE UNITS IS NOT
 LONG ENOUGH TO ACCOMMODATE THE REQUIRED TWO (2) PARKING
 SPACES.
  
 11. NEED TO SHOW THE EXISTING LANDSCAPE ISLAND AND
 SPEED BUMP WITHIN THE MALVERNE ROAD RIGHT-OF-WAY. IT
 APPEARS THAT IT WILL CONFLICT WITH THE PROPOSED
 DRIVEWAYS.
  
 12. THE ADDRESS IS INCORRECT IN THE TITLE BLOCK OF THE
 ARCHITECTURAL PLANS.

 PLEASE NOTE THE FOLLOWING WHEN RESUBMITTING:
  
 A) WRITTEN RESPONSES TO COMMENTS MADE BY ALL
 DEPARTMENTS SHALL BE PROVIDED UPON RESUBMISSION.
  
 B) 6 SETS OF REVISED PLANS AND/OR DOCUMENTS SHALL BE
 PROVIDED, ALONG WITH ONE (1) REDUCED COPY (11IN X
 17IN), AND AN ELECTRONIC COPY OF ALL PLANS.
  
 C) PLEASE NOTE THAT RE-SUBMITTALS MAY BE SUBJECT TO
 ADDITIONAL COMMENTS.
  
 D) IF NO RESPONSE IS RECEIVED WITHIN 60 DAYS OF THE
 ISSUANCE OF THESE COMMENTS, THE APPLICATION WILL BE
 CONSIDERED WITHDRAWN AND ANY FURTHER ACTION WILL
 REQUIRE SUBMISSION OF A NEW DEVELOPMENT APPLICATION.
  
 E) PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ACCESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE.
