 ALL THE PLANS AS PREVIOUSLY SUBMITTED INTO ONE PACKET
 DOES NOT LEND ITSELF TO EASE OF STAFF REVIEW OR FILE
 STORAGE.
  
 2. PROVIDE THE LEGAL DESCRIPTION OF THE SUBJECT PARCELS
 IN WORD FORMAT.
  
 3. THE PROPOSED PLAN FOR THE HOTEL SHOWS PART OF THE
 POOL AND HOT TUB, CABANAS, AND THE POOL DECK ON THE
 CONVENTION CENTER PARCEL. THE HOTEL FEATURES SHALL ALL
 BE ON THE HOTEL SITE.
  
 4. IN ACCORDANCE WITH THE WATER CONSERVATION
 REQUIREMENTS OF THE CITYPLACE DRI, PLEASE INDICATE WHAT
 WATER CONSERVATION DEVICES AND METHODS THE PROJECT WILL
 USE. HAS CONSIDERATION BEEN GIVEN TO USING CISTERNS TO
 CAPTURE RAIN WATER FOR IRRIGATION USE?
  
 5. PLEASE INDICATE HOW THE ENERGY CONSERVATION
 REQUIREMENTS OUTLINED IN SECTIONS 14 AND 15 OF THE
 CITYPLACE DRI WILL BE MET. HAS CONSIDERATION BEEN GIVEN
 TO INSTALLING A GREEN ROOF OR SOLAR PANELS ON THE HOTEL
 ROOF TO PROMOTE ENERGY CONSERVATION?
  
 6. THE REMAINING OPEN SPACE AS PARK SQUARE FOOTAGE
 REMAINING IN THE CITYPLACE DRI IS 43,975 SQUARE FEET
 FOR THE FOUR REMAINING UNDEVELOPED PARCELS - HOTEL
 SITE, HOTEL GARAGE SITE, OKEECHOBEE PARCEL AND TENT
 SITE. THE CITY HAS DIVIDED THE REMAINING OPEN SPACE AS
 PARK SQUARE FOOTAGE AMONG THE REMAINING PARCELS BASED
 ON THE PERCENTAGE OF EACH REMAINING PARCEL OF THE TOTAL
 REMAINING SQUARE FOOTAGE. THE HOTEL SITE IS RESPONSIBLE
 FOR 15,730 SQUARE FEET AND THE HOTEL GARAGE IS
 RESPONSIBLE FOR 8,254 SQUARE FEET OF OPEN SPACE AS
 PARK, FOR A TOTAL OF 23,984 SQUARE FEET. STAFF HAS
 CALCULATED THAT THE PROPOSED SITE DEVELOPMENT PLAN,
 INCLUDING BOTH THE HOTEL SITE AND THE HOTEL GARAGE,
 PROVIDE A TOTAL OF 12,880 SQUARE FEET OF OPEN SPACE AS
 PARK. THE PROPOSED PLAN HAS A DEFICIENCY OF 11,104
 SQUARE FEET OF OPEN SPACE AS PARK.
  
 SUGGESTION - DESIGN A LINEAR PARK ALONG THE NORTH SIDE
 OF THE HOTEL AND CONVENTION CENTER TO PROVIDE A
 PLEASANT PEDESTRIAN ROUTE FROM THE FRONT OF THE
 HOTEL/OKEECHOBEE & FLORIDA INTERSECTION TO THE FRONT OF
 THE CONVENTION CENTER. YOU WILL BE REQUIRED TO VERIFY
 THAT THIS ADDITIONAL AREA IS ENOUGH TO SATISFY THE FULL
 15,730 SQUARE FEET OF REQUIRED OPEN SPACE AS PARK.
 ADDITIONALLY, STAFF RECOMMENDS THAT THE BAR AND FITNESS
 CENTER BE RECONFIGURED SO THAT BAR PATRONS, POSSIBLY ON
 A TERRACE, CAN OVERLOOK THE NEW LINEAR PARK.
  
 7. THE NORTH SIDE AND THE ROOF TREATMENTS OF THE GARAGE
 DO NOT PROVIDE ADEQUATE SCREENING TO PROTECT RESIDENTS
 OF CITYPLACE SOUTH TOWER FROM UNDESIRABLE VIEWS,
 LIGHTING, NOISE OR OTHER ADVERSE OFF-SITE EFFECTS FROM
 PARKING GARAGE. THE SITE PLAN SHALL PROVIDE REASONABLE
 VISUAL AND AUDITORY PRIVACY FOR ALL DWELLING UNITS
 LOCATED WITHIN AND ADJACENT TO THE SITE.
  
 8. PROVIDE A PHOTOMETRIC PLAN SHOWING COMPLIANCE WITH
 THE ZONING AND LAND DEVELOPMENT REGULATIONS.
  
 9. THE WEST SIDE OF THE GARAGE AND THE EAST SIDES OF
 THE HOTEL DO NOT PROVIDE ADEQUATE ACTIVE USES TO LINE
 FLORIDA AVENUE (CONTINUATION OF THE CHARACTER OF
 DEVELOPMENT FOR FLORIDA AVENUE STARTED BY THE WEST
 FA?ADE OF THE SOUTH TOWER) TO PROVIDE A DESIRABLE
 EXPERIENCE FOR USERS OF THE FLORIDA AVENUE CORRIDOR.
  
 SUGGESTION - RECONFIGURE THE INTERIOR SPACE, SUCH AS
 THE LOCATION OF THE DOCK OFFICE AND OTHER ACTIVE USES
 WITH ADDED FENESTRATION ALONG THE EXTERIOR WALL.
  
 10. THE REDESIGN OF THE PEDESTRIAN CONNECTION ACROSS
 OKEECHOBEE BOULEVARD SHALL BE INCLUDED WITH THIS
 APPLICATION TO ENSURE THAT THE SAFE PEDESTRIAN CROSSING
 OF OKEECHOBEE BOULEVARD IS COORDINATED BASED ON THE
 EXPECTED VOLUME OF PEDESTRIANS THAT WILL BE GENERATED
 BY THE CONSTRUCTION OF A CONVENTION CENTER HOTEL.
  
 11. HOW WILL PEDESTRIAN SAFETY BE ENSURED WHEN VALETS
 LEAVE THE GARAGE?
  
 12. THE CITYPLACE DRI REQUIRES A SIGNAGE PACKAGE TO BE
 SUBMITTED WITH THE LEVEL III APPLICATION. WHEN WILL THE
 CITY SEE A SIGNAGE PACKAGE? PLEASE NOTE THAT AS PART OF
 THE CONSTRUCTION OF THE SITE, THE CONVENTION CENTER
 SIGN WILL NEED TO BE RELOCATED OUT OF THE RIGHT-OF-WAY.
 THIS WILL HAVE THE EFFECT OF IMPROVED VISIBILITY WHEN
 APPROACHING THE FLORIDA AVENUE RIGHT TURN AND POSSIBLE
 CONGESTION AT THE ENTRANCE TO THE HOTEL ENTRANCE.
  
 13. PROVIDE SIGHT LINE DRAWINGS TO VERIFY THAT ALL OF
 THE ROOFTOP MECHANICAL EQUIPMENT IS SCREENED FROM VIEW
 IN ACCORDANCE WITH THE CITYPLACE DRI REQUIREMENTS.
  
 14. A DOWNTOWN TROLLEY STOP SHALL BE DESIGNED INTO THE
 SITE PLAN IN THE EVENT THAT THE DOWNTOWN TROLLEY
 ACCESSES THE HOTEL SITE. THE STOP SHALL NOT BE REQUIRED
 TO SHARE A BUS DROP-OFF SPACE.
  
 15. THE CITYPLACE DRI REQUIRES THE PRESERVATION,
 PROTECTION AND RELOCATION OF SIGNIFICANT VEGETATION
 WITHIN THE SITE. THE LANDSCAPE PLANS INCLUDE A SHEET
 SHOWING TREES TO BE REMOVED AND REFER TO THE TREE
 SURVEY FOR SPECIES AND SIZE. NO TREE SURVEY INCLUDED
 WITH THE SUBMITTAL. THE REMOVAL OF TREES REQUIRES THE
 APPROVAL OF A TREE ALTERATION PERMIT. NONE WAS
 SUBMITTED.
  
 16. THE SITE AND LANDSCAPE PLANS SHOW A DIFFERENT
 BUILDING FOOTPRINT, HARDSCAPE/LANDSCAPE AREAS, ETC.
 THAN THE CIVIL PLANS. ALL PLANS SHALL SHOW THE SAME
 CONDITIONS.
  
 17. WHY IS THE TOWER SETBACK LISTED AT 93'7" ON SHEET
 A-0.2 AND 92'2" ON SHEETS A-1.01 AND A-1.02 AND 78'2"
 ON SHEET A-0.1. SETBACKS SHALL BE CONSISTENT ON ALL
 SHEETS.
  
 18. NONE OF THE LANDSCAPE DATA AND COMPLIANCE TABLES
 REQUIRED BY ARTICLE XIV OF THE ZONING AND LAND
 DEVELOPMENT REGULATIONS WERE PROVIDED ON THE PLANS.
 THIS INFORMATION SHALL BE INCLUDED. PLEASE NOTE THAT
 THE DATA TABLES SHALL CLEARLY DIFFERENTIATE BETWEEN THE
 LANDSCAPE MATERIAL INSTALLED ON THE HOTEL SITE, THE
 GARAGE SITE, THE CONVENTION CENTER AND THE
 RIGHT-OF-WAY.
  
 19. WHY DOES THE PLANT LIST INCLUDE TREES AND OTHER
 LANDSCAPE THAT IS NOT BEING PLANTED?
  
 20. THE CITY'S LANDSCAPE REGULATIONS ALLOW NO MORE THAN
 35% PALM TREES ON A SITE. THE SITE CONTAINS MORE THAN
 35% PALM TREES OVERALL AND THE HOTEL GARAGE IS 100%
 PALM TREES. IS THERE A REASON THE SITE IS BEING
 DESIGNED WITH MINIMAL SHADE?
  
 21. IT APPEARS THAT ALMOST HALF OF THE REQUIRED HOTEL
 SITE LANDSCAPE IS NOT LOCATED ON THE HOTEL SITE, BUT
 RATHER ON THE CONVENTION CENTER OR THE RIGHT-OF-WAY.
  
 22. SHEET AD- 21.01 STATES THAT ARTIFICIAL TURF WILL BE
 USED IN THE OVAL PARK AREA NORTH OF THE HOTEL, YET
 SHEET AD- 51.01 SHOWS THIS AREA AS BERMUDA GRASS. ALL
 PLANS SHALL SHOW SAME CONDITIONS. PLEASE NOTE THAT
 STAFF WILL NOT SUPPORT ARTIFICIAL TURF AT THIS
 LOCATION.
  
 23. WHY IS THE OVAL PARK AREA DESIGNED SO THAT THE
 MANHOLE IS IN THE OPEN AREA? THIS SEEMS TO LIMIT THE
 ABILITY TO EFFECTIVELY USE THE SPACE FOR EVENTS.
  
 24. A LANDSCAPE BUFFER IS REQUIRED ON THE EAST SIDE OF
 THE GARAGE. THE GARAGE COLOR ELEVATIONS AND SHEET A-0.1
 ARE INACCURATE AS THEY DEPICT LANDSCAPE ON THE EAST
 SIDE OF THE GARAGE. THE LANDSCAPE BUFFER AREA SHALL BE
 A MINIMUM OF FIVE (5) FEET WIDE TO SUPPORT ADEQUATE
 LANDSCAPE GROWTH. THE GARAGE DOES NOT HAVE THE
 "EXTENSIVE" LANDSCAPING AS STATED IN THE JUSTIFICATION
 STATEMENT.
  
 25. THE EXISTING LANDSCAPE PLANTINGS ON THE EAST SIDE
 OF ALABAMA AVENUE SHALL BE CONTINUED THE FULL LENGTH OF
 THE PROPERTY TO THE REAR OF THE TOWNHOUSE UNITS AND
 MAINTAINED BY THE HOTEL.
  
 26. THE PLANTING DETAILS DO NOT CLEARLY INDICATE THAT
 THE TOP OF THE ROOT BALL IS ABOVE THE SURROUNDING GRADE
 AT PLANTING.
  
 27. ALL PLANTINGS AND MODIFICATIONS TO THE
 RIGHTS-OF-WAY SHALL BE APPROVED BY THE CITY'S
 ENGINEERING SERVICES DEPARTMENT.
  
 28. IS THE PARKING GARAGE EXCLUSIVE FOR HOTEL GUESTS OR
 WILL ANYONE ATTENDING AN EVENT AT THE CONVENTION CENTER
 BE ALLOWED TO SELF-PARK?
  
 29. HOW DO THE STAIRWELLS IN THE CORNERS OF THE GARAGE
 WORK? THERE DO NOT SEEM TO BE ANY DOORWAYS.
  
 30. ALL DEAD END PARKING ROWS IN THE GARAGE REQUIRE A
 DEDICATED TURN AROUND SPACE THAT SHALL BE MARKED "NO
 PARKING".
  
 31. THE PARKING SPACE TYPICAL WIDTH SHALL BE PROVIDED
 ON THE PARKING PLAN.
  
 32. THE DEPTH DIMENSION SHALL BE PROVIDED FOR COMPACT
 SPACE NO. 217.
  
 33. PARKING SPACES 208, 240 AND 403 ARE RENDERED
 UNUSABLE BY THE CANOPY FRAME POSTS.
  
 34. THE CITY WILL NOT APPROVE THE SPECIAL EVENT VALET
 PARKING PLAN. THIS PLAN DISCARDS THE REALITY THAT THERE
 WILL BE HOTEL GUESTS WHO ARE SELF-PARKED IN THE GARAGE.
 WHAT HAPPENS TO ALL OF THE WHEEL STOPS THAT EXIST IN
 THE PROPOSED TANDEM GARAGE SPACES? WHERE ARE THE
 MECHANICAL LIFTS COMING FROM THAT ARE SHOWN IN THE
 GARAGE? WHAT DO THE LIFTS LOOK LIKE? WHAT IS THE FLOOR
 TO CEILING HEIGHT WHERE THE LIFTS ARE PROPOSED? THE ADA
 SPACES MAY NOT BE USED FOR VALET PARKING.
  
 35. WHERE IS THE BICYCLE PARKING LOCATED FOR THE HOTEL?
  
 36. THE HOTEL ENTRANCE DOES NOT STACK 20 VEHICLES WITH
 A BYPASS LANE AS STATED IN THE JUSTIFICATION STATEMENT.
 IT HAS THE ABILITY TO PARK 20 VEHICLES WITH NO BYPASS.
  
 37. HOW WILL CONVENTION GOERS ACCESS THE BUS PARKING
 AREA? THERE DOES NOT APPEAR TO BE A FULLY COVERED ROUTE
 FROM THE FRONT DOOR TO THE BUS PARKING. FULL COVERAGE
 IS IMPORTANT FOR RAIN AND SUN PROTECTION.
  
 38. THE TURNING RADIUS DRAWING ON SHEET C 4.01 DOES NOT
 SHOW HOW THE TRUCK BACKS INTO THE LOADING AREA.
  
 39. HOW WILL GARBAGE COLLECTION BE HANDLED AT THE
 CONVENTION CENTER HOTEL? PROVIDE TRASH RECEPTACLES IN
 THE PARKING GARAGE.
  
 40. WHO IS RESPONSIBLE FOR MAINTAINING THE PARKING
 GARAGE (THIS INCLUDES EMPTYING THE TRASH RECEPTACLES)?
  
 41. AS PART OF THE RECONFIGURATION OF THE MEDIANS ALONG
 FLORIDA AVENUE, THE HOTEL SHALL ENTER INTO AN AGREEMENT
 WITH THE CITY TO MAINTAIN THE MEDIANS AND RIGHT-OF-WAY
 PLANTINGS.
  
 PLEASE BE ADVISED:
  
 THE PARKING GARAGE IS CONSIDERED A PRINCIPAL USE AS IT
 IS ON A STANDALONE PARCEL, WHICH REQUIRES REVIEW BY THE
 CITY COMMISSION AS A CLASS A SPECIAL USE IN ACCORDANCE
 WITH THE CITYPLACE DRI. PLEASE PROVIDE THE ANALYSIS OF
 THE REQUEST, TO INCLUDE THE SPECIAL USE STANDARDS AND
 THE ADDITIONAL APPLICATION REQUIREMENTS, AS PART OF THE
 RESUBMITTAL.
  
 THERE ARE COVERED PEDESTRIAN CONNECTIONS AND MODIFIED
 LANDSCAPE SHOWN ON THE CONVENTION CENTER PARCEL, WHICH
 MODIFY THE APPROVED CONVENTION CENTER SITE AND
 LANDSCAPE PLANS. AMENDED CONVENTION CENTER SITE AND
 LANDSCAPE PLANS ARE REQUIRED TO REFLECT THE NEW
 CONDITIONS THROUGH THE MINOR AMENDMENT PROCESS AS WAS
 DONE ON THE CURRENT HOTEL APPROVAL.
