 PLEASE PROVIDE A WRITTEN RESPONSE TO THE FOLLOWING
 REVIEW COMMENTS:
  
 1. DOES THE EDGE OF WATER OCCUR ALONG THE PERIMTETER OF
 THE DEVELOPMENT? ADJACENT TO WHITEHALL, PRESIDENTIAL
 ESTATES, ETC. IT IS UNCLEAR AS TO WHERE THE EDGE OF
 WATER IS PROPOSED.
  
 2. PAGES 6, 18 AND 22 OF THE DESIGN GUIDELINES INDICATE
 THAT THE SURFACE OF THE WATER WILL ONLY BE 80 FEET WIDE
 NEAR LOT 50?.I BELIEVE THIS SHOULD BE LOT 58.
  
 3. CORNER LOTS ARE REQUIRED TO BE A MINIMUM OF 60 FEET
 IN WIDTH, THE PROPOSED SITE PLAN / PLAT SHOWS LOTS THAT
 ARE ONLY 55 FEET IN WIDTH. A MODIFICATION OF THIS WILL
 REQUIRE A WAIVER FROM THE CITY?S ZONING AND LAND
 DEVELOPMENT REGULATIONS.
  
 4. HOW DO YOU ANTICIPATE LOT 89 TO BE CONSTRUCTED?
  
 5. THE DRAINAGE EASEMENTS ON LOTS 49 AND 60 APPEAR TO
 BE SIGNIFICANTLY LARGER THAN 6 FEET.
  
 6. THE SITE PLAN SHOWS THE DRAINAGE EASEMENTS BEING 6
 FEET WIDE, WHILE THE PLAT SHOWS 10 FEET. PLEASE ENSURE
 THAT ALL PLANS ARE CONSISTENT.
  
 7. PLEASE NOTE THAT THE REVISED DESIGN GUIDELINES DID
 NOT REFLECT THAT WHICH WAS APPROVED BY THE CITY
 COMMISSION. MAKE SURE THE REVISIONS ARE BEING DONE TO
 THE CURRENTLY-APPROVED REGULATIONS.
  
 8. HOW DOES THE PROPOSED LAKE CONFIGURATION ALONG
 PRESIDENTIAL ESTATES CORRESPOND WITH EXISTING
 VEGETATION? PAGE 24 OF THE DESIGN GUIDELINES REQUIRES
 THAT THEY REMAIN IN THEIR CURRENT LOCATION, EVEN IF
 THEY ENCROACH INTO THE EXISTING LAKE MAINTENANCE
 EASEMENT, OR THAT THEY BE RELOCATED TO THE PROPERTY
 OWNER?S PROPERTY.
  
 9. WHAT IS THE STATUS OF THE MEDIAN IN CONGRESS AVENUE?
 THIS WILL NEED TO BE CONSTRUCTED AS PART OF THE
 DEVELOPMENT OF PBA #1.
  
 10. A FORMAL SITE PLAN REVIEW WILL NEED TO BE SUBMITTED
 FOR ALL COMMON-AREA LANDSCAPING, ENTRY LANDSCAPING,
 BUFFER LANDSCAPING, ETC.
  
 11. PLEASE PROVIDE STATUS OF SIGNALIZATION REQUIREMENT
 ON CONGRESS AVENUE. PURSUANT TO PALM BEACH COUNTY,
 SURETY NEEDS TO BE PROVIDED PRIOR TO THE ISSUANCE OF
 THE FIRST BUILDING PERMIT.
  
 12. WHAT IS THE STATUS OF PROVIDING THE ENVIRONMENTAL
 ASSESSMENTS REQUIRED ON PAGE 35 OF THE DESIGN
 GUIDELINES?
  
 13. WHAT IS THE STATUS OF PROVIDING THE
 UTILITY/INFRASTRUCTURE REQUIREMENTS PROVIDED ON PAGE 36
 OF THE DESIGN GUIDELINES?
  
 14. HOW WILL THE FIRE DEPARTMENT ACCESS THE RESIDENTIAL
 SUBDIVISION? IT IS EXPECTED THAT THEY WOULD ENTER
 THROUGH THE EGRESS LANE? TURNING RADIUS WOULD NEED TO
 BE VERIFIED.
  
 15. THERE DOESN?T APPEAR TO BE MUCH STACKING FOR GUEST
 VEHICLES ENTERING INTO THE RESIDENTIAL SUBDIVISION (4
 CARS MAX). CARS BACKING UP INTO THE ROUND-ABOUT WILL
 CAUSE NUMEROUS PROPERTY WITH RESIDENTS TRYING TO ENTER,
 RESIDENTS/GUESTS COMING TO/FROM THE RESORT PARCEL, ETC.
  
 16. THE PLAT SHOWS OPEN-SPACE TRACTS THAT ARE NOT
 REFLECTED ON THE SITE PLAN. PLEASE ENSURE THAT ALL
 PLANS ARE CONSISTENT.

 PLEASE NOTE THE FOLLOWING WHEN RESUBMITTING:
  
 A) WRITTEN RESPONSES TO COMMENTS MADE BY ALL
 DEPARTMENTS SHALL BE PROVIDED UPON RESUBMISSION.
  
 B) 15 SETS OF REVISED PLANS AND/OR DOCUMENTS SHALL BE
 PROVIDED, ALONG WITH ONE (1) REDUCED COPY (11IN X
 17IN), AND AN ELECTRONIC COPY OF ALL PLANS.
  
 C) PLEASE NOTE THAT RE-SUBMITTALS MAY BE SUBJECT TO
 ADDITIONAL COMMENTS.
  
 D) IF NO RESPONSE IS RECEIVED WITHIN 60 DAYS OF THE
 ISSUANCE OF THESE COMMENTS, THE APPLICATION WILL BE
 CONSIDERED WITHDRAWN AND ANY FURTHER ACTION WILL
 REQUIRE SUBMISSION OF A NEW DEVELOPMENT APPLICATION.
  
 E) PLEASE NOTE THAT YOU WILL BE PERMITTED ONE (1)
 RESUBMITTAL AT NO ADDITIONAL COST. IF PREVIOUSLY-ISSUED
 COMMENTS CONTINUE TO NOT BE SUFFICIENTLY ADDRESSED, THE
 APPLICANT WILL BE ACCESSED A RESUBMITTAL FEE. SUCH FEE
 WILL BE 20% OF THE ORIGINAL APPLICATION FEE.
  
 F) IN ORDER TO BE CONSIDERED FOR THE NEXT PLANNING
 BOARD AGENDA, ALL COMMENTS AND CONCERNS SHALL BE
 SATISFACTORILY ADDRESSED. PLEASE SUBMIT ALL REVISED
 DOCUMENTS/PLANS NO LATER THAN FRIDAY, SEPTEMBER 20,
 2013, TO BE CONSIDERED FOR THE OCTOBER 16, 2013,
 PLANNING BOARD HEARING.
  
 G) TO BE PLACED ON THE OCTOBER 16, 2013, PLANNING BOARD
 AGENDA, SIGNS SHALL BE POSTED ON THE PROPERTY NO LATER
 THAN OCTOBER 1, 2013. SIGNAGE SHALL CONFORM AND BE
 INSTALLED WITH THE REQUIREMENTS OF THE CITY?S ZONING
 AND LAND DEVELOPMENT REGULATIONS, AS ALSO PROVIDED IN
 THE DEVELOPMENT APPLICATION. A SIGNED AND NOTARIZED
 AFFIDAVIT SHALL BE PROVIDED BY THE DEADLINE REFERENCED
 ABOVE.
