 2.COMPLIANCE WITH CC-2 PLANNED DEVELOPMENT REGULATIONS:
 A. A WAVER FROM THE MINIMUM 150' LOT WIDTH WILL BE
 REQUIRED.
 B. PROPOSED BUILDING DOES NOT COMPLY WITH THE MINIMUM
 10' SETBACK REQUIRED FOR ADJOINING PROPERTY LINES
 (NORTH SIDE).
 C. PROPOSED BUILDING DOES NOT COMPLY WITH THE MINIMUM
 SETBACK ABOVE 40' IN HEIGHT. REQUIRED SETBACK ALONG
 FLAGLER DRIVE IS 100' . HOTEL BUILDING IS SETBACK 15' .
 D. PROPOSED PROJECT DOES NOT COMPLY WITH THE MINIMUM
 REQUIRED PLAZA AREA. A MINIMUM OF 15% OF TOTAL LOT AREA
 IS REQUIRED. PROJECT PROVIDES 1% .
 E. PROPOSED PROJECT DOES NOT COMPLY WITH THE MAXIMUM
 OPEN SPACE PAVED CIRCULATION AREA COVERAGE. A MAXIMUM
 15% OF THE LOT AREA CAN BE PAVED CIRCULATION.
 F. PLEASE CLARIFY THE PRESENTED NUMBERS FOR PAVED
 VEHICULAR AND VEHICULAR CIRCULATION, WHAT IS THE
 DIFFERENCE BETWEEN THESE TWO?
 G. PROPOSED BUILDINGS DO NOT COMPLY WITH THE MINIMUM
 10' SEPARATION BETWEEN BUILDINGS.
 H. PROPOSED BUILDINGS ARE CONSIDERED SEPARATE
 BUILDINGS, HOWEVER IF THEY ARE NOT SEPARATED THEY DO
 NOT COMPLY WITH THE MAXIMUM N-S MAXIMUM BUILDING WIDTH
 OF 120'.
 I. SIDEWALK SHALL BE A MINIMUM OF 10' IN WIDTH.
  
 3. GENERAL COMPLIANCE WITH PLANNED DEVELOPMENT
 REGULATIONS:
 A. PARKING LOT SHALL PROVIDE A MINIMUM 5' LANDSCAPE
 BUFFER AROUND THE ENTIRE PARKING.
 B. PHOTOMENTRIC PLANS WILL BE REQUIRED.
 C. IS THE FITNESS CENTER OPEN TO THE GENERAL PUBLIC OR
 IT IS FOR HOTEL GUESTS ONLY? IF IT IS ONLY AN AMENITY
 FOR HOTEL GUESTS, PARKING REQUIREMENTS ARE NOT
 APPLICABLE.
 D. PROPOSED LOADING SPACES ARE ENCROACHING INTO THE
 PARKING CIRCULATION AREA. PLEASE PROVIDE AUTO-TURN TO
 CONFIRM MANOUVERING SPACE.
 E. BICYCLE PARKING IS REQUIRED ON A RATIO OF 1/20
 PARKING SPACES REQUIRED.
 F. A WAIVER FROM THE MINIMU PD AREA WILL BE REQUIRED.
 G. PLEASE CONFIRM COMPLIANCE WITH SECTION 94-442 OF THE
 ZONING CODE REGARDING NUMBER OF TREES REQUIRED PER
 TOTAL OPEN SPACE.THE TOTAL OPEN SPACE IS ANYTHING THAT
 DOES NOT HAVE A BUILDING (37,439SF PROPOSED AS OPEN
 SPACE = 23 SHADE TREES REQUIRED; 6 FLOWERING TREES
 REQUIRED, 75 SHRUBS).
 H. THE LANDSCAPE DESIGN OPTIONS (SEC 94-442(E) ARE NOT
 APPLICABLE FOR THIS PROPERTY.
 I. A PROTECTIVE SCREEN WALL AND A LANDSCAPE BUFFER
 SHALL BE INSTALL ADJACENT TO THE RESIDENTIAL PROPERTY
 (NORTH PROPERTY LINE). SEC 94-443(A)- WALL SHALL BE AT
 LEAST 5 FEET IN HEIGHT, BUT SHALL BE SETBACK 20' FRONT
 THE FRONT PROPERTY LINE. BUFFER SHALL INCLUDE 1 TREE
 FOR EVERY 30 LINEAR FEET (5 TREES REQUIRED).
 J. PARKING LOT INTERIOR ISLANDS AND TERMINAL ISLANDS
 SHALL CONTAIN A SHADE OR FLOWERING TREE.
  
 4. GENERAL COMMENTS
 A. PLEASE PROVIDE INFORMATION REGARDING THE FLOOD PLANE
 ELEVATION FOR THE PROPOSED BUILDING. IS THE PARKING LOT
 LEVEL RAISED FROM CURRENT CONDITIONS? PLEASE PROVIDE A
 SECTION TO DETERMINE ANY IMPACT ON THE RELATIONSHIP
 WITH THE PUBLIC REALM ALONG FLAGLER DRIVE, AND THE
 BOARDWALK.
 B. A TRAFFIC CONCURRENCY LETTER FROM THE COUNTY WILL BE
 REQUIRED FOR THIS PROJECT.
 C. PLEASE IDENTIFY THE LOCATIONS OF THE DUMPSTERS.
